Absolute joke

Absolute joke. We were promised so much and they delivered so little. The street we have lived on has been completed for 3 years and we STILL DON’T HAVE A ROAD SURFACE. Each time I complained we were told it was someone else’s responsibility despite it 100% being theirs.They built the garden at a slant with a raised path which has a section only connected by the corners. This means we can’t get our bins in and out without having to carry them. I’m disabled so that’s not always possible. We were told they would fix this but never did and when I told them this they said it’s not their responsibility. Now we have to leave our bins out front all the time much to the annoyance of our neighbours.Our garden “soil” is mostly clay so nothing grows. Even the grass struggles making most of the neighbours resorting to fake grass or just giving up. I tried turning the soil and found it is filled with bricks and BROKEN GLASS. When we complained we were told the following (copied and pasted from email):“although there is a requirement for the first 300mm of ground to be free from significant obstructions, there isn't a requirement for us to remove clay sub soil and substitute it for another type of soil”So apparently bricks and broken glass filled soil is fine. And the fact it’s CLAY not SOIL is also not a problem. I told them this and they responded (again copied and pasted from their email):“as per my previous response, landscaping isn't covered by your warranty and the maintenance and care of gardens is the responsibility of the home owner”We were told the house (structural, pipes and wiring) was covered for 5 years but after a huge leak in the bathroom we were told it was actually only 2 years and we had to sort it ourselves. They don’t care at all. Once you are in you are no longer on their radar.

Moved in 4 years ago. Pros- The house itself is a great design, maximising space and practical - minor snags sorted quickly Cons- Our rear garden has a 4ft retaining wall that runs half way across the back boundary. A 6ft fence panel placed on top of the wall is side by side with a 6 ft fence panel on the floor.. this means that one fence panel is 4ft higer than the other and looks ridiculous. A huge eyesore that made us embarrassed to have people visit.After threatening to publicly share the photos of this the director did come out and gave us £1000 towards trees which we were pleased with, however due to the nature of the soil.. mostly building rubble and swamp - the trees quickly perished. Which bring me to my next point. - the rear garden floods for 80% of the year (we have a dog that then drags this in the house) as the site is on a slope and we are at the bottom and get everyone's rain water. Complained for 3 years almost once a month, had 3 different managers out and just got told that they would do nothing about it. This would be an easy fix of adding a few drainage channels in but they simply did not care once they had taken the money.- we are so overlooked that there must be around 15 houses/flats that can see into our rear garden.. the steep incline does not help this. I can actually see some of our neighbours at chest height in their own garden over the fencing. - the site has very few footpaths, when asked how i can teach my child to stay out of the road.. i was advised that our street is a pedestrian safe zone, yet there is no signage to lower speed limits etc. I imagine they removed more footpaths to squeeze in additional housing. - the childrens park is situated at the back of the estate right next to a 60mph A road, the only thing separating the children from this road is a barbed wire fence (surely this is inappropriate next to a childrens play area) and a row of trees. I agree children should be supervised but there is nothing stopping a car coming through those trees following a RTA. A very poorly placed park that i am sure is violating some health and safety aspects. - the ladies on the phone to customer service were lovely however the incompetence of the manages let the team down, from losing notes to not filing reports - the list of let downs is endless. - The layout/design of the whole estate is poor and it should never have been given the sign off. - based on our personal experience with CN, we have decided we will never purchase a newbuild again and look forward to moving off the estate when we are able.

Customer service is awful! When they do reply it is short with no understanding of the situation. I recently sent an e-mail regarding a missing smoke door seal that was never fitted when I purchased. I was told I would need to purchase a replacement?? Once I have calmed down I will reply!!! 😡

Trustworthy, highly recommended developer

The whole experience with Crest Nicholson so far has been seamless, as soon as we looked at the Claybourne development I knew it was where I wanted to live.The interior of the house ticked every box - the thoughtful layout, the amount of space, both main bedrooms having an en-suite and the incredibly high specification. We have looked at a few new developments and not been able to find what we were looking for, so to say we were super excited was an an understatement!Lesley Kelly has looked after us on the Claybourne site, she is approachable, friendly and within a couple of minutes knew exactly what we we were looking for. She is an an absolute pleasure to work with.We were able to take advantage of the Smooth Move scheme which meant selling our current house was all taken care off and we were able to reserve our preferred plot. I am looking forward to selecting my interior choices within the next few weeks.I would highly recommend Crest Nicholson as a trustworthy developer, we are incredibly excited about moving into our new home very soon.

- Took the keys to our house, and immediately flagged various concerns. All done within weeks of moving in.- Had to hire a professional snagging company, who found 127 defects in the house- Poor quality of paint finish, dents and cracks on walls, fittings, skirtings, window frames defective, windows fitted out of angle, radiators fitted out of angle, broken parts in kitchens, bathrooms, disconnected pipes, poor roofing, poor laying out of loft insulation, the list goes on...- Now a year on the property, we still on email wars trying to get attention to fix year old issues.I could not recommend enough that you steer clear of Crest Nicholson's properties. This is similar to issues with my neighbours and other friends who also bought CN houses in different locations.
