Arins are dishonest and liars

A company phoned Arins to check for the property prices sold in and around Earley area in Reading. Also the company asked about my property and what price will you value at? Harry Hook who answered the call gave a very low valuation of my property. That put off the potential buyer. When I confronted with Harry Hook he started blaming his colleague Josh and said that he has listened to the telephone conversation which happened between Neil and Josh. However, he then stated that Josh was incorrect in his assessment and that he apologises to both me and that company but the damage is already done. The buyer is not even answering my emails or phones. I would suggest stay away from Harry Hook and Arins.

I had an an amazingly positive experience with Harry and his team and would recommend them to anyone. From the outset, Harry really listened to my opinion and concerns about selling my property. The way they booked viewings for the property was brilliant and meant minimal disruption for me. He and his team were SO quick and efficient with everything they did. Arins is by far the best and most focussed estate agents in the Lower Earley area, and I can say that having tried one before and spoken to others multiple times. Harry is an outstanding branch manager, and what I felt makes him stand out in the crowd is his honesty and transparency - he won't oversell and won't try to dodge your queries. He handled both the sale of my property as well as my onward purchase for me, and it was a pretty difficult chain situation IMHO with a seller who kept changing his mind! And this is where good estate agents stand out - it is not about just doing viewings - but ensuring they follow up with all stakeholders like Buyers/sellers, Financial advisors, solicitors and surveyors consistently and this is what Harry and his team delivered top notch service. Without them I can safely say we won't have been able to complete before the Stamp duty holiday expired, saving us £000s! And oh did I say, my buyer had backed out 1 week before we were to exchange, but Arins was able to get me 2 offers within 2 days (yes 2 days!) and arranged 7 viewings! That was pretty unbelievable. Both Theo and Dan were great too - and always eager to go that extra mile - even if it means emailing confirmations late in the evening to put your mind at peace. Amazing customer service and I wish the lads all the best in their career ahead.

We sold and also bought the house from Arins in 2020. I probably spoke and dealt with all the members of the excellent team including Alan, Dan, Theo and Ryan. However I would have to single out and praise Mr Harry Hook for his excellent service and assurances he provided us. He was always there for us from the beginning till the end. Pandemic made things a bit trickier as we were put into 1st lockdown the very next day after our house was put on the market. Harry and the team always communicated to us clearly and briefed us on the effect of lockdown which proved to be vital for us as we were thinking about withdrawing our property from the market. Likewise on the property we were buying from Arins, Harry made sure that we were always informed about what was going on. We viewed the property multiple times without any hassle. When it came to solicitor and conveyancing we did have problems but Harry played a big part in dealing with these matters too and the end result was that our house was sold on time to a highest bidder which allowed us to secure our dream house. Great work by the team especially Harry! He was efficient and helped us every step of the way with our house sale. We originally went with an online agent but they fell through when the offers were made and we lost out on potential buyers. I can't praise Arins and particularly Harry Hook highly enough. We first came across Arins when viewing a house, liked their approach, and after asking around we heard good things from other people too. Harry had some different ideas about how we might sell our house and after running an open day we had 3 asking price offers within a week of going on the market. He was persistent in finding us a place to buy which again happened quickly. We then hit lockdown and I saw lots of other chains break down but Arins were key in keeping ours alive. Communication was excellent and open from start to finish. I really felt I could trust Harry (how many agents can you say that about?) This was my 4th house purchase and with some agents you wonder what you're paying them for. That's not the case with Arins. They work hard for you and I'd recommend them all day long.

I would say the worst estate agents I have dealt with in Reading! Richard made all the promises that he would sell the property like all estate agents and that he was different, communication is important to them, etc etc was all a lie and a con. The message passed to us from Richard was not passed down to his estate agents who turned up late to viewings, some viewings were not confirmed and buyers don't even turn up. Constantly asking me to devalue my property by reducing the offer as they couldn't find anyone to view, was all a farce and the worse customer service! The breaking point was a viewing that Arins estate agents organised that didn't turn up yet they said he did and are awaiting feedback but can't get hold of them. My wife was at my neighbours, opposite the road and saw no one come into the property, not even an estate agent and Richard had the audacity to say the viewing went ahead cos there were "notes on the system". When i requested to cancel the contract, Richard was very unprofessional and got rude saying I "need to honour my side of the contract". This was for their benefit of course, for their bonus/commission. In the remaining two weeks of the contract, they didn't bother at all and there was no viewings which proved my point that they are poor in providing a basic standard of service. So avoid at all costs!!! Don't fall for Richard's empty talk about being the best at what he does, he really isn't.

Arins were fantastic throughout the sale of my property. Their regular communication ensured we were always on the same page, and could progress things accordingly. When a buyer fell through, at absolutely no fault of Arins, the property was put back on the market within 24 hours and a new buyer was quickly found. Harry Hook was a pleasure to deal with throughout and I found the other agents I encountered during the sale to be useful and professional.
