KerfuffleWOW! GAME CHANGER!
The Depositary is a phenomenal tool that is allowing us to significantly reduce the amount of time we spend organising the ending of tenancy process and dealing with deposits. Simply put, The Depositary is an absolute game changer. Long gone are the emotive emails regarding proposed deductions and breaches of the tenancy agreement, and we have left behind the manual booking of check out inventories too! Whilst it benefits us as the agents, it has also provided a much needed and transparent platform for the tenants and landlords to be kept in the loop. We pride ourselves on always keeping our stakeholders up to date, and the portal is providing us with extra tools to do this [live] as the end of tenancy progresses. This has also reduced the number of calls and emails into the office for updates - all of the information is presented clearly on the portal. With the clear presentation in the portal, we are able to present the evidence to support any proposed charges from the offset. There are far less disputes being raised and we now have what appears to be a formal process to follow, rather than a string 8emotive emails back and forth. That in itself is a huge benefit. During our journey with The Depositary we have been welcomed to feedback on any areas that we felt could be improved. Kristjan and Carla have always been happy to listen, and genuinely considered any ideas/feedback for future development. The aftercare they have provide is faultless and Carla has always been quick to resolve to any queries. Thank you. All in all, we would not turn back. Should you sign up? 100% without a doubt.

Such a time saving piece of tech, it takes so much of the hard work out of End of Tenancy nightmares. The team are so helpful and supportive too, which is always helpful if we ever need a little assistance.

KerfuffleTime efficiencies. Easy to use. Faster deposit resolutions.
We have found that the most arduous, difficult and time consuming part of the end of lease process is going to and fro between landlord and tenant to find an agreement for the deposit release. There’s proving what was/wasn’t there at the start of the tenancy, picking up the phone over and over again to landlord and tenant to discuss negotiations (only to get the delaying voicemail - guess what, landlords and tenants work too), searching for the applicable contract term for said negotiations - only to have to collate all the info gathered if it goes to dispute for the case file. Not only is this a pain for the business, more importantly, it’s a pain for the client. I have to say, since adopting The Depositary six or so months ago, the whole process has become more succinct, efficient and most importantly, gives both landlord and tenant the platform to provide their own evidence, at their own leisure with visibility of all relevant documents. This has led to faster resolution times and, even better, happier clients. Win win in my book.....

Its simple, its easy to use but it takes some of the pain out of what can be an excruciating process. The property management team love how simple it is with the integrations we have plugged in and as management its great to be able to see everything we need for running the department but also the teams individual KPI's

I had a member of staff leave just before student changeover season this year. The depositary gave me a structured platform to process the deposit release and move out process which was invaluable and allowed me to get through this peak workload with our reduced numbers. Tenants and landlords seem to also find the process quite intuitive and has cut down the number of emails and calls relating to deposit deductions all round.

Depositary has been revolutionary for us as an agent. We can finally see all of our check-outs in one place, be well equipped and prepared for them, and undertake deductions promptly. Our TDS adjudication referrals has decreased as everything is in one place, and if we ever do need to take to TDS it is with a click of a button! Has saved us so much time and is so detailed. Thank you!

Makes the process smooth as all details are available for all parties to review and accept/decline. It keeps all checkouts in one place, so you can review them daily and know what you need to follow up. Its also helpful that you can pick up other peoples check outs when they are on annual leave! :)
