We’ve just bought a lovely apartment in Chiswick for my mother-in-law through Horton and Garden, and honestly, the whole experience was a pleasure (which I don’t think anyone ever says about buying property!). Louise was professional during the initial viewing, and the high-quality photography and the clients on H&G roster really helped the flat stand out, leading to a sale price above our expectations despite a very slow market. Stuart was particularly helpful during the solicitation process; he stayed on top of the sale and managed expectations well when a third-party solicitor became difficult to reach. While the push for a pre-Christmas exchange felt a little rushed given the solicitors' delays at the time, Stuart’s proactive approach ultimately ensured we reached a successful closure. Since meeting John in 2008, I have been exceptionally pleased with the letting agent, landlord relationship. John’s team’s market knowledge, professionalism, attention to detail and ability to work effectively with me being an overseas landlord with an 11 hour time difference has been invaluable. As a landlord, expect the human touch, pragmatism, practical and cost effective solutions to fixes, refurbishment. I can count the void period on my London flat in weeks on one hand - an achievement over a seventeen year period and testimony to the teams ability to attract contract and sustain lasting lease relationships. I would recommend John and team whole heartedly. SALES AGENT: John and Emma Mackie have successful sold my flat in Hammersmith. Initial my London flat and do the last 17 years a rental investment. John and Emma effectively appraised the flat, helped me get cost effective and excellent decorators to ready it for sale and ran a successful campaign resulting in 5 sealed bids. I used Horton and Garton Chiswick for both a sale and purchase this year. They are a significant cut above the rest of the Chiswick estate agents and are extremely highly recommended. The valuation process with Louise was the most thorough and realistic to the market. The outlay of the strategy that would be used worked best for us. Diligent, quick and excellent communication during the viewing process. Once the sale was agreed, H&G did their best to make it as stress free as possible, incredibly active all the way to handover on completion. By chance our new house was also H&G - and on the opposite side of the transaction, their care and attention was exactly the same as being a vendor for them. I never give bad reviews and I review places very often. Given the strong reviews, we expected a decent experience atleast. As a landlord myself, I’m really shocked to be on the other end of the spectrum. Would never provide any of our tenants close to this experience. Anyways, here’s the story of our property search. The staff we interacted with: Shiyane and Alanna We recently viewed a property in Chiswick, the agent Shiyane was very fast with responding and getting the offer in and signed. She was friendly and great at the time, answered all our questions promptly. We did feel slightly pressured to move into the place weeks earlier than expected, as we were told it was super competitive with 6 offers. We were advised to probably ask for any furniture change after the offer as it’s more likely to be accepted. When we spoke to the neighbours we were told the house has been empty for 3/4 months.. so it that was clearly a lie. I think we were initially told the landlords were in Australia/New Zealand then in Singapore so I guess this should’ve rung red flags of the inconsistency. After we signed the contract, we then requested whether we could sell a piece of furniture, give the landlord the proceeds or whether the landlord can just take away one of furniture pieces, which generally was the consensus that these conversations can happen after. The agents didn’t even exercise the idea, and pushed back to even want to speak to the landlord. I guess we were naive to believe them during the property viewing, so that was probably us being too trusting. Anyways, before we were putting the offer down, Shiyane mentioned the house would be cleaned, gardeners will be in.. so we didn’t feel the need to formally ask for a clean, again I was naive. When we were given the keys, this is when we saw excretion stains and pubic hair in the toilet (wasn’t present during our viewing). Dust and cob webs, spiders everywhere. Baring in mind we’re paying at the higher end of rent and didn’t negotiate anything down. I bought this up with Shiyane and was handed to Alanna, she said they already had a basic clean done. I showed her photos of the toilet seats having human excretion all over them and she said a deep clean wasn’t requested. Although this would’ve been classified a basic clean. As soon as we started moving in, I had a very bad asthma attack, I’ve never seen dust so bad. If I didn’t have my inhaler I would’ve been admitted to hospital, baring in mind I never carry my inhaler as it’s incredibly rare for me to have these. The dust was too heavy for my lungs to handle it. If they had a simple vacuum clean and checked before the handover as they advised, I would never have had to leave the house for couple days to sort out my health. It’s been a move from hell so far. Please don’t trust them and ensure everything is air tight and anything advised is written on paper, as these guys are borderline scammers. We’re now stuck in a place with old stained furniture (see mattress, only one example) that we’re not allowed to change and a lot to clean before I can actually move in. I can’t physically be in the house without ending up in hospital. I’ve attached photos for reference.

We just finished working with Louise Jones and her team (primarily Michelle and Laura) on the sale of our terraced house in Chiswick. We interviewed a lot of local agencies, and we can confidently say that we really made the right decision, they were simply incredible. We were moving abroad on a tight timeline and were by no means the easiest clients; and we had quite a lot of other factors that had to be taken into account. Louise’s valuation of the house was exponentially higher than other firms and because Horton & Garton worked to identify the right kinds of buyers, we had three offers (two well over ask) within three days of being on the market. H&G treat each property as a bespoke sale and it really shows, not to mention the fact that they’re really communicative, friendly and warm people; just an all around pleasure to work with. Louise had previously set the record price for a terraced house on our street last year when she sold our neighbour's house, and now she’s broken her own record!
