Ever since Emma took over the Devonshire House as the Property Manager, things have been much more organised, long term maintenance issues were identified and resolved, and the communication with tennants have improved significantly with proper reasoning and transparency provided when required. they are bloody useless

they are bloody useless, our house is awful in bath - the kitchen flooded 3 times since moving in, our garage is unusable, our garden is unusable, the lights in the top room didn’t work for 6 months and they do nothing about it. DO NOT GO WITH LOC8ME FOR STUDENT HOUSING!!!!

I have been looking for accommodation in Leicester for a few months now, and I have to admit, loc8me have been the most prompt and efficient company I have used. They are easily accessible and responded to all my queries in a timely and trustworthy manner. I would especially like to thank Fern, she was so patient and kind towards me. I especially appreciated how she suggested different accommodations for me, as well as sending me videos of the rooms. I couldn't recommend enough :)

Save yourself from hell and don’t choose Loc8me.

The theory that if you gave a bunch of monkeys type writers they’d eventually write the complete works of Shakespeare is simply not true, because if you gave a bunch of monkeys type writers you’d end up with Loc8me. The staff were not pleasant at all, the nicest people we had to deal with were the third party rat exterminator and the 19 year old fire alarm man who clearly didn’t want to be there. Loc8me didn’t do any maintenance when we requested it, taking over a month to change a lightbulb. We had a massive rat problem at the property which loc8me was extremely slow at dealing with meaning we lived with rats in our walls for several months. Loc8me told us they would not provide us with a bin… because the rats in our walls were considered a non emergency. It took pictures of a half decomposed half seagull eaten dead rat to convince them otherwise. Furthermore I was repeatedly threatened with legal action over missing fees, which were not missing… I had paid my fees upfront since I’m an international student. Loc8me kept saying I was skipping payments since I wasn’t paying monthly and started threatening me with legal action against me and my guarantor, which I don’t have, because I already paid upfront. They ignored all my emails that I sent regarding the situation and even blatantly ignored the WhatsApp message I sent to our representative, I saw that the message had been viewed, they just simply didn’t care to respond and continued with the threats of legal action. It was only after a very heated message that they finally called me to sort the situation out and revealed that they had my proof of payment the whole time. So they were threatening me with legal action for no reason… Dante was most likely thinking of Loc8me when he wrote Inferno, because Loc8me definitely takes up the first 5 rings of hell. Don’t choose Loc8me.

Flats are constantly being broken in to and tenants threatened, and Loc8me won’t even install a proper lock on the front door, let alone CCTV or burglar alarms! What a joke. Won’t even meet with us to discuss the issues property, been going on for 6 months.

If I was able to rate this company lower I would. Genuinely had the worst experience with them, from regular accounts of people walking into my house with no knock or 24 hour warning (which is illegal) to not getting a highly serious mould issue I had dealt with. Anytime there was an issue that needed sorting they would never reply, we weren’t notified when we moved in that the room was STILL having building work going on and wasn’t finished. The amount of people we had come into our house un-notified was ridiculous, especially when living in a studio flat where the front door leads to the bedroom (you can imagine the stress of just being in bed in your own home). This company is run to make as much money as they can and as cheaply as possible, they breach so many regulations and laws that I am shocked they are still running. For anyone looking for compensation from this company or to complain, go to Property Redress Scheme (hint, it’s at the bottom of their website, ironically). They know students are too scared to say anything and will pay as little as they can just to have a home and this place takes advantage of that, renting out dangerous and cheaply put together houses. Also just to say, no one is believing all the five star reviews you guys have, that just happen to know people on a first name basis.
