In environments involving vulnerable residents, the standard of behaviour from those in authority must be beyond reproach. Leadership sets the tone for staff treatment, tenant interaction, and organisational culture.
Where there have been previous concerns raised about management style and professional conduct, those concerns do not simply become irrelevant when someone changes employer.
Housing providers working with vulnerable individuals have a responsibility to ensure meaningful oversight, accountability, and safeguarding scrutiny for those in senior positions.

Lived in the Uncle Elephant and Castle for two years. In that time the place has turned into a student halls of residence and not suited for professional people. The new customer facing management team have no customer relationship skills what so ever and treat residents like cattle and are rude and abrasive. The BUILDING: The building management team are slow to respond to requests regarding maintenance issues. General maintenance of the communal areas is poor, dirty carpets and graffiti on the walls. The lifts are frequently out of service, and the rear private garden is over run by the neighbouring council housing tenants.The one great thing about living in Uncle Elephant is the Concierge staff whom always go above and beyond delivery customer service.

Uncle is lovely. The building puts on events every month and management are quick to respond to any issues although they aren’t always able to resolve them despite (flat did not come with the furniture we were told it would have and they were unwilling to resolve this as they didn’t have the space to store the furniture the flat currently had). The management team are however very good at keeping everyone updated when there’s any maintenance happening.

The flats are high spec, spacious and I’m really enjoying living here. The staff here are friendly and welcoming particularly John who always greets me with a smile. It’s a convenient commute to my work in the city of London, so I highly recommend it.

I've been living in Uncle Wembley for almost a year now. I'll start with the good and move onto the bad.The apartment is very well constructed, mostly good quality fittings (the kitchen fittings are a little on the cheap side compared to the rest of the finish of the apartment, for example). The appliances are all good quality and modern, and it's well insulated for the most part. The bathroom is well fitted and functional. The integrated heating system the building has is a good idea (although the supplier themselves and the lock-in that provides is questionable - it has worked consistently). The internet is fast, infrastructure is sound and well engineered. The front desk staff are all friendly and excellent people. There's plenty of small good intentions, the package delivery/management system they have going on works well, the lobby is a nice place to be/wait for people.But there's little things like the sink/cooker hob not being sealed in, under sink bin being fragile and breaking, exterior windows being not quite fitted correctly etc. - all minor maintenance issues which have for the most part been corrected. The building was brand new when we moved in and there were plenty of snagging/commissioning issues. However the ongoing trend seems to be toward a lack of maintenance which is concerning.The location is okay - Wembley is a cosmopolitan place and has excellent transport connections (except on event days when it's chaos - be aware!) Access to NHS services in this area is very poor (beware). The building also sits at a confluence of two roads which have a lot of emergency traffic - expect to hear sirens fairly consistently. With the windows closed the sound insulation is not bad, but see later points around solar mitigation and comfort in summer.The layout of the apartment (this is a 1-bed, open plan style). Means there is no separation between the kitchen space, living space and hallway. Combining this with the way the ventilation system has been designed, and the spec of the fridge leads to a combo of compressor/fan noise which may not suit those sensitive to such noises. There is little in the way of solar mitigation built into the building design (e.g. external shuttering), which combined with a lack of air conditioning makes for very hot summer days. The blinds - while intended to be 'blackout' style - do not completely black out the windows and the building's policies prohibit using your own window coverings in addition to them.The main downside that has emerged through the pandemic (we moved in just before the second lockdown) is that building security is fairly lax. The foyer is monitored only during business hours (9am-5pm Mon-Sat). There is an out of hours emergency line, but this is fairly unresponsive to anything but actual emergencies. Aside from intervention from residents themselves, there isn't much stopping anyone from following you inside and riding the lifts up to the common areas like the roof terrace (a seemingly increasingly common occurrence as we move out of lockdown). My partner and I have had a few incidents of encountering people who don't live here - which has led to a feeling of insecurity in the building. The really bad thing is that these concerns haven't been addressed by Uncle (who have been increasingly unresponsive to emails over our time living here).There is a small gym in the basement - when this has been open it's been a useful space. There hasn't been a great response by Uncle to the pandemic in terms of providing access to this and other common spaces however - which speaks to a general lack of community engagement by management here.We rent a parking space, this is a relative luxury in this part of London but I'm including this info because you may want to know. The parking is split between two areas, our space is on the 'outside' and relatively unsecured. There's little management of the spaces/parking which leads to issues of being blocked in semi-frequently. This seems to be a general problem with the way the building has been designed since there isn't really enough space for deliveries/pick-ups/waiting etc.Overall this feels like a high-end product that has failed to find a market, and a combination of the pandemic and other economic factors have left Uncle to need to fill the apartments however they can. There's been no effort put into building community (despite suggestions to do this via online circles during the pandemic, for example). This combined with the lack of commitment to security in the building, lack of engagement with residents, the ongoing building site next door (5-6 days a week of building noise, closed facilities due to Covid etc. makes this a very poor value proposition given its' premium pricing and location.

Do you want to experience what feeling robbed is ? Do you want to find the perfect place to throw your money ? If so, the UNCLE Elephant and Castle building is the perfect building for you.I currently do live here and cannot wait for my contract to end. Unfortunately, I can't do anything : I'm trapped.Before going to the negative points, I still want to share some good points. The building has a nice rooftop, a (small) gym, great views and above all, it's very safe. Besides, the Concierge guys and some of the on-site team (especially Jam !) are AMAZING and help us with kindness and efficiency everyday. Just for these nice people and their hard work, I won't give 1 star, but 2.Otherwise... that's all. The main issue here is the RENT. With the recent prices fall, the rental prices of this building are much, MUCH, higher than any other luxury buildings in the same area (One the Elephant, Two Fifty One, Elephant Park...). It's even higher than other fancy zone 1 neighborhood. The UNCLE response to that ? They increased my rent, despite my request. Yeah, I was silly enough to take a long term contract.Secondly, the top management do not show any consideration for the "older tenants". Actually, "flexibility" and "business sense" seem to be N/A for them. They literally LIED to my face, saying that the other tenants were paying the same amount as me. Yes, they were not far from me in their contract, but some could have benefit from a 1 month rent free for a 12 months contract, while the lady "head of building" never mentioned this to me. Now, I pay the same amount for my 1-bed flat as lucky new (or good negotiator) tenants for their 2-bed flats.Third, their contract is a maze, without any break clause or other flexibilities (except to transfer your contract to someone else, but...who would pay for that xD). The only thing I can do is to wait until the end of the contract and continue to pay these nonsense amounts. What a shame.So, please, please, if you are reading this, don't go here, if you don't want to loose your money. There are plenty of other nice buildings in the neighborhood.

The company is focused on service, being kind to customers and giving residents a simpler renting experience. It’s all about flexibility. There’s no contract, so if you move in and don’t like it, you can easily move out. Uncle also offers a service guarantee, if something is broken and it doesn’t get fixed within 48 hours, you’ll get a day’s rent back.* Unfortunately there is no flexibility at all if you want to move out or get released earlier from your contract. Overall * The flat itself was okay, but only ordinary given the premium price. I didn’t find it worth tbh. *They promise a professional cleaning at the end of each tenancy and you need to pay for it, but when I moved in, it was definitely not professional clean. It stank and I had little insects in my bathroom (silverfishes). There was hair on the bed (see the attached pictures). I had to clean and disinfect everything again * Don’t trust their website, those mission statements are marketing tosh only for entertainment purpose at good times. * If you do unfortunately have decided to live with them and you are still within the 14-day cooling, be careful with so called “quite standard” tenancy agreement offered, especially for strange indentations. *Do look for a break clause for long term contracts.* I was offered one 1 year contact without break clause and I didn’t know about it until I need it after 3 month (because of the pandemic), and because of that Uncle team have been putting me through a difficult period. In order to kick me out knowing that my job situation changed due to the pandemic, they keep insisting on the 1 year contract and won't let me move out earlier. And I'm still in discussion to end the tenancy. *When you move in everyone is so nice, friendly and helpful. Everything is flexible and if you come up with problems, they help you with everything and quite fast until the day you want to move out earlier and be released from your contract because your life changed in times of Covid-19 and you cannot control it. Sometimes life changes and that's hard enough and you are not prepared for it but if you have people then how throw even more stones on your way. You are f*****. Positive * The internet works quite good after they changed the internet provider but you have to pay extra 30£. * Low radiation hazard condition, ensured by on-and-off mobile cell signal receptions, through out the building * Some elusively nice facilities such as a 24/7 lounge and free gym access * Laundry room have free dryer machines for use. *The gym is good. They have a new Peloton bike there and it's most of the time very empty. *Good location. Just 10 min to the train to city center and Santander bikes near by. Negative *Other tenants where not friendly at all, nobody even said "Hello" to me, just sometimes when you are in the gym. * shared pricy (c. £5 per wash) dirty laundry machines others occupied. *Prepaid electricity meter that I really struggled to find a functional top-up point, this is forced upon tenants that we are forbidden to make changes to it. . *all the points I mentioned above I hope they release me soon from my contract cause I'm not even living there anymore. Hi Anna, We’re sorry to hear of your frustration, and we know it has been a tough year (to say the least). We do try to always be an honest, upfront landlord, which is why we are transparent when you sign a 12-month contract without a break clause that the contract is legally binding. As you say, we do offer the option in your first 2 weeks to rip up your contract, but at the time you preferred to sign with additional incentives instead of that offer, which we discussed directly. We understand that you now have more flexibility to work remotely, but unfortunately that does not change your contract or our ongoing costs. Unfortunately, we have to pay our bills (and wonderful team’s salaries) the same as you, so it’s not an option for us to agree that you leave early where that would mean that your apartment is then left empty. As discussed offline, if we can find a suitable replacement, we will be happy to be flexible with your lease. We were surprised to hear that you found the building not to your satisfaction and the other tenants less friendly, but we will continue to work with our wonderful site teams to incorporate all feedback and improve. I have stayed in Uncle for one and half years and I have to say it's an enjoyable stay here. Especially give my thanks to Andrew, his ability to swiftly resolve any issues that arose during my stay was truly impressive. Neil, a real impressive British gentleman, hope he had a healthy and delightful retirement. Uncle Apartment itself was nice, though there were problems with mold and ventilation, but it is good enough considering as a hundreds-year-old building. I really like its gorgeous outlook. Unfortunately, I had to move out because of the increasing rent, but I would still miss my accommodations there.Overall, I would recommend Uncle Apartment to anyone seeking a welcoming and warm stay. We have loved our time at Uncle New Cross so far. Caroline and team have made us feel so welcome, and the concierge service has been invaluable for my partner and I who travel a lot with work. The apartments are stylish, modern and hold the heat incredibly well. There are also a number of social events for those who live in the same complex, which allows you to connect with your neighbours. Within the New Cross site, the lifts in both buildings are quite temperamental - so please bear that in mind if you have any issues getting upstairs. If you do not, I couldn't recommend the Uncle brand enough, and especially the site at New Cross!

Beware Colindale Station will be closed from June to December 2024 the least. Uncle Colindale is still promoting '20 min to central London' on their website. Anyone who move in now will have no access to the Underground from this summer, which means you need to pay 76 pounds bus fare per month plus your original tube fare. You'll also be in a predicament of 6000 passengers per hour trying to get on bus 186 to Hendon Central station in rush hours. Uncle Colindale has confirmed that they would provide no assistance to the current tenants regarding the station closure. Instead, they ask for a 15% rent increase.

I would like to call out specifically the stellar services and support provided to me by Ms Rimsha Shabbir who has been helping me with preparation processes, checks and documentation prior to my move in date. On moving date, I arrived late since I had to relocate from Manchester with a van full of all my belongings. Rimsha supported me throughout the journey responding to and supporting with my queries promptly via email and calls. Most importantly, she stayed on overtime at work for an hour just to pass me the keys to my rental flat, so that I wouldn’t be stranded.
