Selling and buying a home at the same time can be incredibly stressful, but the team made the entire process feel smooth and well-managed from start to finish.
They secured us a great price for our property and were equally committed when it came to helping us purchase our new home. What truly stood out was their honesty and proactive approach, when the market shifted after we had agreed on a purchase, they stepped in and successfully negotiated a reduction in the price on our behalf. That level of support made a real difference.
Throughout the journey, they were always available, responsive, and professional. Their advice was thoughtful, clear, and reassuring at every stage, which gave us confidence in our decisions.

GoogleAfter agreeing our sale 7 weeks ago, we have now exchanged and will complete at the 9 week point, so we are beyond happy with how smoothly this has gone and the team at Simon Miller, inclusive Wasim, Jeremy and Kelly, have been amazing to work with. The solicitors they recommended to us have also been incredible and they clearly compliment each other with how they work together, so it’s been a perfect dream team to get us over the line this efficiently.
We had previously sold to another buyer, but unfortunately they decided not to continue with the purchase, right as we hit the quiet period of budget season, followed by Christmas. We did have a few interested parties, but they weren’t proceedable and we were feeling quite disheartened, but the team were there to reassure us that we would get our sale, at the price we wanted, and they were so right!
And any time we needed to contact them they responded very quickly, with Wasim often replying out of hours and even while he was away on holiday!
I’d highly recommend the team at Simon Miller, it’s been an absolute pleasure to work with them and I feel like our celebration is as much theirs as it is ours! Thanks Guys! x

GoogleI chose a Simon Miller over the other agents I had to value and sell my mums house, after she had passed away, as I felt the other agents were just too pushy. I’m so pleased I did. Jeremy was very professional while having a very calm and friendly manner. Once we had a buyer I had regular chats with Jeremy who explained everything as we went along and kept me calm when things got a bit tense.
It was by no means a straight forward process and at no fault to Simon Miller, took way longer to get to the finish line than we all expected. That said we got there and Jeremy was the person to tell me the sale had completed which was a fitting end to a long journey.
It’s not easy selling your parent’s house after you have lost them but Simon Miller, especially Jeremy, made it bearable.

The service I have received from Simon Miller was poor. I contacted Larkfield by phone for lettings, to be told, lettings was dealt with, through Maidstone. I was given a number, which I phoned, I then asked about letting a property to be told I had come through to sales. I was then put through to Grace Lane. I ask if a property was still available as my partner had looked at it but had problems with her references, I explained that we were still interested in the property, and that we had sorted the problem with the references, out. She said the client didn't want to go any further. She wasn't interested in looking into our references or advising the client of our change of circumstances. In fact she came across quite arrogant and rude. The circumstances of the problem with the references, my partner told Grace Lane before we paid the holding fee. She told us not to include it. The least she could have done was contacted the client and asked if he would like to reconsider, as the property is still available on your website.

Whilst we are naturally disappointed to read of your comments, it is important that we clarify the circumstances surrounding this matter.
Grace acted entirely in accordance with our client’s instructions and based upon the information presented within the report provided by the independent referencing company. Regrettably, the outcome of that process meant that our client did not wish to proceed with the proposed tenancy application.
Given the significant changes introduced by the Renters’ Rights legislation and the increased responsibilities placed upon landlords, it is understandable that many clients adopt a cautious approach when considering prospective tenants. Full transparency from the outset is therefore essential to enable both the referencing provider and the landlord to make informed decisions. Unfortunately, the information available at the time of the application did not provide our client with the confidence required to proceed.
We do not accept, however, that Grace acted in an arrogant or rude manner. She is a valued member of our team who was simply communicating her client’s position and implementing their instructions professionally and appropriately. Once a landlord has made a decision not to proceed following independent referencing, it would be neither reasonable nor proper for our staff to seek to influence that decision contrary to their expressed wishes.
We appreciate that this was a disappointing outcome for both yourself and your partner, and we regret any frustration caused. Nevertheless, our primary duty remains to act in the best interests of our clients while ensuring that all parties provide complete and accurate information throughout the application process.
We wish you both every success in securing a suitable property in the near future.

GoogleWhile the house was eventually sold, the overall service I received was significantly below the professional standard I expected.
I found myself having to manage the marketing of my own home. I had to specifically request that an advertisement board be placed outside, and I had to intervene regarding the online listing because the primary photo was poor and failing to attract buyers. It should not be the client's job to ensure the marketing materials are effective.
Furthermore, I felt there was a complete lack of proactive support. I received almost no communication or calls to see how I was doing or to provide updates. Incredibly, the estate agent for the property I was buying, whom I am not paying, was more helpful, communicative, and supportive than your team.
Regarding the sale price, the only advice I received was to continuously "drop the price" to secure a quick sale, with no effort made to protect my profit or negotiate a better outcome for me as the seller.
Finally, I must address the conduct of one of the female staff members in your office. On multiple occasions, she was incredibly rude and dismissive. Her tone of voice made me feel unwelcome and uncomfortable, and I never felt treated like a valued customer.
Based on this experience, I would find it very difficult to recommend your services to others.

I applied for a studio through Simon and Miller Company and paid a £186 holding deposit, only a day after applying, I discovered my guarantor could no longer proceed due to declining health and work commitments. The vetting process was extensive and, given his circumstances, it was not feasible for him to continue. I made genuine efforts to find alternatives, including exploring guarantor insurance, but could not secure another guarantor. I informed the agency promptly, apologised for any inconvenience, and thanked both the landlord for being generous and the agent for their support. I had also travelled to view the studio and accepted it in good faith, I acted honestly and responsibly throughout.

As previously explained, the holding deposit was taken in accordance with the terms agreed at the point of application and in line with the provisions of the Tenant Fees Act 2019. A holding deposit may be retained where an applicant withdraws from the process, which is what occurred in this instance. While we were sorry to hear of the change in your guarantor’s circumstances, the reason for the withdrawal does not alter the legal position under the agreed terms.
With regard to your comments about other agents, we cannot comment on what another business may or may not choose to do in their own circumstances; however, our responsibility is to follow the legislation and the clearly stated terms that were accepted when the holding deposit was paid.
Your application was handled courteously and in good faith throughout, and we are satisfied that the process followed by our team was fair, compliant and appropriate.
