Excellent managed service from Agnese

As Landlords living overseas it’s a pain when things go wrong or something needs doing. Unfortunately, there were a number of issues I encountered during the tenancy which I would have ordinary delegated to a family member to sort out.During my tenancy I switched from a rent collection service to fully managed as I was busy. This was one of the best things I could have done and Agnese has been nothing short of amazing.Details:- Gas safety inspection expired - new one obtained quickly and at a reasonable price.- Non-responsive tenant - contact established and property inspection arranged quickly.- The tenant was in significant arrears - funds collected from the guarantor.- Tenant assigned bills back to the landlord whilst the tenant was living in the property - handled correspondence timely and professionally on behalf of the landlord to ensure the liability remains with the tenant for the period they occupied the property.- Managing deposit negotiations - negotiating a mutually agreeable outcome for both parties.Without doubt I can say that Agnese’s diligence, professionalism and can do attitude is the reason I will continue to be a Prospect client. I felt the need to get the best outcome for me was no different to if I delegated to a close family member.Thank you Agnese.

Reliable and quick

I have recently rented out my property and am using Prospect to manage it whilst I have moved away.They have been excellent so far and have been very quick getting everything up and running. They are also very prompt to respond to queries and anything that needs doing in the flat. Nikki Gardner in particular has been very prompt, informative and super friendly throughout the process making my life a lot easier! I feel comfortable my property will be looked after.

Emily Sulma is my property manager

Emily Sulma is my property manager. She has been extremely helpful, reliable and approachable since I moved into my new flat. She has been really great during the difficult time I had trying to sort out my blocked toilet in my bathroom. She was very quick to help solve the problem and arranged for a plumber and drainage engineer to come out and fix the issue. It was resolved quickly, promptly and efficiently. I am very grateful and appreciative of all her help to solve the situation. She also fought my corner in regards to the landlord by having my back and sticking up for me reassuring me that I wouldn’t have to pay for the issue as it wasn’t my fault. She reassured me, kept in regular contact with me and made sure I was ok and that we could get to the bottom of the problem. Emily has been a star.

Communicative and effective. Great value.

I had such good service from the team at Prospect. When offered on a house before selling Beth bent over backwards to get new leads, and updated us every couple of days until she secured the offer we needed. Other agents offered us slightly cheaper rates, but having just been in a chain with those agents I can say with confidence that if Betsy hadn't gone above and beyond we wouldn't have got the transaction over the line before our deadline. Both Beth and Betsy were always happy to have a quick chat, which I really appreciated, and most importantly they got the job done.

The service I received was absolutely exceptional throughout my 2.5 years tenancy. This is all down to Julie Jacobs (property manager). Julie is undoubtedly the most professional, kind and helpful lady I could have wished for to help me through my time at a rented property. I always felt comfortable and confident that if I had an issue as a tenant I could turn to Julie and she would do her upmost to solve and find a resolution without siding with the landlady. As a tenant this meant a lot to me as I did have a tricky landlady! Julie is a asset to company and needs a pay rise ASAP!!

New home / property agent.

Myself and my partner recently moved into a rented home in Wokingham. Upon moving into this home, which prospect had taken over from another agency; there were just problem after problem; no hot water; no heating; no working shower; fridge freezer broke; garden fence fell down; general maintenance that needed to be done - each of these things were found out every few days.I was very stressed due to all of these problems that were arising on a daily basis and I was then assigned Melissa Fisher as my property agent, who I could contact and raise these issues with. Melissa has been nothing but actually amazing to me and my partner. Every issue that arose, she dealt with straight away, whilst always keeping in touch and liaising up to date information (even after her working hours had finished). Melissa truly went above and beyond and actioned every issue and problem that arose and was so proactive that she really took the stress off me and my partner and really understood where we were coming from with how stressful this situation was and she wanted to do everything she could to help, and she honestly really did!!! Melissa is truly an asset to Prospect. She really does care and look after their clients needs, wants and wishes. She will always go above and beyond to ensure that any issue of problem is dealt with and in a timely manner - which is of utmost importance, and it as definitely noticed when i would raise an issue or new problem and within an hour or so, Melissa was on the phone to me, or had replied back via email actioning this very problem straight away.Thank you so much Melissa for making such a stressful time, a-lot less stressful and a-lot more smoother. Aimee is amazing!

Moving house is always stressful, and our move in particular definitely had its ups and downs! We had been hoping for a quick and smooth move (like everyone does) and there were a few hurdles along the way with the chain that made us consider whether it was all worth it. There was one person in particular who encouraged us to stick with it, who managed to keep things positive for us, even in the most stressful days, and that was Aimee Smith.Aimee continuously went over and above for us, answering questions, keeping communication between all parties open, being available to talk through things we were unsure of, and always remaining totally professional and kind throughout. Incredibly Helpful

My experience with Prospect is slightly unusual in that I didn't buy a house through them (as we decided to move our search further north). However, I was really impressed with Tom, who, through offering the opportunity for me to speak with his mortgage broker colleague, helped us increase our budget by 21%. This has massively impacted our ability to find a home we are excited by. I had previously gone through a highly reputable broker firm who were not able to access this sum. Tom was the only agent I spoke to who offered this service. If we were to look back in the Maidenhead area I would certainly look to work with Tom and Prospect.

A first-timer in the UK...

I moved into the UK over two months ago. In my bit to search for accommodation for my family, I met with several agents who never showed empathy for a first-timer in the UK. I have been letting my property through Prospect for the last 7 years and have found them to be professional and easy to deal with at all times. I am not living in the UK so it is important that I have someone I can rely on and trust and my Property Manager Julie Jacobs has been just that person. Julie has been super efficient and kept me informed at all times. If you want to sell your home and you live in the Berkshire area, Prospect Estate Agency is the estate agents of choice without any doubt. From start to finish, all of the team in the Bracknell and Warfield offices are simply outstanding. Of particular note is Beth Murphy, Aimee Smith & Betsy Harmer. Beth was brilliant at handling communications between buyer and seller resolving all issues quickly and efficiently. As transaction support coordinators, Aimee & Betsy were superb in supporting us with solicitors queries and making sure all parties were talking to each other up and down the chain. The staff at Prospect are worth their weight in gold making this as easy and effortless as possible, always being there to support you with any queries we had. Cameron Hill and Paul Wickens also did a fantastic job on managing to sell my home within 24 hours of putting it on the market!If you ever think of going for a "cheap" online estate agent to save yourself a few bucks, don't bother as you don't get the transaction support through to completion. Helpful and pro-active!

I have just rented a property through Prospect Reading and have found them extremely helpful throughout. I ran into an unusual obstacle with referencing because my bank couldn't provide statements for a technical reason and Goodlord (third-party referencing company) wouldn't accept a letter saying so. The staff at Prospect were extremely reassuring and proactive in chasing a solution and keeping me updated. Whenever I had a query or wanted an update it was very easy to get in contact with someone who knew what they were talking about! I also felt they were genuinely appreciative of the potential stress for tenants seeking to secure a new property and strove to make the process as easy as possible with a very welcoming manner that was just the right balance of professional and personal. Really attentive, patient and helpful

Having had a lot of trouble managing to make contact with estate agents, Prospect were very helpful over the phone and organised a house viewing very quickly. Once we had viewed and made an offer they stayed in contact through the process. Aidan was particularly helpful getting us through the referral process. We struggled a bit with the app and my husband was starting a new job so getting references was tricky. Aidan was really patient and kept helping us until we'd provided everything to get approved.

I generally dislike dishonest agents

I generally dislike dishonest agents, and, unfortunately, I have encountered one among the letting agents in this agency. This particular agent exhibits a great deal of inconsistency in their actions, essentially taking advantage of people in the current market and attempting to coerce them into agreeing to expensive deals because he understands the rental property market. Throughout our search for properties, we have viewed several with him as the lead letting agent.During our most recent viewing, we inquired about the possibility of increasing our offer before the application. Surprisingly, they advised against it, claiming that the agency believed the advertised amount accurately represented the property's value. However, after reviewing our income and personal details, they proceeded to email me, asking if I could reconsider increasing my offer. When we declined, he proposed a more expensive property. Even after rejecting that offer as well, he informed me that the house had been offered to someone else, a friend of the landlord's. This turn of events made me question why the landlord and agency would waste people's time if they already had a friend interested. Furthermore, if the process was meant to be fair as the agent had claimed, why would they request an increase in the offer after the application had been submitted?To make matters worse, this agent continued to email me multiple times, attempting to negotiate a more expensive option. I found this behavior to be highly unprofessional and dishonest.The lack of integrity displayed by this letting agent has left me disappointed. Such actions not only tarnish their reputation but also erode trust in the industry as a whole. I hope that steps will be taken to address these issues and ensure that future interactions with letting agents are conducted with the utmost transparency and professionalism.

As a tenant

As a tenant, I highly recommend Gemma Barton for the wonderful work she does in the maintenance department. She is very effective in resolving urgent issues and we are very happy she handles our home. Just recently we had to deal with a boiler breakdown and a tripping fuse. For the former she arranged the replacement of the boiler within a couple of days and for latter she sent engineers the same day. We were very impressed and grateful. Keep up the good work, Gemma!

OUTRAGEOUS - Wow what can I say apart from what a…

Wow what can I say apart from what a horrible way to be dealt with and treated as a human being. It all started when we were first in COVID last year and did not even look at the property until I was demanded to pay the deposit unless I lost the property. I went to see it and it needed a lot of things to be done to it which I listed out to Prospects and they agreed that the work will be done including a Full DEEP Clean. I went back to the property and inspected the clean only to pull a cushion up on the sofa and find it covered in food bits and other dirt and even a dirty old sock. DEEP CLEAN EH?After still agreeing to take the property, as they had me by the balls, I moved in after visiting the branch to be handed just an envelope with 2 keys in it. No explanation of what they were. Anyway I went to the property and first of all found out where the bins were and were my mail went to which was not explained to me. The post box was damaged and no key. NICE.Then entering the property i noticed straight away that none of the things that i had asked to be done or removed had been done. SHOCKING.After several emails and calls i eventually got through to the branch manager and he apologised to me and said that he will send me some drinks for which I declined as all I wanted was a nice place to live in and what I had expected.I then after a few hours found out where my parking space was, as again I wasn't told, and also found out that you need a pass for which I wasn't given. I had to myself ring the council and PAY for the main pass and 2 visitors passes that you actually get.It has been 10 months now and STILL things are yet to be completed and they simply don't care apart from the commission they get on a monthly basis. I have been without smoke alarms since early March and still yet to be fitted even though the Electrician says it is dangerous as Health and Safety they NEED to be fitted. They were 4 years out of date.I would say around 4 sets of contractors have been out to the property to " Look at " things and they have all said that Prospect are terrible at communication to them.I still have had no real apologies and they are now demanding for me to tell them when I am moving out as they clearly are just looking to rent it again so that they get their commission again each month.Outraged is an understatement.I could name a lot of names but simply try to avoid if at all possible.Simon
