He was always happy to pick up the phone and talk to us and removed a lot of the stress involved in selling a property. GoogleReally good experience. Great communication throughout. Alan Cooke were very knowledgeable about the local area and they gave us some good advice on how to market the property, specific to the time of year it was going on at. We liked how they used social media in their marketing strategy too. When quoting us, they were a lot more detail-oriented than some of the other agents, which we felt was a big plus.

GoogleI rented my apartment with Alan Cooke, and had a really disappointing experience. Unprofessional, you can see from the replies on the other 1 star reviews they are passive aggressive. I didn’t get paid on time on more than one occasion, they wouldn’t return my keys when asked. The whole 6 months caused a lot of stress. I would avoid at all costs, go with a bigger company or do it yourself. I’ve let the other people in Leeds centre apartments know about my experience so hopefully won’t get caught out.
Hi Lisa we are so sorry you feel this way, we take any feedback very seriously. Unfortunately in your case it was quite literally a perfect storm. To have a tenant ready to move in and for us to turn up to a property that hadn't been cleaned or ready for the proposed move in was exceedingly difficult to manage. With you being uncontactable that entire day we were left having to ensure your legal obligation of your tenancy was fulfilled and to do this we had to have the property professionally cleaned. We would never usually spend money without authorisation but in this case we simply had no choice. Due to the added stress this caused for you we met half of the cost as a gesture of goodwill. We wish you all the best for the future.

GoogleDeceitful, conniving and generally useless. If I could give 0 stars, I would. We rented a house through Alan Cooke for over 6 years. For most of that time they were pretty standard, just unresponsive and slow at getting stuff done. They also allowed the landlord and the landlord’s family to illegally access the property on multiple occasions without our permission. They arranged for works to completed on the house without notifying us, so builders would just turn up unexpected. But by far the worst of their offences is that they tried to rip us off when it came to moving out, claiming we’d had a satellite dish installed that had been there for years before we’d even moved in, among a list of other false accusations. We spent days cleaning the house in an effort to get our deposit back, but they kept finding excuses to take more and more of it, they charged us £200 because of ‘damage to the kitchen worktops’, which we know they were planning on replacing anyway because the kitchen was about 25 years old. Probably fine if you’re a landlord, because they’ll always be on your side and will try and squeeze your tenants for everything they’re worth. But if you’re renting a property, I would avoid them like the plague.
Thank you for your review Cameron, we are somewhat surprised by your feedback when you agreed to the deductions that were made. We actually reviewed many of the charges that the landlord wanted to make and confirmed that they would be unfair after being long term tenants but the fact that we gave you a list of things which would need to be done two weeks prior to you leaving in order to return the full bond was more than fair and allowed you an opportunity to make right possible issues. For future reference, if you should find yourself renting in the future you would always be charged for damaging a worktop, not using a chopping board and chopping into the worktop, as I'm sure it won't surprise you is not wear and tear, it is damage. You were given the opportunity to contest the deductions, but you agreed to them which means in all honesty as much as you might not have liked paying for the damage you more than likely expected it. There can sometimes be error with contractors/landlords not giving the required notice which on the occasion it happened we apologised and explained that from our end we had followed the correct steps in ensuring they had your contact details to arrange access, this was quite some time ago but as you can imagine, due to a margin of human error, rarely happens but can occur. We always deal with maintenance issues in a timely manor but we do have to have our client's permission to spend their money which can sometimes result in a slight delay whilst we gain that permission. You were served with a section 21 notice after failing to pay rent, not looking after your property and dumping untaxed vehicles in a communal parking area. All issues have always been attended to however as you mostly refuse access for contractors this does make things slightly harder.

GoogleOver the past few months we have dealt with Michael Collings at Alan Cooke over various different things to do with the property which we rent. On each occasion Michael was exceptionally understanding, professional, reassuring, friendly and efficient. We really felt that he went above and beyond on every occasion to support us. Not only did Michael arrange for all issues to be resolved promptly, he really took into account our personal circumstances. I’m now 7.5 months pregnant & shielding & Michael made sure that all necessary work was completed before the shielding date started, bending over backwards to make sure that all workmen also knew this and consequently they all took additional care with their PPE etc once inside the house. We were so grateful for this & recognise the extra efforts he went to, to make sure everything was resolved in good time to protect myself and our baby. Michael has also conducted virtual house inspections with us, and been really personable and friendly but at the same time professional. We were really impressed with how quickly Alan Cooke set this virtual system up, to keep everyone safe. We did the house inspection via video call & it felt like he was in our house with us! It was really thorough but very much a two way experience- it wasn’t just Alan Cooke checking that the house is as it should be, it was a real opportunity for us to share things from our point of view that weren’t working, or things we had concerns over. Michael listened to things from our side & then acted promptly to resolve anything that we pointed out. We absolutely cannot fault Michael and Alan Cooke and highly recommend them both. The service is outstanding, everything is done with us rather than to us, & we love how it’s all done in a professional but personable way. It’s great renting from such an efficient team. GoogleWhere to start, we have had the most amazing experience with Elissia from Alan Cooke since the very first moment we started the process of selling our home. A lot of people are good at selling you some services but fail during the actual process, however this was not the case with Elissia! She delivered amazing service that exceeded our expectations throughout the entire process, even when technically her part was done she continued to help us along the journey. Never once did we feel that we were not the #1 priority with her, she was always very super responsive and showed us that she really cared about us and the sale of our home. I would recommend Elissia to my closed friends, this shows exactly how impressed we were with her. Another thing we loved about Alan Cooke was the fact that the person who we met during the intiial home valuation was the same person throughout the process, this was a great thing for us as it allowed everything to go super smoothly. Having no experience in this kind of thing we chose Alan Cooke based on their knowledge of and presence in the area and their expertise in probate sales. The whole team were excellent in their communication and in the way they guided us through the process. This was not an easy process as the first two sales fell through due to issues beyond Alan Cooke's control. We're incredibly grateful for all the assistance and help they gave us and we would highly recommend them to anyone wishing to market and ultimately sell a property.
