From the client perspective Elissia seems to make issues and potential problems disappear. All challenges are either anticipated and dealt with, or rapidly, efficiently, thoroughly and lightly solved when they arise. She makes everything appear straightforward and simple to deal with, taking the strain and worry off us the client. Although it looks like this we have enough experience ourselves of project management to know that there must be plenty going on behind the scenes to make all this happen. This includes meticulous planning and preparation, as well as a network of proven professionals that she can call on both internally and externally. We can recommend Elissia to anyone selling a house, and I have no doubt she could take any large project to efficient and successful completion in any context.

Do not trust these people. They have stolen the £180 holding deposit I paid without any notice or warning 4 days before the date the house we were supposed to be renting was even due to be available because “didn’t take reasonable steps to enter the tenancy” When we did absolutely EVERYTHING in good time. The only thing was my partners guarantor (elderly man who struggles with technology) had missed some information that we were not even aware of.

I can’t tell you how pleased i am with this company and with Elissia and Jonny! My neighbour 3 doors down house unexpectedly came up for sale so i called up when i saw the for sale sign. I explained my situation and that my house wasn’t even in the market! Elissia was so helpful and she managed to get my house on the market straight away and it sold within 4 hours when put on Rightmove!! We had a bad three and a half years with these guys. Any problems with the house were either ignored or dealt with at a very slow pace. We had a leak on the roof that came through into the master bedroom. The leak took months to be fixed and the hole which was created in the ceiling of the master bedroom was never dealt with. The property had damp running up corners upstairs and downstairs of the house, it was always worse in winter. The first time we brought this up we were ignored, we bought it up again the following winter two days later we were given notice to leave the property. On leaving the property they then took £550 of our deposit, even tough we cleaned it to a much nicer state than we received it, made a number of improvements to the property over our time there including replacing old dated light fittings with new ones, old raggy blinds for new ones and transformed the garden from a bit of a state to looking really nice. There was no negotiating with them, we were ignored.

My wife and I are 1st time renters, previously having owned a property for nearly 30 years. I contacted Alan Cooke Sales and Lettings as they had a property in Yorkshire available to rent which met our requirements. Michael at their Office was professional and patient as we had many questions due to being novices about the procedures for renting. He was able to get the process moving swiftly so that my wife and I were put at ease straight away, and in no time we had the rental property we were happy with. Jeremy, the Director at their Office, made time to show me around the property throughly and answer my numerous questions so that I could be completely happy about the property. Perhaps would have been useful if there had been some basic instructions re how to work heating, hob (found out was induction so our pots & pans wouldn't work), burglar alarm. Nevertheless these are relatively minor issues and we are now busy settling in.
