Would highly recommend

When I initially went into Ashbrooks in Yarm Helen impressed me with her local knowledge not only the area but my house and street! I got 3 estate agents to value my house and Helen really understood my needs. I was not in any rush and she believed in my house from the onset. I'll be honest people questioned me going with Ashbrooks as there are more established agents in Yarm but I trusted the process and their knowledge. Helen and her team made the entire process as smooth as one could ask for. The house exchanged this week and I am beyond thrilled that I went with this agency. I would highly recommend from start to finish and value for money. Thank you!

IZZY is the best staff, this one star is for ashbrooks!! The house I rented is very bad. As soon as I move in, my washing machine can't be used. After a month, the kitchen faucet suddenly fell off while I was asleep, and the water pressure was like a fountain! My whole living room was flooded! But thank you very much, IZZY. He came to help me at 11 p.m., helped me turn off the water valve, helped me clean the living room for a whole hour, and changed the new faucet for me the next day. Without his help, I didn't know what to do at all. Meanwhile, when I moved in in September, the washing machine could not be used. They came to repair my washing machine a few days before the New Year. Yes, I can't use the washing machine for three whole months. 27.07.2024 I had to modify my original evaluation. I originally gave IZZY five stars, but the fact is that ashbrooks doesn't care about the feelings of the tenants at all. The wireless network in the apartment has been intermittently unavailable since May 28. In mid-June, they claimed that the wireless network had been repaired. But in fact, it's now July 26, and my wireless network has been unavailable for a whole month, so I have to buy a wireless network by myself. I went to Ashbrooks at least five times, but no one cared about me. I have to say that this house is terrible. It has become the worst house I have ever lived in in my life, and Ashbrooks is also the worst agent I have ever seen.

Clare is positive, genuine, empathetic and enthusiastic. Clare's passion combined with her in-depth knowledge of the northeast housing market is impressive, and her insights have always helped me make well-informed decisions. An excellent communicator, she goes above and beyond to keep me regularly updated on the status of my properties and is able to offer timely proactive advice- and action, whether it be for minor repairs, major works or ensuring I stay compliant with the latest landlord regulations. My words don't really do her justice. I cannot recommend Clare highly enough to anyone seeking a dedicated professional who truly cares about her clients' success.

Being a landlord, it’s important to have a good lettings agent for obvious reasons. The property needs to be rented to full capacity, the tenants need to be looked after and any issues that get bought up along the way need handling efficiently. It can be a disaster if just one of these qualities are missing but I can comfortably say Clare has every quality needed to be a fantastic letting agent. After previously working with a different letting agents we struggled to fill the property but since Clare took charge we are now fully occupied for the first time and every issue that has came up has been handled instantly. I couldn’t be happier with the service we have received! Clare is the Rolls Royce of lettings agents!!

AVOID IF YOU CAN! Dealing with Ashbrookes Estate has been a frustrating experience. At first, everything seems friendly and smooth, but as time goes on, their true colors show. They have a habit of trying to one up their customers, making negotiations difficult and often unreasonable. The organization within the company is poor, with miscommunications and a lack of professionalism among staff. When it comes to deposits, be prepared for a battle they will claim exorbitant amounts when filing for deductions, often for questionable reasons. It’s all smiles in the beginning, but by the end, it feels like a fight to get what you’re rightfully owed. Be wary if you’re thinking of renting through them. I wouldn’t recommend them to anyone looking for a straightforward and fair rental experience.

This is the worst agency you will ever try to me There will frustrate the live out of you and still threaten you. Immigrant hating on other immigrants especially daniyaal who doesn’t have any customer service skills or know how to talk to customers with respect only to threaten them with email. Ashbrookes Estate Agents please read your agreement and tell us if we are wrong by paying rent and don’t get what is in the agreement.

Amy the Sales & Lettings director actually takes the time to speak with clients! She’s knowledgeable & even told me which of my portfolio not to sell yet as I wouldn’t achieve the correct money. All the other agents I spoke to told me to put them all on, which is obviously in their interest and not the best advice for me as a client. Amy advised Ashbrookes can manage works to get my property up to the best standard to sell & where my next purchases for Holiday let’s should be. Excellent knowledge. This agency is absolutely uninterested in solving any issues you face. Every complaint is met with a generic “contact the landlord” or a hello “sorry to hear that”, never any real action. They leave all tenant disputes unsolved, letting people suffer emotionally and mentally while they look away. When it comes to your deposit, be prepared, they will try every excuse in the book to keep it. They completely fail to explain the moving-out process, so you get charged extra for days you never even stayed. Avoid this agency and look for a better one. Don’t put yourself through what so many others have suffered. Choose wisely.
