This on behalf of a family member who was tricked into signing a contract for a set price not a percentage as discussed. They had such a bad experience that I would like to warn others. If you would like to go with them read everything VERY carefully and DO NOT listen to what they say. Remember you have 14 days from the contract to cancel. They paid 2.16% so I would go online the costs are clearer. Trust is completely lost in estate agents GO ONLINE

Excellent service from the Hythe branch. Helpful, approachable, intuitive and non judgemental. Enthusiasm uncapped to find new tenants for my property

My property was marketed very quickly, and viewers quickly booked in. Thanks to the strict referring done by Wards, a potential tenant was found to be unsuitable. Suggestions were made to assist making the property more attractive,, which I accepted. Several viewers were again quickly booked and new tenants found, and they have now moved in. An excellent service overall let down I feel by the lack of feedback. The landlord hub is a valuable tool to monitor dates and times of viewings, and if this was updated so feedback/outcomes were possible to view by landlords this would for me make the service excellent, Thank you both Erica and Tony for your determination and tremendous efforts over the last few months, I would not hesitate to recommend your branch (Maidstone) in the future. Avoid Wards Estate Agents, Unreasonable and Rude Lettings Manager

My sister, a professional dentist (with 20 plus years of experience) relocating from a Scandinavian country, requested a flat viewing for a rental property. To our shock, the agent demanded intrusive private information about her financial situation, specifically asking what she owns.The Lettings Manager, Emily Boyle, displayed the worst attitude throughout the interaction, making it clear that my sister would not even be allowed to view the property unless she agreed to pay 12 months' rent upfront. This unprofessional conduct was utterly unacceptable.It’s clear that this agency needs to seriously retrain its staff. Never before have we experienced such interrogation just to schedule a simple property viewing. I strongly advise others to be cautious when dealing with this agency.NB: To the owner of Wards, please listen to the voice recorded tapes from Sep 26 2024 on how Emily interacts with potential clients.

Ramsgate Branch - best I’ve ever met

Let’s face it, estate agents often get a poor reputation, people say they are pushy, don’t listen, send you to the worst properties etc and sometimes it’s true however this was not our experience with Wards Ramsgate Branch.This was a particularly difficult purchase for us following a bereavement and every single member of staff in there helped support us and worked tirelessly to find a portfolio of properties for us to look at. I was so stressed at one point, I got a terrible headache and soon paracetamol and cold drinks appeared from the team so we could keep looking. The staff laughed with us, supported us and one point even cried with us - they are the loveliest team we have ever met.After looking at 65 properties in total, it was Natalie from the Ramsgate Branch who struck gold, every single thing we had asked for, she delivered, her attention to detail was above and beyond. She even made sure the viewing could happen late afternoon so I could go after work. Natalie couldn’t have been more helpful and I am delighted we finally found somewhere, we cannot wait to complete now and move into our forever home. Thank you again Natalie and thank you Wards!

I have had an extremely disappointing…

I have had an extremely disappointing experience with Wards in fully managing my property in Kent. Their lack of attention to landlords is evident, as I have found myself constantly chasing them for updates and basic tasks. They have failed to meet their contractual obligations, including sending me the inventory and conducting the promised three-month property inspection for fully managed clients. Additionally, their communication has been poor, with delayed responses to my emails, despite the fees I am paying for their services. Based on this experience, I cannot recommend Wards and will not be working with them again.
