TrustpilotExeptional service.
From start to finish the service given by the 2 Marks and Darren in the Hythe office could not have been better. We had good advice about price and marketing which resulted in a quick sale at the asking price. The buyers pulled out and within a week we had new buyers at the asking price. The process thereafter was beset by problems none of which were created by Wards of Hythe. Although progress was slowed down by others the determination and negotiating skills of Mark, Mark and Darren resulted in the sale being completed. It is right to highlight Darren in this regard. In conclusion it was a pleasure to work with Mark, Mark and Darren from Wards of Hythe. I have no hesitation in recommending their services.

TrustpilotFor the love of god, do not use....
I think one star is a bit generous to be honest but unfortunately, you can’t give any less. Our experience with wards selling my property was a massive joke for the amount of money they eventually earned from us. Firstly, unlike other agents...you sign into a contract to market your property for x amount of weeks and you cannot market your property with anyone else during this time. So once you realise they are terrible after they’ve reeled you in and you’ve signed, you can’t even put it up with another agent. The gent who initially came round to value our property talked a good talk. He knew his stuff, his sales pitch was on point and to be fair, he done his job that day. What was offered beyond that point, never materialised. Trying to get someone to answer the phone or return your calls at the gillingham branch was nothing short of a joke! It took 3 weeks to put the property on Rightmove. I had no for sale sign initially, (out of personal choice) so nobody know the house was for sale! We had a few ‘suspicious’ viewings, one from a wards employee funnily enough! (I wasn’t born yesterday) who’s feed back of why she would not be putting in an offer was based upon information she would’ve had before she even viewed. Basically, they get people to view it for the sake of viewing just so they can say, ‘you’ve had 5 viewings in one day, so we’re doing our job amazingly’ when in actual fact, none of them were ever going to buy your house because they weren’t real buyers. They give you the option to use an agent for viewings, or you can show the property yourself. Well firstly, I’m paying YOU 5 grand to sell my property and I’m no professional so you go ahead and work for what I’m paying you for. Which would’ve been great had they have actually managed to sell our property from doing the viewings themselves! Once finally on right move, there were several mistakes that had to be rectified and the write up was basic and boring. They didn’t care about selling our property, they knew the property would sell its self with little or no work involved for them. On one viewing, the agent gave the wrong asking price to a potential buyer, pricing it 10 grand OVER!! No wonder they didn’t put an offer in! It was only when I asked for feedback the the mistake was even noticed! On another occasion, the viewing was was scheduled for 2pm. Admittedly, the viewer did turn up 15 minutes early, but then who doesn’t? The agent on the other hand, turned up at 2.10 AFTER we had shown the viewer round ourselves and she had left at this point! Baring in mind that this agent had also never viewed the property himself so would have had to have a look around prior to showing anyone else around. Perhaps this sounds somewhat petty, but when you are paying a company 5 grand for a service they don’t come close to providing, it’s far from petty. We refused to use the agents to show our property from this point forward and technically sold our own property. Once sold, it was a constant chase and battle for EVERYTHING!!! I swear, somebody should’ve been paying me a wage for the work I put in! They prolonged everything and our solicitor was constantly waiting on the agent to do things. I asked continuously to have the for sale sign removed from our property which never happened and we ended up having to remove it ourselves. I could go on and on but I’m conscious of wasting my own time because people will view the positive reviews (god knows how there are any) and go for it anyway. I would’t recommend wards to sell a Barbie dreamhouse on Facebook marketplace, never mind your own property! If you want to sell your house and not be out of pocket, use a real agent and not just a familiar household name.

I’ve used Wards twice now to sell houses. Both times the service has been very professional and my expectations exceeded. First time, my house sold within 2 days, second time within a week. During the second sale, we were in lockdown due to covid and the steps taken all round were fantastic to keep everyone safe. I also used Wards recommended solicitors instead of my family solicitors who I would usually turn to (due to lockdown and their local location)...they were also fantastic, very efficient and much cheaper. Turn around from start to finish was approximately 6 weeks. I highly recommend Wards and their recommended solicitors.

TrustpilotWards of Hythe - a fantastic team
Thankyou to all the team of Wards of Hythe in helping us secure the purchase of our fantastic new Flat., you were all amazing. A special Thankyou to Darren Cakebread who went above and beyond in assisting us, we don’t think we would have got the purchase over the line without his truly professional and caring approach. Despite the numerous phone calls we had with Darren, he was always helpful and regardless of how busy he was, he always seemed to prioritise our enquiries. He is a credit to the profession.

TrustpilotVery poor communication
As with most estate agents the quality of service is just okay and Wards is no different but the worst part of having to deal with them is their communication. To put it simply it is awful. From a buyers point of view they make the process difficult and labourious.Trying to get in contact and speak to agents is very tiresome and calls are rarely if ever returned. It could be a case that the agents are at full capacity and time is limited and therefore extra staffing could resolve the issue and raise the customer service levels.

Dear KayneThank you for leaving your review and we regret if our communication with you was not as regular as you would have expected. We attempt to provide our customers with regular communication during the conveyancing process however as this process is undertaken by the acting legal representatives, we are often dependent upon them providing us with the necessary updates first. We understand that this can be a stressful and difficult time and the pandemic has regrettably had an impact on our staffing levels, which may have had reduced our contact with you at times. For this we sincerely apologise. We are pleased to note that you have completed the purchase of your property and we wish you every happiness for the future.Kind regardsWards

TrustpilotNEVER EVER RENT FROM THEM!
WORST estate agent I’ve ever been with, and the most expensive! Only care about money and getting you in the property and then once you’re in, they’re useless. Took a year for them to sort out a plumbing issue that was never resolved, amongst months of waiting for other issues, 2.5 years to sort out rent payment to be a direct debit, as they messed up the set up and never answered the phone when we would try to pay each month, it’s been over a year of me asking about the paint to repaint the property because the paint only comes in industrial sizes, and after having to go directly to the landlord (as wards were ignoring me) and him telling us just to fill the holes and not paint, I’m now being told my deposit will be taken for the work that needs to be done to paint it, AFTER I handed the keys back after contacting them for 4 weeks with no replies until, conveniently, the day after we hand the keys back. When I arrived at the property 3 years ago it was dirty and I had to thoroughly clean it again and after spending 13 hours deep cleaning it upon exit to ensure they can’t get my money somehow (after the awful experiences we’ve had for the last 3 years) they’ve found a way. When I asked to leave the tenancy due to a safety issue which involved the police they wouldn’t let us without extortionate fees, so we had to wait it out whilst I lived in fear to be met with all this crap they’ve now thrown on us. We had a criminal living in the building who was breaking his tenancy agreement and that wasn’t resolved for months, yet I try to get some paint to help out both the landlord and cover ourselves and now we are getting penalised, yet the criminal got away with so much. Their communication is the worst I’ve ever experienced with any company, they’re often rude, the rare nice ones never seem to be the ones who can deal with my queries as it’s a different department, which is a shame because they’re the only ones who seem to know how to do the job. People take over the department with no communication to you. Complaints get pushed from pillar to post to about ten different people and it still doesn’t get resolved or even logged! It’s the first and last time I will ever go near wards again. I’m not the only one who has had issues with the renting side and everyone I know who has been with them complains about their PM team. I’ve always been a good renter, always wanted to do the best job possible to ensure everything is done properly and now I’m still being met with more problems! I cannot wait for it to be over so I can never deal with anyone from wards ever again! Proceed with caution! This is mild compared to the rest!Edit: They are now trying to claim we have done certain damage that was already there and noted on the original inventory! I cannot express how awful and useless this company is. Stress that doesn’t need to occur if only they did their jobs properly.

TrustpilotVery poor customer service
It is quite a shock to see all the positive experiences buyers and sellers of their properties have had with Wards Estate Agents of Kent. Very disappointingly for us, this was not the case and we would never recommend them. The initial visit from the advisor was positive, he was professional and delivered a good, albeit typical, sales pitch. After choosing Wards, the level of customer service very quickly deteriorated. We were initially provided with the wrong valuation advice which affected our sale price, the agent due to conduct our one and only viewing suddenly wasn’t available half an hour before it was due, we had to film our own video, and even had to remove the ‘for sale’ part from the sign ourselves once the property was sold. Shockingly the extortionate fee Wards received from us was in no way reflective of the service we received and the ultimate disappointment was the rude enquiry we received by phone from one of the advisors two days into being in our new home with no enquiry as to how we were getting on or how we were settling in. Based on our experience, I can only advise any potential buyers and/or sellers of Kent, not to use Wards Estate Agents.

I would not recommend this company. If they don’t like your face they will stop you buying a place. And 2022 there still doing it. They advertise that a place has been sold when it’s not. Branch walderslade Kent Me5. I thought this was illegal but the branch in Kent say that it’s ok to do this. They put a sold sign up but on the right move site it’s clear to see not sold.

Thanks a lot Wards and team, (esp Oliver Vincent) My house sale exchanged contracts yesterday, thanks to you guys. I am grateful because this was a long process, due to some issues earlier in the year from my end. You guys stuck with me, while I sorted them (you helped me sort them) then after approx a year, we were back on track, and you worked your socks off, and sold it quickly. Thank you so much. You took away lots of pain and work from me, and acted professionally and quickly. Great values I saw, "teamwork", "personal commitment" & "in the detail" in all the guys I interacted with.

TrustpilotI do not recommend
I do not recommend. I was promised things would be done before I moved into one of there properties but was not done. I took photos before I moved in just incase.Viewing the house, a bedroom upstairs had a cracked window and the front door was wooden and not secure. I was advised they would change wooden door to a new door.On viewing the house, the landlord had left 2 sets of bunk beds and a double bed and mattress which was brand new. I was told I can put them in the loft (the loft hole was tiny) and I was not strong enough to get the beds up there if I tried or she said I can use them. I lived here just under a year and I had to receive help through domestic abuse company. I explained to the letting agent that I've been told to move into emergency accommodation straight away with my children. I was told the emergency accommodation was private because so I wouldn't be able to be found. The agent told me that it's fine if I have to go into emergency accommodation but the tenancy does state I have to give a months notice so the first months rent would cover this. So I wouldn't be able to end contract early and receive the money to help me start over. After the months notice was up, they checked the property and the landlord said I owed thousands on the house because of the state I left it in. I was told all the carpets needed cleaning, mattress needed deep cleaning, every room in the house needs painting and the garden needs a large rubbish clearance. I do admit, I did leave loads of items in the garden, but I wasn't able to afford to have it all removed. I did also leave a new large trampoline that I brought new for my children on Christmas day.I was very shocked the landlord wanted the carpets cleaned and mattresses. The carpets were brown and very old throughout the house when I moved in but I did carpet clean them with a machine throughout living there. I pained the front room grey and one wall had grey glitter. The landlord come round a couple of times to view things I had complained about on the house, she said she couldn't afford to do things at the moment and told me to wait, keeped asking me if i liked the house and she told me she liked how I painted the front room.Yet she wanted to charge me £500 to get each room painted when I left. For half a year my children want able to go into the garden because the landlord had put loads of stones from the beach into the garden, so it would of cut my children's feet open. At first she said she didn't want this removed, 6 months after she agreed to bag them up and store them in the garden. She took me to a carpet shop to buy fake green grass for the garden the company come round to measure but nothing was ever done.I told the letting agent that the carpets were not in great condition when I moved in but they advised me I'm lucky the landlord is not starting court proceedings.I was very unhappy with the service and support I had received from the letting agents and the landlord. The house was discusting before I moved in and she tried to charge me to re-do her whole house. They keeped all the deposit.I'm writing this 3 years after because I don't agree with how the handle my situation considering a fled domestic violence.
