Here's my honest review as a recent buyer from Linden:Lets face it, all big housebuilders are working to give return to shareholders. As such, they build as quick as possible, and build to a price. Snags are to be expected.However - the number of snags, coupled with the arrogance of customer services made us regret buying. There were about 25 things that needed fixing. I don't want to say what the snags were in case Linden identify us and go to town on us with lawyers - that's the sort of company they are.They attempted to charge us for two of the snags! I objected to this and we've heard nothing since.My advice would be to steer clear unless you are prepared for 6 months of stress and frustration. Their one saving grace was a great site manager at the end of our struggles that actually got things done. He wasnt afraid to yell at the hideous apes that Linden employs to work on site in order to get things fixed for us.If I was a senior boss at Linden (or indeed a shareholder), I'd have major concerns for the future.

This is a genuine review.We bought our finished house (The Cheltenham) in May 2019 and moved in in July 2019 due to our jobs and we have had a very good experience with everything so far and our pleased with our choice.Neil in the Sales office was competent and not pushy allowing us to choose between a couple of plots. He was helpful and answered all our questions.The buying process was quick and efficient as we weren't in a chain as we had sold our flat previously and were renting.The move itself was easy and I cannot praise AJ, the site manager, more. He really goes beyond to sort out any issues, has a real attention to detail and genuinely cares that you have a good experience. He's also my toddler's hero and is always so nice to him. No snag is too small and he will keep chasing to get it sorted.The site at Cleeve View is nicely thought out, wide streets and plenty of parking spaces. Also a decent amount of greenery so you don't feel hemmed in. Our garden is a decent size and the double garage is enormous. As is expected we have had a few snagging issues such as paint work, some wall dents (mainly caused by the wardrobe fitters), a fan not wired correctly and the patio doors warping. Nothing we couldn't live with till fixed. We do have a couple of improvements to suggest though:-I would say that the contractors that Linden use can be a bit hit and miss. The wardrobes (paid for by the interiors package) were fitted by Goodings and they had to come three times to make them work and even then left holes in the walls for Linden to fix. AJ was on this very quickly though. We had an issue with a painter not completing the snagging list so had to have another visit. Luckily I was around but I can imagine if you were working it would be frustrating.Also it is a shame that Linden choose to cost cut in certain places: --The Indesit appliances feel quite cheap. The double oven only came with two racks and the fridge with one shelf and a bottle shelf which is pointless. -No higher units in the utility room (have had to buy more ourselves and pay to have them fitted).-A lack of sockets or positioned in strange places- Irritating that you can only turn lights on/off from one switch in the family room/ dining room/ kitchenOverall I would definitely recommend this Linden site and others on here and in the street are all happy with theirs.

Where do I start?!?Writing this with tears streaming down my face. We purchased our dream home in December 2018 off plans. We had been shown around a show home which we loved and decided this was going to be our forever, family home.I couldn’t have been more wrong!! We have had nothing but issues and LINDENS couldn’t be less bothered if they tried.I’m heartbroken. It’s been 4 weeks since we moved in our house and still it is a mess. We had so many things that needed fixing in our home, that many it got to the point every wall in the house needed to be sanded somewhere, repainted and re glossed. We are on week 3 now of lindens rectifying these issues and still there is so much to do. We have been moved out all this week in the hope that they would get in and get on and get the house finally finished for this weekend. Well, they haven’t! We are all camping in the living room tonight as that’s the only room that is anywhere near done.We have complained to LIndens many times. I’ve begged them to finish it so that we can start living a normal life again but they seem to take no notice, sending in the odd person to do the odd bit of work here and there.Since taking our money off us for the house, the site manager has gone off sick, and no one seems to know what they are doing or even care!!No one wants to help with anything. The contracts manager is rude and talks to us like we are just a nuisance and yet we can’t even sleep in our own beds. I don’t understand how people can just not care?!? This is our home, our belongings. We have just given them £400’000 for our house and yet they have no respect or care, for us or the situation we are in. School holidays with 3 children, and both still working. It has been nothing but torture.I wish now that we never bothered. Once LINDENS have your money they stop caring. It seems we are not the only ones having issues either. It seems to be a common thing with the last 4-6 houses on a site, they get the scraps. All the decent tradesman moved to a new site and then bodge over bodge is all we get from cowboy builders. We have really been trying to kick our feet with them this last week as all we want is to be able to enjoy our home but sadly this isn’t in sight any time soon.We sent an email of complaint to the director of the site our house is on and didn’t even get a reply. The contracts manager is rude and calls us a nuisance, the site manager went off on sick and the assistant manager has not got a clue.I’m totally broken. This whole situation is making me contemplate suicide. That is how low I am. I just don’t understand. How? Why? Why the aftercare is so bad. How do people sleep at night when they are causing so much hurt and pain to someone else?!?If you are thinking of buying a house from lindens DONT!!I am trying my hardest to hold it together but I am struggling. This last week I have slept at my dads, mother in laws, in the car. Lindens have offered no help, leaving us to fend for ourselves and have dragged their feet in getting anything done. If I could give Lindens’s ZERO stars then I would.

We purchased our new home from Linden nearly 2 years ago now, and honestly, we couldn't be happier...We thought we'd leave it a few years before leaving a review to avoid tempting fate..The whole experience of purchasing our home to moving in was smooth. We dealt with Gemma from the start until the day we moved in and she couldn't have been more helpful. As far as the snagging list went, compared to the Bovis home we bought 10 years previous, it was relatively small. A few touch ups here and there but all were dealt with in a timely manner. The customer care team occasionally took a day or so to get back to us on a few minor issues, but overall, they were efficient.A special mention to AJ (site manager) who has consistently gone above and beyond in making sure that we are happy in our new home. I'd have no concern in recommending Linden to any potential home buyer. Actually, we already have.

We moved into our new Linden home at Cleeve View exactly a year ago and have been delighted with everything. We needed to move very quickly and thought we would have to live in rented accommodation for a couple of months but Linden pulled all the stops out to get our house ready in time. Since then we have had a couple of minor snags which have been fixed very quickly to our complete satisfaction. I don’t know about other developments but we would certainly recommend Cleeve View to anyone.

I am a construction solicitor and have been in the industry over 9 years, Linden home Hawkswood Bicester development is by far, and without question evidence of how bad the construction industry can treat residential purchasers. It is so disappointing that a company can be so poor for itself and as an industry as a whole. I bought a new build home in 2013 from Barratts and the experience was easy and I was kept up to date the entire time. In 2018 I decided to move to Bicester. My partner and I agreed with Linden to do the part exchange, we came to a decent deal and it was agreed the house would be completed no later than September 2018. It was at piling / foundation stage at june 2018 and we resisted exchanging as knew in reality they would not be able to complete the entire in 12 weeks. They promised us it would be and assured us multiple times we would not need to remortgage If (worst case scenario) there was a delay. We are now February 2019 and still waiting. 3 mortgages applications later and still Linden ignore us, lie about completion dates and cancel appointments 30 minutes before we are due. There is no engagement or apology for the strain and stress they have put on our lives and I regret ever agreeing a deal with them. Avoid at all costs, there are good residential developers out there, sadly Linden is not one of them.

This builder shows no consideration for site safety. The front doors of near-finished houses in Boorley Park are left wide open and there are big gaps in the fences. Almost every weekend teenagers go onto the site, inside (sold) houses, up unsecured scaffolding, ... This shows very little respect for the customers who spend a lot of money on these houses.

TrustpilotI give my new house just half a star!
Having bought a so called five star home from them it was soon apparent to me that I had made a huge mistake in buying a Linden home. The quality of the build is in my opinion not worthy of one star! It was not only my opinion but my neighbours and many others on the estate too. It would take far too long to list all the problems, but here are just few. Six inch nails used to attach wood cladding which left five inches exposed inside my shed. It needed just one inch nails. Who was the shoddy "skilled" carpenter who did that. What shoddy sub-contractor employed him and why wasn't it picked up by the Linden project manager. It would appear that they just don't check any of the work that is completed by contractors. On viewing my new build prior to completion I found several six inch squares cut out of the plaster board above my wall socket. Apparently there was a fault with the wiring and they had to cut out all these squares to find the fault. And then there were four inch gaps in the plaster board around every interior door. Why I asked? Well someone had cut them to imperial measurements instead of metric. So every door entrance in the house had to be filled in with slithers of plasterboard and plastered over! My new house, together with 30 or so others in the road backed on to a field. We were assured by the sales person, as was my solicitor and the solicitors of other purchaser in the road, that drainage had been put in place to prevent flooding from the field. All lies. A drain had never been put in place. Consequently all the gardens in the road were under water as soon as there was a significant downpour. The remedy was to dig up all the gardens in the road and lay appropriate drainage. This left us without a garden for most of the first year we were there. The problems are endless and in my opinion are created by using the cheapest, shoddiest, contractors they can find who employ shoddy employees who lack not only the basic skills, but pride in the work they do. Then of course the ultimate responsibility is for Linden's to ensure that when a contractor finishes their work that it is thoroughly checked. Goodness knows how many other horrors are lurking behind the plaster board and under floorboards!!! If there was only one house left in this world and it was a Linden's I would choose to live in a tent!

Credit where it's due. People come here to complain but people rarely give positive feedback. We purchased a new home at Northstowe "The Boulevards". It was frustrating getting a completion date and it was a month delayed due to some terrible winter weather but it was understandable. All the staff have been fabulous... smiley, friendly and happy to help. Yes of course we have had a lot of snagging and the quality is poor in places (but that's to be expected with all new builds) but Linden are going above and beyond to get everything ship shape.Special thanks to Val, Carla, Jake an Paul the maintenance man.

TrustpilotEstate plans change for the worse after purchase
After selecting a secluded plot close to the edge of the development, the estate plans around our plot have drastically changed from what we were told and shown at the point of sale and customer service are no where to be seen. Over the last few weeks, linden have built a footpath directly in front of our house connecting both ends of the estate, and the foot traffic is now much greater, despite vocal opposition from ourselves and neighbours in our street. They are building a footbridge metres from a neighbours kitchen window, and boldface lied to her when she questioned what they were building as it was not on the original plans. Be very wary of buying a house with this company unless you do not care what they built around you.

Absolutely terrible company. Do not buy from them. The sales team are lovely until you are locked into buying and they couldn’t care less. The mess of the property and amount of snags on handover was terrible. Over 2 years now and still snags outstanding. Customer service is non existent! Recently found out that they have never put insurance in place for the block of plates and never undertook a fire risk assessment, even though we pay a monthly service charge. Stay clear of this company.

Bought a house on Bishops Grange in Higham Ferrers. Along with most people here it was a bad experience. They completed outside of the timeframe we were given, calling us on the first day of our weeks holiday in Spain that we would be moving in 2 weeks. Nothing was packed at all! No snagging inspection, they say they fix afterwards. So, we had to have the driveway corrected as the water didnt go down the drain and fell all over the grass, lino in kitchen stretched as not glued down. House was rendered and looked so uneven a monkey could have done it. Most of the houses on this estate, including ours, needed the render done twice. Customer service is a joke. No service. They are just there to faff you off. It gets to the point where you have to fix things yourself - including the toilet that had been drip drip dripping water under the lino downstairs until we noticed that water was creeping up the door frames from 4 months of wee and excrement leaking out. Even the showhome was sold as substandard - they were trying to convince the buyer of that house that bigh breeze block sized cracks under the windows were normal. It was only when the buyer saw scaffolding up our house for 3 weeks that they realised leverage could be had to get Linden to actually put it right. When you spend £360k on a home you expect some decent service. From the on site sales office, to aftersales, Linden are just rubbish.

Terrible customer service. We bought a house from Linden back in 2014 and it was a very stressful experience. They finished the house 6 months after they said they would, with no explanation during the wait, other than ‘unexpected issues’. When we called up to find out more information we were treated rudely and they were slow to get back to us. I couldn’t ever seem to speak to the same person so constantly had to repeat myself and recieved the same none answers. The garden was half the size it should have been, and we had to pay for a lot of extras which should have come as standard - a shower over the bath in the family bathroom was an extra £1000. Wardrobes were crazily priced. We ended up paying for one bedroom to have a wardrobe in but it was not worth the money. Just lots of big empty spaces with no storage ideas to speak of. The house itself was a split level town house style. We knew there would be one or two stairs between every room but there ended up being 7 between each room. Meaning about 35 stairs in the house. This has meant selling it on has been tricky as it’s such a weird design. We bought a house in Teddington Fallow Place.

Moved into the property 2014 and logged all the snags with the property. Leaky windows, leaky bath, leaking under the sink, no plugs, doors leaking, taps broken. Some repairs - well if you want to call them repairs - have been made but still fighting now for my replacement door from 5 weeks ago which was promised in an email. Everything is logged from day one yet they still fail to respond to complaints!! They don't even know what good customer service is - overall rubbish company and I am now escalating all issues legally and will let everyone know via social media how bad this company is including showing prospective buyers at new sites the pictures of how rubbish the work is in the properties and emails!!!

If I could leave 0 stars I would.If nothing goes wrong with your home you will be fine-but any snagging at all and you are in big trouble. We have been living with a bad leak and no ceiling in our kitchen for 2 years and have a 15 month old. There is mold growing and linden will not get it sorted. It's constant dragging of feet. Please please don't buy from them. It's not worth it.

My review is solely based on the experience we had reserving our plot in Gloucester. According to the sales representatives at the estate,the Head Office changed our plot (which was £435 000) to 50% shared ownership without first communicating with the Sales team which was dealing with our case,as we had a already started the process of selling our old/current home with their Part exchange and could only reserve that plot once our house was sold. As compensation they offered us a bigger house ,at the top end of our budget which was (£450 000 incl the additionals we wanted) and agreed to give us the additionals plus the bigger house (which had been already reduced to £450 000 before we had our issue) for £450 000 which would have been enough to get the house plus additionals with the house we initially wanted.To cut the story short we are not getting any additionals or anything else anymore as we didn't mention it before signing for the reservation, which is our fault really as we didn't get the offer written down but rather as word of mouth over the phone. So please if they give you any offers have it in writing and also before signing the reservation, claim all of the offers they offer you for that house or plot. We were not well informed and were just under the impression that we are paying £99 to reserve the plot only.
