I currently rent with them. Nobody answers the phone or returns emails. My house is in need of a lot of repairs it has been months since I last heard from them. They only contact you if you haven’t paid your rent on time. DO NOT RENT THROUGH THIS COMPANY!!!

After valuations from 3 local estate agents we decided to market our property with Henstock due to their extensive knowledge of the area and understanding of the local market. Our house was valued on the Thursday morning, photographed on Friday morning and online by Friday evening. The marketing of the property was outstanding. The photos and description were very impressive and generated a lot of immediate interest. By Monday morning we'd had 5 viewings with a further 5 planned which we had to cancel after accepting an offer of the full asking price. Henstock were also great in assisting with booking viewings for properties we were interested in, mostly securing same day viewings. This is evidence of their commitment to selling the properties that they are listing. Whilst our dealings with Henstock have been swift due to the speed of the sale, all interactions have been very professional and helpful. Would highly recommend Henstock to friends and family. Jane, Philip, Andrew and the rest of the team have all been really helpful throughout the process of selling our house. Communication has been excellent. The team were able to answer most of our queries on first call, if unable to answer or to check further with another team member they alway promptly called us back. Really happy with the full service they have provided to us and found to be good value for Money. There office is in a great location in Middleton and they have good opening hours. If you want to sell your property, Henstock Property Services are the estate agents you need. Their service is excellent with great customer service. Sold my flat recently through them; when HPS came to evaluate the flat and I told them that I was happy for them to processed selling the flat, two days later they had the property for sale online (including Rightmove) and a for sale sign was placed outside soon afterwards; on the second viewing there was an agreed offer. HPS were very helpful with the filling of the relevant paperwork. Everytime I had a query, they would give an honest and straight answer. Their fee is very reasonable. I would recommend HPS to anyone who is thinking of selling their property.

Found a property to rent Henstocks had on line which i loved. As soon as I rang them they took over everything that needed doing. I am on benefits due to an ill health Andrew who was dealing with my property had a look into this. I went to view the property with 4 other people and Phil part owner of Henstocks and the landlord was there too. I got picked and was well pleased. Even being on benefits due to I'll health they have trusted me. They were always polite when I went into the shop. Excellent service from beginning to end. Phil came out to see my property in May and gave me a valuation on my property in line with other estate agents. Phil explained the process clearly and was knowledgeable about the area and the market. I was happy with valuation and impressed with Phil’s professionalism. I decided to put my property up for sale on the Sunday and by Friday my property was on rightmove with three viewings booked in. By the following Saturday my property had been sold STC at the full asking price. My property completed yesterday. All the way through the process I was kept up to date and fully informed.
