I have to say that I have been very disappointed with your service for the following reason:
We could have completed on February 14th (as our buyer desperately wanted) but because your agent continuously told the buyer it would be impossible to complete the conveyancing by then (and perhaps even lucky to do so in March even), it scared them into extending their rental lease for a further month and thus delaying completion until March. I was told the same by your agent but our solicitors said it might be possible and it has proven that it was.
I was not updated at all by your staff over the progress with the sale. I was the one doing all of the chasing and updating you. On one occasion I went into your shop to specifically ask you to contact our buyer to see if he was happy with the completion date proposed and to exchange. Your member of staff scribbled a note on an already full scrap of paper and then clearly forgot as nothing happened and so I contacted the buyer myself. I informed you when we were going to exchange and complete and when we had exchanged.
The only positive experience was Emma, who was good at what she did.

Of the 3 estate agents I contacted to market my late mother's property in Ely, Pat Case from Abbotts stood out from the very start. He was professional and knowledgeable but not at all pushy. He valued the property at significantly more than other agents but I went with it since Pat clearly knows the local market better than I. Pat and Jack at Ely office knew I didn't want to conduct any viewings as it was a bit of an emotional sale and not once did they ask me to. They did six viewings on the first Saturday which cannot have been easy for them, particularly at relatively short notice, but they did it willingly. Their enthusiasm paid off and within days they achieved an offer at the full asking price from a cash buyer who was close to exchanging/completing her sale. During the sale Pat provided regular updates and was proactive in trying to assist with progress. The sale took just under 7 weeks from start to finish and I know that Pat and his team's help must have contributed to this amazingly quick transaction. I am extremely grateful to Abbotts at Ely for making what was a difficult time so much easier for me and I would thoroughly recommend them. Thank you so much.

I made the mistake of trying to rent a property through Abbotts. Their staff never responded to my emails requesting information. I had to call multiple times, and despite their assurances, they never followed up with me. Eventually, I discovered that the property was no longer available, but the staff never bothered to inform me. I only found out through a friend who lived in the same building as the flat I was interested in renting.

Trustpilot6 weeks without receiving my deposit back
Their agents have no idea what they are doing, I’m asking for my money/deposit back more than a month and no one is able to solve the problem.There is no a process in please to get help, they internal communication is completely broken generating burocratic delays for tenants.Stay away and save yourself time and stress not dealing with them.By today, I still not receiving my deposit back, and I left the property the 25th of May 2021.

OMG!LOOK AT THE STATS.BAD 78%Moving house they say is one of the most stressfull things you will do.Well abbotts norwich just made it 1000% worse.Fantastic professional words to suck you in to sign contracts promised the world.Reality,incompentent staff,left hand not knowing what the right hand is doing.Misinformation to fob you off.In 3 weeks only arranged one viewing and they messed that up.Told me person did not attend but I proved they did by my cctv,agent not proactive or paying attention and let the person walk off obviously viewer bit confused was at correct address that's where agent should of stepped in.First lost possible sales and last!.Spoke to manager hoping to provide some constructive criticism and get this back on track with some explanation, OMG straight on the defensive and at my juggler basically calling me a liar!.I provided all the evidence requested to prove my reasons for my complaints and was just fobbed off and dismissed, all staff closed ranks.Have a email from abbotts the reason I was complaining was to be released from my contract early how insulting nothing further from the truth just wanted a professional honest service.Contract was terminated and hopefully I can find another agent professional and honest that's all i ever wanted.Complained to area manager ,was very helpful and understanding and said would investigate.I dont think i will hear anymore of the outcome but i am just glad to be away from there.YOU HAVE BEEN WARNED!

I have been with abbots for 2 years , I will not be using them again ,from the get go there has been problems from taking a month to give me £50 of the first months rent to a letting agent trying to bully me into having a tenant I personally knew .lying that my ceiling had collapsed and water was everywhere to me and the plumber when water was just coming down the over flow pipe , accusing me of not paying the electrician which I did 2 months previous to withholding money from my rent for work done to the property when I had told agent and property management I would pay the workman direct so will have to wait longer to get the rest of my rent . I was also told over a year and a half ago that the tin foil over my windows had been taken down to learn last week it was still there when questioned about this " misleading " information I was told tenants have a right to peace and quiet to sleep in the day again very confused as there is such a thing as black out blinds or curtains and I don't want my property looking like a drug house on a prison estate and they told me over a year ago it had all been sorted ? . They were also approached by the letting agent I was wanting to go with in November they had a told the new letting agent they could take over the property after November's rent was paid when I asked was this going ahead and had they sent over the details I was told that conversation never happened and I had to give them 6 months notice or wait until the end of the tenancy so again very confused when I then told them I wouldn't be staying with them at the end of the tenancy i gave them a few reasons why i also said new letting agents set up fee is cheaper i then recieved an email saying they would match new agents set up fee to keep me there so again very confused as to why they were charging so much if they can change the prices of everything .
All in all I can't wait to leave I don't feel I have had a good service from them not worth the money you pay and in all honesty I wouldn't stay if they paid me

1star is over generous!Did not make viewings on time, cheeky and slovenly dressed female representative that had no manners and no apology for lateness - now could they possibly conduct a show around in a home they have never been in ....Planned for 30 mins before appointment time to show all the little extras.... we ended up dong the full viewing yet still charge for full sale. Absolutely disgusted with the service or lack of.The rep that signed us up was the only guy with manners and rapport, the rest of the team are just awful. Slow and unprofessional service, at most a rip off! Don’t screen viewings despite our asking for only genuine interest.I emailed the management but failed to get an acknowledgment let alone a response .....lol.Sale went through -Eventually but no thanks to Abbott’s Don’t trust the Stowmarket branch Awful at best ‘dire at least’AVOID There are some better and reputable agents to sell your property.Use them !

Having been spoken to reluctantly by a guy who claimed to be working from home but "just about to go out", he was unfriendly, unhelpful and said he'd ring me back next day and make sure I "was put on the mailing list". That was a week ago. I should have read the reviews before even calling them. If this is the level of their service I shall definitely avoid them.

My son and his young family have been renting from Abbott’s for about five years now. Their landlord went up in the loft and put his foot through the ceiling in their bathroom. Huge hole and mess everywhere which my daughter in law cleaned up. There is water coming through the roof and there is wires everywhere. Landlord is taking his time getting it fixed. My son went to Abbott’s and asked if they could help and they turned around and said “No we can’t, you can hand your notice in if you want too”. IBeyond belief Abbots, they have two young children one with Asthma and you suggested they make themselves homeless by handing in there notice if they are not happy. You are a big joke and all as you care about is the money. NO CUSTOMER SERVICE AT ALL I am disgusted at you.

Abbott's Mildenhall In 16 weeks we had a total of 0 viewings. I would not recommend Abbott's estate agents in Mildenhall. The service was poor. Very bad communication and customer service. We experienced mistake after mistake with these agents with no apologies or ownership of errors. Since the very beginning we had many issues with the estate agent (Spencer Bartley). Initially we decided to go back to Abbotts for the sale of our house as we bought our house from them 3 years ago and had a good experience. However the Manager we previously dealt with retired, and the communication between them and us had noticeably changed in a bad way. Spencer (the new branch manager) told us that he prices houses to be sold quickly and efficiently. Later on we realised that he massively over priced our house to get us to sign the contract. After having no interest, I had to contact Spencer as I felt that he was not communication or guiding us in regards to reducing the price. After still not having any interest, we decided to get another estates opinion. Spencer said that we cannot go multi agency, however we later realised he did not fill out our contract properly meaning the contract was void, therefore he had to oblige. With the new estate agent we soon got some viewings and was updated regularly with sound advice/guidance. The couple of viewings that did get scheduled with Abbott's got cancelled very last minute. AND our final experience with Spencer... After cleaning our house, myself and my partner left our house for a viewing that one of the Abbotts agents arranged. I received a phone call from Spencer asking why I wasn't at my house, I told him that he should have a key as requested by Spencer at the earlier stages of this horrible service. Spencer refused to believe that I left a key at the estate agent. On arriving home, we was met by Spencer with our door keys. He struggled to apologised still not taking any ownership of being at fault. Further more, even if they thought they didn't have a key he should have confirmed that I should be at my house to let them in, however there was no communication of this at all.

Even the regional manager complete liar. Estate agents turning up on unconfirmed bookings. As a first time seller this has had a big affect on selling my house as to the time it has spent on the market. New local agents total different experience we'll run loads of viewings loads of feedback just wish i had gone with them first

She is very polite and extremely friendly and definitely not because she has to be but because she really likes her job and likes taking care of her customers. If you choose to rent through abbotts, I have a warning for you... DON'T DO IT unless your happy to be scammed out of your deposit. If I could give no stars I would!My landlord decided to cut ties with them mid 2023 and wanted me to have my deposit back.8 months later and Abbotts still have not released my deposit even after providing the appropriate forms. Me and my landlord have gone backwards and forwards for months trying to get it with no luck.Whats erked me the most is all the false promises they make to keep you on side, well I'm not on side anymore, I have had enough. Abbotts still have my money and I want it back. You should not be holding on to someone else's money when you hold no contract with my landlord of me. Shocking service

I really dint want to spend even a minute of my time for a review with such an incompetent property agent but I am doing it to save others from wasting their time and money.They would do everything to get the business ( promise higher rental more than anyone else) and once they get the business you can keep calling, messaging, emailing there will be little or no response.They don’t care about their customers and only if you get the whole management services will they give you some importance.They have a lot of customers and don’t really care if a couple get upset with their services.This place is all talks and a waste of time.

LETTINGS DEPT : Abbotts Estate Agents King’s Lynn : Unprofessional , Uncaring and Unresponsive : Having suffered an injury and needed an operation whilst abroad we realised we could not commit to our future tenancy, even though we hadn’t signed any contracts. These guys seemed so kind and professional until we had a health issue that meant our proposed tenancy couldn’t begin. We gave ample time too. Despite writing a letter of explanation we received NOTHING! No acknowledgment, no letter of understanding, no wishing us well on our road to recovery, NOTHING! - All I can say is this was a shock to us and a big disappointment. I have included the letter I wrote below so you can judge for yourself whether we deserved being ignored! Is this really the service we deserved?..,………………………………………Good afternoon Suzie,I hope you are well.It’s not been going so great this end I’m afraid.We’ve both encountered more health issues and the surgeon who administered xxxxxx last injection has recommended, after examination, that for his own safety he should not attempt to do anything with his arm for fear of causing irreparable damage. This therefore has major implications for our plans.Furthermore I have been suffering from pins and needles and numbness in my foot and fingers and extreme back ache which the surgeon has said is due to the extra pressures since xxxxxxx incapacity - and to make matters worse, I’ve been advised to avoid lifting anything heavy to avoid further damage to my spine!In light of the above and being mindful of the promises we made to yourself and to the landlord in regards to keeping the property in top ‘viewing’ condition, we feel that this is something we can no longer achieve and promise. We’re not able to hire a van or arrange any furniture let alone construct even a bed frame - to say the least.We do not want to cause detriment to the landlord’s quest of finding a buyer for his lovely bungalow and therefore, to give the landlord the best chance of a sale in this climate, we have decided that this task should be passed on to a tenant who is in better shape, health wise to present the property in the best way possible.It’s with a very heavy heart that I write this Suzie as we were both so extremely looking forward to beginning our brief tenancy at the bungalow but we are very honest, open and responsible and don’t want to promise something to the landlord that we simply can’t fulfill. We’ve been stressing about tidying up for an urgent, last minute viewing and knowing how difficult it is to even pick up a cup, fills us both with worry and anxiety.On a more positive level, at least we are still a few weeks away from the original intended commencement of the tenancy and you didn’t waste time sending out contracts.Please send our sincere apologies to the landlord who I would hope understands that our decision was not taken lightly but was taken with his best interests at heart.Xxxxx feels his rehabilitation should be at home with his bother as the rehabilitation could prove to be quite an extended period of up to 18 months for the injury to heal.You have been a real treasure throughout the short process so far Suzie and we’ve had some great conversations. You are definitely a rare find in this day and age and we both appreciate all you’ve done for us.We totally understand if our holding deposit is something we have to forfeit but if the landlord understands that our decision is primarily based on his position to effectively sell the bungalow, then I would like to hope he would not decide to retain our deposit.Once again Suzie, thank you for everything.
