We knew the staff there from the original purchase of the property and were so pleased with that experience that we chose them for the recent sale. The team in Bury St Edmunds were effective from day one. The marketing material was well thought out and very professional. The task of showing potential purchasers around the house, answering their questions and working with us to keep them well informed worked very well. As exchange and, ultimately, completion days came and went, the team shifted up a gear and it all happened in a blink of an eye. Working with Jackson-Stops was a pleasure, a 5-star experience. Asked to view a property on Bures Road and was told I had to provide proof of funds before even being allowed a viewing. I understand proof of funds is needed at offer stage but demanding it just to view a house is unnecessary and comes across as rude and intrusive; the tone felt more like an interrogation. And for clarity, questioning an asking price is not the same as being unable to afford a property. In a previous transaction, we declined to overpay for a house we did not believe was worth its asking price, and it later sold for significantly less. That is a valuation judgement (a mistake by the same agent), not a funding issue.

For properties of this nature, we routinely confirm a buyer’s position prior to arranging viewings. This is done to ensure that viewings are offered to proceedable and suitably positioned applicants, and to protect our clients’ interests. Requesting an outline of funding or proof of funds at this stage is not intended to be intrusive, nor is it a judgement on affordability, but rather a normal part of qualifying enquiries for high-value properties.
At no point was it suggested that questioning an asking price equates to an inability to proceed. Valuation discussions are, of course, a normal part of the market. However, understanding a buyer’s position remains essential when managing demand, expectations, and access to viewings on behalf of our vendors.
We regret if the tone of the conversation did not come across as intended, but we are confident that our conduct was professional and appropriate. Many buyers appreciate this clarity and structure, particularly at the upper end of the market.

Jackson-Stops, Cranbrook Branch recently sold my house. They were brilliant, helpful and great with communication which is rare these days. Rachel with whom I dealt with was lovely, so friendly and so patient with all the endless calls I made. They say selling your home is one of the most stressful things you can go through. Its no easy ride but I can only say that Jackson-Stops made it as easy and calm as it could be. I cannot recommend them highly enough. If you live in Kent and you want to sell your house, they are your go to agent. Brilliant. From us finding a house we liked to making an offer, the agent - Samantha, was always approachable and helpful. Samantha monitored the selling process diligently giving us constant updates when there were delays and negotiating with parties when there were was a hold up. Unexpectedly, the first sale was withdrawn after a protracted period and Samantha delivered the unwelcome news sensitively and then went out of her way to find suitable alternatives. Samantha was very caring and diplomatic when dealing with some of the questions I posed and when considering a suitable alternative.
