Excellent Service

I have been very impressed with all my dealings with Wards of Kent (in particular Julia Horton, Senior Sales Manager & Grace Scott, Sales Co-Ordinator). From the beginning of the sales process, Julia kept me informed of all the viewings and provided excellent insight into the market conditions. She always took or returned my calls and answered all my questions honestly and thoroughly, given me the reassurance that I needed.Later, when my property was 'sale agreed' Grace did her utmost to ensure the process moved along smoothly and was proactive in ensuring that all parties adhered to the agreed timelines.I would have no hesitation in recommending Wards of Kent as your Estate Agents.

Really impressed

I had the property on the market with a well known online agent, accepted offer but the sale fell through went back on the market and accepted another offer which also fell through due to chain issues and decided to have a break on the house search. A few month past and I viewed another property listed with Wards and met Imarna I explained my situation with my current property as wanted to find our onward purchase before marketing the property again not to have to go through the process again for there to be issues. Part of the reasons for the sale falling through I believe was no sales progression from the online agents so I said I was open to letting another agent market the property, Imarna said that they had recently sold a property for over the asking price and they was looking for a property like mine and thought they could achieve a price higher than the asking price, I thought they is no harm in letting them have a go at marketing it if they can achieve more for the property to cover the additional fees. Laura come to my house and I agreed to give Wards the listing and one viewing to take place at the weekend. After the viewing we received an offer above asking price which we accepted and I cannot fault the service and how responsive and easy it has been with Wards in comparison with the online agent. I knew the house would sell no matter what agent it was with so went cheap and got cheap service, I just wish I had gone with Wards straight away and maybe wouldn’t of wasted thousands on fees. Every communication I have had with Laura and Imarna has been a pleasure and really felt looked after and cared for.

ALL ESTATE AGENTS ARE NOT THE SAME!!!

I originally had my property on the market with Purplebricks who I’ve had good experience with but this time I just didn’t entice the offers I was expecting. I then had the misfortune of trying Mann in ashford who were completely rubbish! Step in Charlotte who kept tabs on my property explaining the service Ward could offer. Her persistence paid off and I was persuaded to give Ward a try but only after meeting with head of sales Tom. Tom is an estate agent professional at the top of his game and will surely rise to CEO. Everything Tom said happened to plan like clockwork. He got the price right the strategy right the marketing right. The team at Wards Ashford are the very best in Kent and Julia should be very proud of her team! They even paid my Purplebricks fee out of the commission. I cannot stress just how brilliant this experience has been. I sincerely wish Ward Ashford all the best!

As a first time buyer, I firstly enquired at wards in Barnhurst, although we did not purchase through wards, Becky was absolutely amazing by giving us simple explanations and step by step advise about how purchasing a property works, what comes with it, from the first little steps all the way to last. I believe it’s very important to understand the whole process of purchasing and Becky could not of explained the whole process in an easier way in which made every term very simple and understandable, I would 100% highly recommend them.

Amazing team

After me and my partner struggling to secure a property we decided to sign up to Wards Rainham and was looked after by the lovely Alison. Alison went above and beyond to keep us updated of any new properties coming up and was extremely proactive all the way through our hunting process. We managed to secure the property of our dreams and are currently in the process of it going through. Great team, professional, friendly and reliable.

Having not sold before, I was anxious about the whole process and the stigma attached to estate agents however from the first meeting with Anna at Wards in Walderslade, any pre conceptions were very quickly wiped away. The whole process was fairly straight forward and having the whole team on hand at any point to help was great. As a woman on my own

As a woman on my own, who hadn't sold her home before, I put my trust in James Shepard, of Ward's Estate Agents. One would expect the manager to be moral. Word of advice when signing a new client who has never sold a property before, you need to make sure they are full aware of the terms of your agreement. I WAS NOT AWARE!I honestly feel duped, I had been sold a product that I was not aware would cost me thousands of pounds more. I was hoodwinked and gullible. I do not recommend this estate agent, Wards.Response to Wards reply:Thank you for your response, there was no need for me to raise a complaint initially as I believed the commission taken would be 'sale price dependent' not a fixed fee: Your quote: "We understand that you agreed to a fixed fee with James which was stated in the agreement then re-confirmed in our sales letter, specifically in relation to the sale price achieved." I did not agree to a fixed fee - I am dyslexic, and struggle to read the small print. I did raise a complaint to James and he brushed it aside saying "I was happy" - I was not happy! I had been Hoodwinked, deceived, I expressed this to James; James was aware I was not happy. "honesty and transparency" were not expressed here! I am not happy. Wards have charged fees in excess of what I was expecting. Mr Shepard, did not explain Wards fixed fee to me properly.

I found all the staff very helpful and got back to me quickly when I left messages, but the best person for me was Maria Meddings as she acted as a go-between me and the buyers solicitor which made things a lot easier and if it wasn't for her I don't think the completion would have happened. Once again, Maria was highly efficient in putting an advertisement out and attracting a large number of potential tenants for my property in Margate. She selected one who was suitable and this individual has now moved in. The last tenancy did not end well and finished abruptly, but only a week was lost between one tenant and the next. This is a very reassuring service and throughout the whole process, Maria remains helpful, supportive, and calming (necessary at times!). Her manner with me makes a real impact and along with Nadia, it makes for a sense of security and professionalism. I highly recommend Maria, both in her efficiency and manner.
