Remember, no one has the right to keep anyone's deposit, especially if they haven't lived 1 minute in any of their properties by now they should of received a legal letter take them to small claim court and seek up to three times compensation holding them accountable for any distress they've caused you.

However, as explained to you over email and call, your offer to rent a property was accepted by the landlord on the basis of your assertion that the applicant group did not have any instance of adverse credit. As you are aware, the checks conducted suggested that all 3 individuals in the applicant group had significant instances of non-payment, including several court judgments for non-payment of debt as well as instances of substantial non-payment of rent. As a result, the assertion that the applicant group did not have any previous issues of non-payment was deemed to be materially misleading and as such, the proposed tenancy was not approved by the landlord’s side and your holding deposit was forfeited per the terms and conditions set out before the deposit was paid, which required the provision of truthful information.Kind regards, Operations

Initially, things were great. I’d found a lovely property and was assisted very well. I had put offers in for 3 properties in the same block of flats after viewing. My offer was accepted for one, after letting them know which one I preferred. I got worried as I’d received an email saying my offer had been cancelled for the property I wanted but I was reassured to say that because I’d put an offer in for multiple, it was a cancellation for the others. I paid my holding deposit (which was a faff in itself) and completed my referencing. It wasn’t until today after I chased by text and call, that I’d been told my offer was cancelled and the property was no longer available. This was incredibly stressful to receive as I’d been told to chase today, and then be told the property just wasn’t available anymore?! Confusing to say the least. I tried to call to have a person actually speak to me about this but there was no answer when I was transferred. It’s a bit of a joke really, I wonder when I would’ve been told had I not chased! Waiting to receive my holding deposit back. But overall, it has been disappointing.

When I tell you I was in the depths of despair trying to rent a flat. With a deadline approaching I had no place to stay and no idea if I was getting the keys in time. My referencing is complicated between businesses and previous addresses. It was a nightmare. Then came a saviour. Ghazal. Despite my frantic and anxious calls every 30 minutes. Ghazal managed to fix everything, even did me a solid and pulled it so I was able to enter the property a day before my deadline. A life saver. Give her a raise.

We are posting this review to document for the ICO and raise serious concerns about how our personal data was handled. After sharing our experience, the company publicly disclosed our full names and business name and made unverified allegations.
Dear Yassmin Benrejdal, Lana Sambiant, Syed Jabbir, Signature Hosts Ltd, Thanks for taking the time to leave a review. As we replied over multiple emails, there were multiple red flags raised from your referencing showing doctored documents. As a case in point, when we asked you whether we would be able to send back the holding deposit to the bank account for which you had provided statements, we were told this was not possible, which confirmed our suspicion that this account was fictitious (as noted in the email, our bank further confirmed the account provided by you did not match the details you provided). Our Tenancy team works hard to process each application diligently. As was clearly stated PRIOR to payment of holding deposit, where false information is provided by the applicant, we give them the opportunity to clarify, and where they cannot disprove that it is false, the holding deposit is not refundable. This is standard practice in the industry and helps ensure real and verifiable information is provided. We have tried several times to get in touch to clarify the reason as to why 4 separate individuals, plus a serviced apartment company, have been contacting us in relation to a tenancy which was represented to us as being for 1 individual. Until we receive a reply and clarification from your side, you will understand all have been added to our "Do not rent" list. Best regards Operations

As part of our process, once your offer was accepted by the landlord, we sent confirmation along with our terms and conditions, which explain that a holding deposit may be retained if an applicant decides to withdraw from the application Following acceptance of your offer, we started the referencing process and requested the documents needed to progress your application. Before the referencing could be completed, you asked to cancel your application and no longer proceed with the tenancy. We therefore confirmed that the holding deposit would be retained in line with the agreed terms We’d also like to point out that we offered you the option to continue with the tenancy, subject to the landlord’s referencing requirements being completed We hope this clarifies the situation.
