The previous review reflects exactly the experience I have had with Adam, Jodie and Ieva, they could not have been more diligent and dedicated to the task at hand and have achieved great results in a particularly testing environment. I also agree that their communication is superb, something I have not experienced with other property managers. Marc Mcilveney (Branch Manager) and his team have been the contracted Management Company since the purchase of our property for the last 10 years. Marc has provided an outstanding all round service to our property interests and ensuring all needs have been met. Ensuring relevant certificates (e.g EPC, Electrical safety certificate and others) and Tenancy contracts, inventory checklists and maintenance checks were all in order and up to date. An online video marketing the property was made available during these unprecedented times of the COVID 19 Pandemic where physical access and viewings of properties are restricted. He undoubtedly looks after both the landlord and the tenants best interests, providing sound solutions to any issues as/should they arise. Highly recommend their service.

For a number of years, Portico has managed properties which my husband and I own in London. They have consistently provided very good, very professional service. Ieva Sarkovska stands out from the team as an incredibly efficient and effective property manager. Ieva has dealt with numerous issues that have arisen at our properties including most recently, a very protracted and complex issue arising from a burst pipe. Not only did Ieva arrange for the immediate plumbing and drying services but she also worked with the property building managers, the relevant contractors and indirectly the insurers to ensure the property will be fully reinstated. We could not be more grateful for all of her efforts.

Knowledgable and solid professionalism. Approached Portico as I wanted them to come and value my property for rental. Dealt with a manager (I believe) Named Vatche Cherchian. I’d invited 3 different companies to come and give me a valuation. Decided to go with Portico as they were very down to earth, but most importantly weren’t trying to over exaggerate what I could/should achieve just to secure the deal. Ended up going with them and I’m very happy with the outcome. So much so that I’m using them to sell a property as well. The industry is full of agents - which is great, but it’s good to know that agents such as this one can still have a normal 1-1 discussion with you in a highly professional and pleasant manner. Had a mini incident where I thought I’d left the front keys on the door and was quite a bit away from the property: agent went to the property on what was his lunch break to check! Ended up that I dropped them down the side of my car seat... but the fact that Vatche did that was very appreciated.

YellUsing Portico Clapham resulted in significant financial loss
Whilst giving notice to tenants, I attempted to open a conversation and be flexible I wanted to be fair and open to reach a mutual agreement. The tenants did not feel this way and chose to expose my words to allow them to not give notice thus leaving me without revenue for a number of months. I believe Portico should have flagged this possibility with me, they were too concerned about their loss of revenue when I raised giving notice to support their client The flat had some significant damages and problems when the tenants left and having only been there for 4 months I sought for compensation. The tenants eventually filed with TDS and despite me chasing Portico repeatedly on what was happening with the case, they filed a response without my knowledge or any communication which resulted in evidence not being uploaded and thus compensation was not granted I have tried to speak with multiple people at Portico to discuss this experience but have been met with months of silence

Despite government ban on admin fee , the below amount was demanded by portico for the renewal of our contract, after being with them for 5 years.BELOW EVIDENCE FROM MY EMAIL SENT BY DAVID BARRY "For the time of Portico staff. This includes the RCs, Paralegal (references), Property Management/Administration Front Office, 4hrs = £136(£34 an hour, which is £17 per hour people cost plus £17 cost of a Zone 1 London head officeAdministration including all calls, text messages, emails, letters, postage, fax, photocopies, scans = £50In-house Counsel (£150) and Paralegal team (£60) ensuring that all documents and processes comply with a all legislations that pertain to the transfer of obligations, landlord and tenant rights, deposit protection, contracts etc". David needs a refresher customer care training. He is making landlords to lose their good tenants with his poor customer service.

Unprofessional agency!!! We were trying to arrange a view to rent a property. During the call, a worker named Rob T ended the call to our face without even listening us properly. Even though the rent price is below the legal limit that we can rent, they did not give us a chance. I hate UK rental agencies. They are very spoiled and not helpful to students. There should be legal regulations for these kind of things.

HORRENDOUS AGENCY. Tried to charge us £675 including £25 for the removal of a toaster that was there when we arrived. We supplied photographic evidence disputing a whole host of ridiculous charges including £40 for light staining on some £7 IKEA blinds. When we first arrived the house was filthy (despite our contract stating it had been professionally cleaned) which set the tone for the rest of the tenancy. We had mice and mould throughout the duration of our tenancy and they were useless with dealing with it. Do not use Portico - they are money grabbing sods!

Portico (Hammersmith) are terrible to deal with. They caused us problems from start to finish during our time renting. Communication started off great but then as soon as we signed the tenancy contract, they became impossible to get hold of! Any high reviews from tenants are likely to be people who haven't signed their contracts yet or have just moved in. We had a major leak and drain blockages that they refused to even look at until we had sent several emails over a period of around 5 months. They were incredibly slow to act and did not organise repairs for months after we sent them photos and videos of bits of the bathroom ceiling falling off!TENANTS BEWARE - they do not care to address any issues you may have and it could take several months of calling/emailing them 3 or 4 times a week before they respond. They were happy to cause permanent damage to the property which could easily have been avoided had they responded to us sooner. They eventually organised repairs which covered up the issue but the damage from the leak is permanent and will most likely cause problems again in the future. The landlord was likely not told that they took over 6 months to fix the issue so could have avoided this problem. We were not allowed to have any contact with the landlord. They stole from our deposit when we left. They attempted to charge us over twice the amount they had paid for the initial clean. Weeks after we requested proof of this clean, they eventually sent a receipt and begrudgingly reduced the amount they would deduct from our deposit to some extent. We did not realise at the time but they were deliberately trying to prolong it because disputes can only be taken up with TDS for 3 months after the end of the tenancy. They were slow to respond to us in order to pass this deadline. They are highly unprofessional and also have a huge turnover of staff who do not know how to hand over their work - whenever someone left, we would have to explain the issue from scratch and resend the email chains we had.Do not rent from these agents unless you want endless headaches.

Our experience with Portico has been very pleasant. Right from the initial viewing, the agreement documentation process and finally ending the tenancy. Portico was managing the property as well and attended to our issues in a timely manner. The end of tenancy was especially smooth as they have us an opportunity to rectify the cleaning issues for the purposes of the check out inventory. The Hammersmith office was helpful and Natalie from the deposits team did a fantastic job in retuning the deposit in super quick time. All this was possible due to the reasonable landlord we had.

I found portico to be extremely unprofessional. We were overcharged for tenancy changes (above and beyond what is written in law) when my partner took over a tenancy mid-lockdown as my flatmate left. They were extremely slow to act on a building mouse problem. We were left without a fire alarm as a top floor flat, which is illegal not to mention dangerous. They would request access to the flat and not show up, or would turn up with no notice. Our emails were routinely ignored and we had to go through someone senior to get anything done. Apart from this one individual, they were very rude and always sided with the landlord. We were not given the opportunity to attend our check out inventory either, and they attempted to charge us for things that were evidently in the check in report and there from previous tenants. I cannot be clear enough about how bad my experience was.
