Both Be and Sam did everything in their power to make selling our present property simple and enhanced the reputation of both themselves and Wards even more by setting us up with a rental agreement prior to purchasing our new property which made what could have been a very stressful occasion much easier. Passed referencing a month ago and no tenancy agreement

Passed referencing a month ago, but they and the landlady keep me in limbo. They outright refuse to provide a tenancy agreement before move-in, missed the legal statutory deadline to return my holding deposit under the Tenant Fees Act 2019, and told me on the phone that they 'do things differently'. They refuse to return the holding deposit and keep sending emails about moving in.

A big thank you to staff at Wards (Gillingham branch). From the first visit by Gary, who was very professional explaining the entire process to us, this was our first move after over 38 years in the same property. All the staff were helpful and able to answer our questions. Spoke to Hannah and Adam on occasion but mainly dealt with Nicole and Kim, the progressor, both of whom worked tirelessly to get us over the finish line. We really can’t thank them enough.

Professional and supportive staff from initial meeting to completion of dale

After researching, Wards of Tenterden were the obvious choice from the number of local sales. Alex the branch manager was our first point of contact. He explained all options clearly allowing us to make our choice without feeling pressured. From then our main point of contact was Becky. A superstar, local resident with a good knowledge of Tenterden. She has an absolutely great manner, is relaxed, whilst remaining professional and courteous at all times. I started the process of selling and purchasing my property at the start of 2024. Darren came and valued my house. He was very polite and respectful of my home. He explained everything to me from the process and cost of selling my home. We used their photographer had photos taken and got it onto Rightmove and the Wards website within a few weeks. Everybody in the office had something to do with sale of my property. They were all very kind and understanding of one of the most stressful things I’ve had to do. They were always at the other end of the phone if I need them which I did on many occasions! We used their solicitors who did get the job done. They sold my property quickly and efficiently kept me updated every step of the way and reminding me of all my options at every step. I would highly Wards of Rainham. Special thanks to Ali and Darren to were with me by my side throughout, which I very much appreciated. I couldn’t have got through the process without them.

Natalie's service from the start has been nothing but bubbly and friendly. My boyfriend and I have just bought our first home that was shown by Natalie, who gave us all the information we needed to reassure us on the property. Such as the fixture in the dining room ceiling, and the pipe work in the downstairs bathroom. She's been ace at communicating with myself and the seller, who's given us reassurance on the property. She's also given us references on whom Wards work alongside with to get things sped up. I’ve used Wards in Rainham many times to both buy and sell properties. I contacted Wards to sell my last property to which their Sales Manager, Natalie Jerram came round to talk me through their selling process and fees. I found Natalie to be exceptionally knowledgeable, friendly and professional. Needless to say, due to Natalie’s sales approach, I signed the contract that day. Wards kept me constantly updated throughout the sale of my property and were diligent when chasing up solicitor for information and progress reports. I’d fully recommend using Wards to anyone selling or buying a property. Natalie is a real credit to Wards in Rainham.

Appalling from start to finish

Appalling from start to finishThe head of lettings appeared professional at the first meeting but it was steeply downhill from there. She went away and set up a number of viewings without bothering to tell me the date. The first I knew of the viewings was when the Wards person turned up to show people around.What’s more, the head of lettings didn’t bother to brief the colleague who managed the viewings, as a result of which I had to repeat to this person everything I had already said about the property and the rental.Wards then recommended a low-quality tenant (the only one they could find) who didn’t even meet the affordability criteria. The tenant proved troublesome and ultra-demanding and Wards simply accepted everything she complained about without any scrutiny. Wards seem to think that window latches and bathroom tiles break of their own accord. As a result, I ended up paying for the damage done by the tenant, which should rightly have been taken from the deposit.I gave Wards permission to switch the utility accounts, but they didn’t just switch the names, they also put the tenant onto a terrible tariff (in my view and that of the tenant) to earn a commission. Cheap, nasty and very unprofessional.There is so much more terrible service from Wards and Arun Estates, a name they try to hide under, there will be a second review.

Morgan and colleagues were so professional when we were looking for our home. Having never bought in the UK before, we were unsure of how the process worked and Morgan took the time to explain everything and connected us with partners who could assist us (E.g. The staff at the Tenterden office of Ward’s Estate Agents, especially Becky & Alex, couldn’t have been more helpful & professional in selling our property.The sale’s brochure was excellent, all staff were always extremely friendly and polite, and went out of their way to not only make themselves fully conversant with every detail of our property, but also all the benefits of its location. As a consequence they weren’t just able to sell the house quickly, but also to the right purchaser for us, a family with no property to sell and no chain.In particular we can’t praise Becky highly enough for the exceptional service she provided in persuading the purchaser to view our house when they were more Interested in another area.
