Fantastic result from Henstock. Sold my house to an investor for £30k more than I thought it was worth. Their knowledge of the local area, coupled with their client list, make them the best agents in the area by a long shot. The small fee they charge, coupled with the sale price they achieved, makes any 'DIY' sales platform very expensive in comparison. Don't try and save a couple of hundred pounds in fees, when doing so could mean you lose thousands in the sale price.

The incompetence and inefficiency of the internet conveyance company used by our buyers tested everyone's patience to the limit, but the office team of Andrew, Jane and Jonathan took it in their stride and ensured a successful outcome to our sale.

The team at Henstock’s have provided an excellent professional service from the beginning to end. This was an empty property as my father had died. Good advice received on the first visit about realistic prices for the property in the area - reflecting outdated interior and cost of alterations to be comparable with recent sales in the location. Suggestions on how to dispose of items and to use auction houses to dispose of furniture and ornament etc to raise a little more money. As I did not live in the location the team were helpful in reading the meter on several occasions sending me photographs of the readings and were able to offer to find a gardener to neaten the exterior if required. I used the solicitor that was recommended and I thought the costs were acceptable. The team were always in contact of any changes and assisted in decisions to be made.Always polite and helpful . The sale of my father’s house was really an all round pleasant experience during a time of adjusting to the loss and managing his other affairs. I put my trust in them for around 8 months and I had no worries. A successful sale was made thanks to the Henstock team

I would like to thank the whole team at Henstock Properties. My partner and I have just moved into a second property with the agency and we’re so pleased. We had a couple of issues along the way as our tenancy had ended and we were having difficulty finding a new property that fitted what we were looking for. We went through 2 houses until we found the perfect one on the third try. We had a virtual viewing due to the pandemic and it took us less than a week to have everything sorted. Our experience with the Henstock team...

Our experience with the Henstock team from the start has been to a high standard. I was lucky able to be the first to view my property and therefore was able to sign and put a (weeks) deposit down the same day. This is mine my partners first time renting and therefore We didn’t really know what level of service we should expect. Upon viewing the property we was greeted by Andrew who shown us around and answered all my DIY questions, which was a priority for me and my partner. As even though we our only renting it was imported to me to add personal touches to our new home. In which Andrew had all the answers to hand and thankfully was all “yes that’s fine to do X Y Z to the property.” Following the viewing we shortly made our way to the branch, Where we were then greeted by Johnathan - who knew exactly who we were and took moments to gather the documents to sign. Once again this was all very new to ourselves but Johnathan explained everything very clearly and was more than helpful. Johnathan informed us after we had completed the checks online the maximum this could take is two weeks and that being based on our employees confirming our employment...HOWEVER after viewing the property on the Wednesday and doing same day signing/online forms we was over the moon to be told on the Friday that we were successful in the checks! We was not expecting to hear back from henstocks so soon! We was then asked which was our preferred move in date and again I was not expecting to be offered a choice in the matter but that just shows how accommodating Henstocks our. Last but not least the move in day with Philip. When arriving at the property ready to sign what we thought would be a long morning of signing we was proven wrong. Philip had been at the property what seemed like well over an hour ensuring all checks had been done and even evidently replacing old alarms with new, along with a new front door lock. This reassured me and my partner that we were renting with a good agency and that we knew that any upcoming issues would be resolved to a high standard. After Philip had completed the odd jobs he talked us through the forms and made it very enjoyable. I think if anyone has ever met Philip will know he is really easy to get on with and like a good laugh, which is exactly what you want on your move in day. Therefore we’d like to say a big thank you to everyone at henstocks and I know from speaking to family and friendly not all estate Agents have such a high standard as you guys.

Excellent service from beginning to end. Phil came out to see my propertey in May and gave me a valuation on my property in line with other estate agents. Phil explained the process clearly and was knowledgeable about the area and the market. I was happy with valuation and impressed with Phil’s professionalism. I decided to put my property up for sale on the Sunday and by Friday my property was on rightmove with three viewings booked in. By the following Saturday my property had been sold STC at the full asking price. My property completed yesterday. All the way through the process I was kept up to date and fully informed. Henstock took the stress right out of the process and I only wish I’d purchased my new property with them.Thank you for your professionalism and friendliness throughout - I’ll never go anywhere again 🙌🏼

I know I am only meant to write a few…

I know I am only meant to write a few lines for a review however I can not explain how outstanding my experience in a 'few lines'. Most definitely looking forward to my future in a property managed by Henstock Property Services. Not only was I made to feel welcome but I was reassured throughout the whole process. Despite the fact I was very nervous for the whole change of moving into a home and standing on my own two feet, I was made very aware that I was not alone. Not to mention, they made everything easy and very convenient for me (which I really appreciate).As you can imagine, I was very eager to move forward, and I can only apologise for the amount of calls and emails this company received from me. They were very understanding and answered all of my questions as well as keeping me up to date every step of the way. Every single member of staff I have spoken to have been professional, friendly and not one bit frustrated that I was constantly asking questions. Phil Henstock has been nothing but amazing this whole time and explained everything in detail to me. He is so down to earth, not just great at his job but also lovely to talk to in general. Today I picked up the keys to my new property and he made sure I was happy, smiling and laughing the whole way though (he probably noticed me shaking like a leaf with excitement / nerves) I can not thank you enough Phil for taking your time to help me find the perfect property for us!!!I would honestly rate this company more than 5 stars if I could!!!

Friendly and professional

Henstock Estate Agents upheld a wonderful balance of friendliness and professionalism from the off set of new tenancy application and signing. As  young couple moving from London to our first home  in Manchester, not only did we find our perfect house through them , Henstock kept us informed and updated throughout our application which made the whole process smooth and easy.  Most notable was Phil Henstock .He was so attentive, warm and informative.  All legal aspects surrounding our new lease was outlined to us as well as his extensive knowledge of the history of the property and recommendations of local businesses in area . I am extremely delighted with Henstock! They went the extra mile to help me and my fiancee with the purchase of our first home.Long story short- we were in a chain and we were in the process of buying for 2 months when we got the notice from our land lord that we need to move out in little more than a month. This is when we started panicking, because we were in position where we could find ourselves spending crazy amount of money on hotels for us and storage for all of our belongings. This is when I started chasing down the chain. I have phoned Henstock , I got through to John and even though I WAS NOT working with them he was very friendly and concerned about our problem. He said that he will contact his clients in South Africa and ask them to provide all needed documents to close the deal. As you can imagine we were very nervous whether we will be able to to move in on time. We were on the phone to Henstock at least 3 times a week and I must say that they did the real work and made what at one point seemed impossible - possible.The process was very stressful and we manage to move in our new home on the day that we had to move out from the place we were renting thanks to the helpful team of HenstockThere is no doubt - every time we start talking about estate agents I recommend Henstock!Miroslav and Yoana

Fantastic Customer Service

We have recently moved into a rented house let by Henstocks and cannot fault the service we have received. Every time we have contacted the office via the phone or have walked in off the street they were pleasant, knowledgeable and efficient. When we eventually moved into the property, one of their agents, Philip, met us at the house and couldn't do enough for us. He confidently talked us through the paper work and put us at ease. We felt that we weren't being rushed and we could ask him anything. When walking around the property to do a check a couple of the smoke detectors didn't work and he replaced them on the spot! He also fitted a new lock to the back door when my husband asked about security. You don't get that from many estate agents! Overall the application of the letting was smooth and the fees were very reasonable compared to other agents in the area. I would wholeheartedly recommend them.

I have lived in this rented property for over a year now, we receive regular house checks every 3 month, which is not only great for the property owner but gives me the opetunuty to ask any questions I need to. Only on 2 occasions with in the year I have had to contact henstock properties once to ask for a personal letter which was done and emailed to me with in half an hour and the second time today as we had a problem with the shower, somebody was sent out with in the hour and the shower was sorted no problems. I feel safe n secure in my home and would highly recommend this company. 5 stars ! :)

What an absolute joke of an estate …

What an absolute joke of an estate agents. Went to view a property today, met the owner of the agents, who opened the door for us, then sat on his backside on the sofa, and told us to "crack on" we had a good look around the property and went back downstairs to ask a few questions. You can imagine my shock, when the answer to every single question was "don't know" "I'm not bothered, it's not my house" "makes no difference to me" I've looked at quite a few properties recently, and if this company was selling my house, I'd be absolutely livid.....the worst thing was, this was the director of the estate agents.........so if you're thinking of selling/renting your property? You do well to give these cowboys a swerve. The experience was so bad, it's actually put me off making an offer....
