Excellent, thorough, and accommodating service with Leighton Hanson

I recently had a property inspection conducted by Leighton Hanson, and I was highly impressed by his professionalism. We had a personal event to attend later that day, and Leighton very kindly agreed to accommodate an early morning visit. This flexibility helped us a great deal and took a lot of stress out of our schedule. He arrived exactly on time and was extremely polite. During the inspection, he carefully went through the property and took the time to ask if there was anything we needed fixed or checked. He made the entire process seamless, efficient, and proactive.

Incompetent & Unprofessional company - AVOID at all costs

DO NOT use Life Residential. These people are incompetent, do zero actual work, and will drop you the NIGHT before move-in and call you the problem. I have no idea how this agency has so many 5-star reviews. I imagine they are bought, because this is not a company that has its act together. I had a move-in date of 8 August. I turned down two other flats for this one because LR and the landlord both confirmed it was mine once I passed referencing. I passed referencing. I'd already started moving my things in. The night before I was officially supposed to move in, LR called to tell me they weren't proceeding. That's it. After a full week of "it's coming, we're just so busy," they waited until the last possible minute to pull the plug. I had to go back, grab my belongings, pay for an Uber, and work out where I was sleeping that night, with zero notice. At no point did LR do a single piece of work themselves. When I was wrongly told my documents were missing, did LR check? No. They told me to call their own third-party referencing company and sort it out myself. So I did, for an entire week. I chased. I explained, over and over, that everything had already been submitted. I got passed to person after person, like five different people, none of whom knew what was going on or would take ownership of anything. LR's entire "handling" of my tenancy was forwarding me somewhere else and telling me they were busy. After a full week of chasing an agency that couldn't be bothered to check its own paperwork, after doing their job for them, I was the one who got labelled the problem. I was called "toxic" to the landlord. For following up. For asking what was happening with my own tenancy, after they left me in the dark for days at a time. They did nothing, dumped every ounce of effort back onto me, and then pulled the tenancy at the last possible second and blamed me for it. I got a phone call at 4pm the EVENING BEFORE I was meant to move in telling me that they don't want to proceed. I would avoid Life Residential at all costs - and this isn't even everything that happened.

The estate agent I dealt with was PUSHY and used a CLASSIC BAIT AND SWITCH on us. My girlfriend and I put an offer in on a flat and shortly after signing the contract with the agreed time, they said they couldn't do that day due to the landlords issue. Then the agent was very pushy, calling up multiple times to force another date we could do, he refused to take a no. Then when we ultimately said we don't want to do the later date they said that they are going to keep the £500+ 1 week holding deposit because it is OUR fault. I would just stay away from this company. Just BE CAUTIOUS AS THEY WILL TAKE YOUR MONEY AND REFUSE TO REFUND IT.
