I have no idea where all the positive reviews have come from. Urban spectrum were property managers for our old flat and were absolutely appalling at sorting maintenance issues, leaving us with no washing machine and glass from a shattered shower door for an extended period of time. Extremely rude and condescending on phone calls and did not seem to understand that we couldn't pick up in office hours- but they didn't want to email us as we would have proof of their broken promises. Avoid like the plagueNegativeResponsiveness, Professionalism

Avoid this estate agent. Called on Monday to arrange a property viewing, was told they'd get back to me by the end of the week. Unsurprisingly no call back so called again to be told I was mistakenly recorded as a "no show" from the previous weekend. Finally booked the viewing, was told to call the office upon arrival to the property. They told me to ask the man behind the counter in the pizza shop next door. The poor man had absolutely no idea about any viewing or did not have access to the property. Waited a further 20 mins and no one else showed up. Really unprofessional, feel like they made a fool out of us.

If you've ever rented in London you will know how horrible in general it is to deal with most property agents. Not the case with Urban Spectrum. Whenever I have had a problem and the flat I was staying in needed a repair or maintenance, the staff have been on it right away and have worked to the best of their ability to have the problem rectified. When I decided to leave my rental early, I had organised for a replacement who fell through last minute. This left me not very much time at all to find another replacement but I did less than one week before I was due to leave. Shazad quickly processed the contract and security checks for my replacement and I was able to leave when I needed to. Without Shazad fast-tracking this application it could have been a disaster for me. Thank you Urban Spectrum.

Absolutely appalling service ending in a false reference provided by the receptionist after the company (despite saying that they would release us from contractual obligations in recognition that they had misled us when signing the lease) gave us a poor reference saying we had not giving our contractual notice - even though they had in writing that we would be giving notice. Nothing but trouble at Apex house and the company had a total disregard for tenant H&S, required updates to the building Anyone looking to rent at Apex House, Northfleet - avoid like the plague. The flats are lovely but the property management company is a nightmare. Also, they have had planning permission to build a 4th floor since before renting the flats out to anybody - but did not inform anybody of this! We currently have a Subject Access Request outstanding which the company are refusing to honour because they "find it ridiculous and we should have all emails"

They are,in my opinion nothing short of slum landlords. A crack appeared in my window and I requested it be repaired.This was 3 weeks ago,and still nothing.they have increased my rent twice in six months but are not prepared to invest any money in the property. I asked that they send someone around who has a cscs card and was immediately called a racist because all their staff are non white?I don't know how that makes me the racist ! I wouldn't advise anyone to have any dealings with them

Whoever answered the phone on Wednesday 15th March 2017 was just about the rudest and least helpful person I've dealt with over the phone. Put me off using them straight away. Then I asked about a property and just said yea that's unavailable now... I said it's advertised in your window as of 5 minutes ago... 'oh that one, that's gone too'... so you don't have a website and 1 of the 3 properties you have advertised in your only place to advertise is unavailable? 'Yes'. Ok bye, 'bye'. They would respond to problems incredibly quickly, including sorting out an issue with our gas supply within 24 hours and helping me get back into my flat after I locked myself out on Christmas Eve. They were also prompt to call me if any payments were late and contract renewal was an incredibly straightforward process.

Initially, the staff weren't really attentive and it also felt that they were understaffed so some things needed several reminders to sort out. Over the past year though, they have been attentive and quick to respond to issues both big and small. I even receive update calls without needing to chase. So, all in all, a greatly improved experience.
