Went to see a property with a very professional and friendly agent, she even took me to another property which I liked more. I used WhatsApp to reserve the room. They texted me to send the details and we will write the contract straight away. I sent the details back within 5 minutes. They texted me back the next day that they gave it to someone else. Very unprofessional and wasted my time.

I’ve had a really bad experience using this letting agency. I must have been walked in on while wearing no clothes around 10+ times. I was told because I received an email the evening before (sometimes they’d show up at 9am the following morning), they had a right to do this. Common decency is thrown out the window and if they want to walk in on me naked for a viewing, they will. The woman I spoke to on the phone even seemed annoyed that I would not let her walk into my home at any point she wanted. Even if I check my email regularly, if I check it once a day, I will miss an email notifying me about a viewing. Renting through Loc8me is not a job. I am paying them. So, why do I have to check my email multiple times a day everyday as if they are an employer? You can have viewings for four days out of a week, each week, in the place you are inhabiting. Loc8me don’t care how disruptive that is to your schedule. Furthermore, they have your phone number and will text when it’s convenient but never for a viewing. Since then they’d actually get tenants who reply back to them and tell them the time of a viewing is inconvenient.

No communicationTried to stick me and other tenant for a £3000 utility bill within the first monthHouse was disgusting when we moved in, couch broken, mattresses stained, mould behind wardrobe etcDoor handle broke, reported the issue and months after only after having to make a formal report to the council did they shoddily fix it on the same day.Asked us to move out early but because of lack of communication we only had confirmation of the move out date a few days before hand.Trying to get the deposit back is also a nightmare as the images on their inventory list they send you are low quality, blurry and angled in such a way to hide faults, the images are also extremely out of date. (e.g. clean bathroom in image, toilet wad stained everywhere. Walls looked fine, walls had mould and had damaged wallpaper)Terrible practices, terrible communication, a truly horrific contract and horrific living conditions.When I last checked trust pilot shortly before moving out they were at ~2.7 stars so rating seems to be botted too. EXTREMELY UNTRUST WORTHYAVOID AT ALL COST

Loc8me do a great job of appealing to young, naive freshers with their flashy, modern branding and charisma when luring you in to sign a tenancy, with lots of nice sounding benefits. Although the houses look well furnished in the pictures, upon moving in you’ll find everything is of such poor quality, it breaks under general wear and tear. But don’t worry, the insurance they miss sold you won’t even cover any of it. (We were even without hot water, showers or desk chairs for a good duration of our tenancy). Then once you have finally moved out & never want to go back they’ll send you off with a fat bill to pay for their renovations. Outrageous prices like £1800 on paint for walls being marked. Would’ve rather lived in a box. *UPDATE* And ofcourse any bad reviews on here are met with one of their shady employees claiming you never had a tenancy with them (You remebered me in your bulying emails though right??).... All their bad reviews they claim are fake and they hand out free pizza to anyone who gives them a good review. Even a year after living with them they continue to bully and harass us with outragous emails and invoices. STAY AWAY!

Student property next to brothel

Our student property located next to a brothel leading to constant knocking and harassing at our door during the night, leaving the female tenants feeling unsafe and uncomfortable. Loc8me failed to inform us of anything, and despite us informing them of the issue they said nothing to the 4 new female tenants moving in after us. Additionally, there was a break/vandalism early on in the tenancy but no extra security precautions were taken leaving us to purchase a camera - instead loc8me insinuated we had something to do with it despite knowing the previous tenants had not returned a house key and had issues with the company due to the security deposit (something an agent told us). The property was at least modern and nice, however, the property agents managing our house consistently changed so there was sporadic and unorganised communication from them.
