Absolutely irresponsible agency

Absolutely irresponsible agency. We signed a contract and paid the first month’s rent and full deposit, then just days before move-in (on Christmas Eve) we were told the existing tenant refused to leave and we would not get the property. They refused to offer or arrange any temporary accommodation and provided no solution at all. We were left without a place to live over Christmas and New Year and had to rely on friends. This was by far the worst renting experience I have ever had. Renting out properties they cannot deliver and taking zero responsibility when things go wrong. Avoid them completely.

I would NOT recommend this lettings agency, it is not worth all the hassle and time. Terrible customer service. Agents were HIGHLY UNPROFESSIONAL. They were rude, disorganized and difficult to contact . When we wanted to return the keys no one was in the office and staff told us to mail the keys instead. The deposit was also only returned several MONTHS after moving out. Again, the agency was difficult to contact and made up ridiculous reasons as to why they could not return the deposit. I would opt for you to use more established agencies such as JLL, as they are definitely much more organized.

AVOID AT ANY COST ❗️❗️❗️ I was renting a flat at 25 barge walk from this scam agency. During the whole year of my contract (October 2024 to October 2025) I was not getting any help in terms of maintenance. During November and December 2024 I had no heating and no hot water because the boiler was not working and they did nothing to solve this problem. It took them 2 months just to send a contractor and solve it. Additionally, I’ve had issues with kitchen electricity, and it took them more than 1 month to fix it. The fridge was not working during this time, and it took them so long to replace it (I replaced it for my money and they deducted it from the next payment). After I moved out from the property on October 8th 2025, they charged me £330 for professional cleaning when I had already organised a professional cleaning at the property. They also charged me £120 for carpet cleaning (which was absolutely clean). In the end, they did not want to send my deposit back, because “I did not pay the heating bill for the second half of the contract”, but I did not get that bill and no one have seen it. I requested the bill and they offered to take £500 from the deposit for how they said “just in case”. However, we ended up agreeing on £400 because I just wanted my deposit back and I don’t know how much would the actual bill be. It took them 1 month to send the deposit back, and I got only less than a half from it. I want to mention my agent Phoebe Yin, who liked to ignore my emails and do nothing to resolve many issues. Do not rent any property from them if you don’t want to have the worst experience of your life.

Very professional and patient while dealing with some complications on my end. Elena and Lina were both particularly helpful, understanding and nice to deal with. Would recommend them in general, however I would avoid dealing with Leroy in the letting team if possible. He acted very unprofessionally and disrespectfully towards me, tried to pressure me in to transferring over move in monies prematurely and it was very obvious his sole interest was getting a deal done. He had the audacity to tell me that I was going to lose my holding deposit one day and that I had lost the apartment I was going to rent, then the next day he was hounding me on why I hadn’t completed the right to rent check when just 24 hours he told me the flat was no longer mine. It’s enough to put me off renting through an agency full stop if he was the person I had to deal with.

Avoid This Letting Agency at All Costs, Total Scammers! I helped two university friends find a flat, but this agency turned a simple process into a nightmare. After our offer was accepted, we paid a holding deposit for referencing and were assured the property was off the market. Both sets of parents agreed to act as guarantors, and we were told the keys would be ready Thursday. Then, out of nowhere, the agency claimed the tenancy couldn’t go ahead due to “failed references” ALTHOUGH BOTH GUARANTORS PASSED UNDER 2 DIFFERENT REFERENCING PLATFORMS, and asked another guarantor a day before move in, completely impossible for us. Our plans were ruined. To make things worse, they’re now refusing to return our holding deposit, despite earlier promises. It’s blatant dishonesty. This agency preys on students and their families, hiding behind fake professionalism while taking people’s money. If you value your time and money, stay far away. Choose a reputable agency that actually treats tenants fairly.

Unprofessional and slow to respond and complete disregard for a tenant with registered disability: I’ve had a number of frustrating exchanges with this company. Not to mention: - Flat was not professionally cleaned when I arrived: toilet seat stained, old curtains not washed. - I was given incorrect keys upon moving in which took over 24 hours to correct. - Having been locked in my room due to faulty door handles which took them over 3 hours to action a resolution- bare in mind I have a disability which requires that I have my medication close by and as a result of their slow response time, I was left at risk. - Left me without hot water for 28 out of 30 days - Mersadies Alexander Reynolds (Team Lead) takes over 10 days to follow up with email despite having been asked numerous times to prioritise the resolution of a case I have opened with them. Completely unprofessional and sloppy at best.
