I having such a positive experience with Rianna Watson through my rental process. She was incredibly patient, friendly, and accommodating especially given my unpredictable hours as i was out of the country. She even replied a mail way outside office hours which I really appreciated. Renting on my own again after a long time brought some anxiety, but Rianna put me at ease and made the whole experience smooth and reassuring. I had a very disappointing experience with the Surrey Quays branch of KFH. After being told my offer had been accepted because another applicant failed referencing, I paid a £403.84 holding deposit immediately and provided everything requested through Goodlord, including employer references, bank statements, payslips, and right-to-rent documents. Despite completing the referencing process, I was later told that my payslips "may be fraudulent" without being provided with any evidence. When I offered a reasonable alternative by attending the office in person and logging into my employer's payroll system to verify my payslips, this was refused. The communication throughout the process was unprofessional. I was spoken to disrespectfully during telephone calls, accused of fraud without evidence, and had calls ended abruptly. To make matters worse, after being told I could have my holding deposit returned, the company later refused to refund it, claiming both that I had provided false documents and that I had withdrawn from the tenancy, neither of which is true. Moving home is stressful enough without being treated this way. Based on my experience, I found the customer service, communication, and handling of my application to be extremely poor. I hope KFH improves its professionalism and treats future applicants with greater fairness and respect. I’d like for the branch manager to call me as soon as possible to discuss my refund as it is their legal obligation.

My experience with the Canada Water branch was incredibly frustrating, easily the worst I’ve had with a letting agent. From the start, the process was chaotic and poorly managed. We were left waiting for over an hour with no real communication, and even after more than six weeks, the agreement still wasn’t finalized. The agents came across as disorganized and lacked basic ownership of the process. I had to repeatedly chase for updates and push things forward myself, which is completely unacceptable. Overall, a very disappointing experience and far below what you’d expect from a professional service.

The staff were extremely rude, and they were not helpful at all during the tenancy termination process, which was very concerning. Most of their properties are in poor condition, and during the checkout process they may charge you for issues or damages that were already there before you moved in. They also damaged the property and charged me disproportionately for it. Be aware that they may seem nice at the beginning for their own benefit, but my experience felt intentionally misleading and dishonest in the end.
