TrustpilotJacob Forster at Hamptons in Stratford-Upon-Avon…
Jacob Forster at Hamptons in Stratford-Upon-Avon was primarily instrumental in achieving a far better price for my property, far exceeding other Estate Agents. He kept me well informed along the process every step of the way. It was a pleasure doing business with him rather than the fraught experience it might have been after living in my property for almost 23 years.

TrustpilotHorrendous service
Horrendous service, avoid at all costs if possible!!! Rude staff who contact you on their terms but unreachable when it’s the other way around. I was v accommodating to the estate agent (Josh from the West Hampstead branch) when they were asking for when he could arrange viewings in the property I was moving out of however, one day I got ill and whatsapped him early morning saying unfortunately I was at home not well please cancel the viewings for that day - I appreciate this sounds inconvenient but it was unavoidable. I got no response and had to call the office late morning when extremely ill to explain to them. Whoever answered the phone was also rude saying how it was v last minute and signing down the phone - I explained I had messaged Josh earlier and had no response / I’m also very ill so least of my concerns. Two weeks later I had to have emergency surgery related to previous illness and whatsapped Josh to ask him if there were anymore viewings booked in as I would be at home recovering ….. once again ….. no reply, and only one tick so no idea if he’s blocked me. I assume the flat got taken quickly so luckily there were no viewings but his lack of communication was super inconvenient especially at a time I was unwell. Just unnecessary stress wondering if people are going to show up to the property and I’m bed ridden - even more annoying how he was very active and responsive, relentlessly pestering me when he wanted something from me but couldn’t be bothered to reply to me when I wanted something. Both encounters, Josh and the lady I spoke to in the office when I called, just so rude - v bad business practices made a stressful time in my life 10x worse would not recommend.

TrustpilotAn abomination of customer service…
An abomination of customer service during my tenancy. Our property manager, Victoria, was a psycho-maniac with procedurial methods, and withheld information regarding the processes used until once it was too late and we were liable to pay the bills. For instance, our electricity meter was not functioning, and upon notifying her, she took the liberty of immediately dispatching an electrician without warning us we were responsible for paying the astronomical bill for his 2 minute visit. The flat was left in very good condition, cleaned to a professional standard as requested in the contract. The only replaced piece of furniture was a damaged lamp which electrocuted my flatmate. I do not recommend signing a contract managed by this property.

TrustpilotThey still haven’t returned my deposit
They still haven’t returned my deposit. Two and a half months after leaving a property! Communication was non existent for weeks. They’ve now come out of the woodwork recently and made a load of nonsense claims. I’ve asked them for proof, they have provided none. It’s a crime that these companies get away with wringing money out of tenants. And the way they do it is so blatant. They undermine, belittle and obfuscate with their communication. I looked after the property I rented, I had a cleaner come in every week and I stayed in touch with the repair man when there was a fault (the owner preferred this as they thought Hamptons were useless, they were right). I replaced the curtains with new plain curtains, as the ones the owner used were around 30 years old, thin, stained and they smelled bad, hamptons, charged me for leaving the new curtains, not hanging the old smelly curtains back up (I left them in a bag, I didn’t want to touch them let alone hang them up) and charged me another £90 for someone to supposedly take the new curtains out of the house (I suspect they’re still there). They also charged me for a broken kitchen unit, the back had fallen off, so I realised, when emptying the kitchen cupboards on moving out. This kitchen, again, was 30 - 40 years old, the units were rotting, I left the part on the kitchen bench for the repair man, kerching, another excuse for Hamptons to charge me. This company has no soul. Heartless, mindless, and useless at looking after houses and their inhabitants, just awful.

TrustpilotUnhelpful and all round bad at their job
I rented a flat recently with Hamptons Tower Bridge and the property manager DEFINITELY didn't check the flat properly. I had to figure out lots of things myself - how appliances work, how the boiler works, etc. There are no manuals or basic instructions to let the tenants know basic things around the flat. My parents rent out a property in Battersea to tenants and they say it's standard that property managers should help "onboard" the tenants and leave them with manuals and things for appliances etc. What's worse - the shower drain was totally blocked. Kitchen light fixtures are not working. Fridge lamp is not working. Tumble dryer not working...all these things the property manager should have checked first. The agent harassed me before signing on to become a tenant even when I told her that I had caught Covid so I couldn't respond within 24 hours which she never mentioned that it had to be such a quick turnaround in deciding whether to rent the place or not. It feels like they reel you in so they can earn the commission from the landlord, but then ditch you once they've "sold" you the property. On top of this - I've notified them that I'm a single occupant and would therefore need them to also back me up to the Council that I'm eligible for single person discount. The rest of the tenants are moving in 3 months later. Despite the fact that they blatantly know this, they refuse to let the council know just because there are 3 tenants on the tenancy agreement - that level of rigidity and unhelpfulness is just second to none. I'm looking to buy my first property soon - I would definitely avoid buying through Hamptons.

TrustpilotSo many problems
So many continuing problems with the flat, which we were already paying £100 extra a month for, with a full year paid upfront in advance. For this kind of money I'm expecting an excellent flat, well maintained and well kitted out, with minimal problems, but it's been a constant stream of issues that I've had to make myself available for to help solve. Outstanding problems of overflowing gutters from flats above cascading water down. Smelly drains that we've tried cleaning ourselves. So many shoddy things that needed fixing. Blooming mould in the living room ceiling - and still nobody has come to fix it. They even had the cheek to tell me that 'I'd been given the go ahead to get it sorted with the upstairs flat' - as if I don't have enough things to be getting on with, having made myself available for the plumbers, electricians, wall repair men, handymen and surveyors. What a joke.Final straw that absolutely drove me to write this review, was the companies attitude and approach when the boiler exploded on Christmas Eve, and the office was empty. For a start, the stopcock to the flat is broken, so no way of turning the mains water supply off to the property without turning the whole building off - which we had to do, on Christmas Eve, to the chagrin of the other three occupiers. When I got no response from calling Hamptons offices, and their Out-of-Hours mobile numbers, I got through to the central emergency team - who didn't have access to any of the same information on a central database that the branch team did, so told us that unless we could get hold of the landlord ourselves [who we had never had any contact with, as Hamptons are the managing agent] and supply them with a British Gas policy number, then they couldn't get a plumber out, otherwise we would be liable for the full cost of the emergency plumber - on Christmas Eve - at 6pm. They were enormously unhelpful, I was absolutely furious, and after 3 hours of back and forth, managed to get one of the other flat occupiers to contact the landlord, who got someone round. The absolutely disgraceful amount of stress and anxiety - and the constant broken, mouldy or unfixed things that still remain, 6 months after our extortionate tenancy began - means that we want to leave the contract early with our money back - and they won't even consider that. What disgusting behaviour.

TrustpilotAs untrustworthy as they come
As untrustworthy as they come. When making an offer on a property we found that they just simply used our offer to create a false market where there was previously no other bidder despite property being on the market for some time. We even met asking price to have it taken off market which were told would happen if we did. Outcome being some one else has also clearly been misled and ended up paying over the odds for a property based on games. Buyers be wary of this estate agent and avoid if possible.

TrustpilotExcellent agents
We bought a house that was being sold through Hamptons in Marlow. They were fantastic agents, Stuart was a brilliant support and really helped facilitate the purchase. He went above and beyond to keep the sale and the chain in place, particularly when our own agents (Purple Bricks) did nothing to help. Would definitely recommend.

Reigate office highly recommended:Excellent experience with Hamptons - Reigate. We got to know the team well over the course of our near 3 year move project. Though we didn't end up buying from Hamptons they succeeded where other agents had failed in procuring us a well-positioned, motivated buyer for our property. This enabled us to complete on our onward purchase with minimum hassle. Throughout the process they kept us abreast of everything managing the chain. Their valuations have consistently proven the most reliable and realistic of the Reigate agents. We dealt principally with Jonathan and Eric.

TrustpilotDisappointing
Hamptons paid more attention to meeting the buyers demands rather than to the seller (me) who was paying them! Seem more focused on getting a 'sale' just to meet in-house targets rather than the best price for the seller. Based on my experience I would avoid agents who are part of a large chain and opt, instead, for a smaller agent offering more flexibility and attention.

Just bad. We are a family relocating to London from abroad. Even though we were the first people to put an offer on a house to rent, the landlord ended up going with someone else simply because estate agent couldn't be bothered to arrange for us to have a call with landlord. The agent is not responsive , effectively he didn't care about us but rather just about closing the deal. I hope i don't have to deal with these guys again.

TrustpilotIncompetent and Obnoxious Agents
Incompetent and Obnoxious AgentsI am not one for writing reviews (as frankly I don’t have time) however I felt compelled to do so that hopefully others who are both buyers and sellers will read this before deciding to get in touch with Hamptons Estate Agents, Bath location. In summary, the agents handled the situation very poorly, with a lack of competence and due diligence and a very obnoxious manager/director of the Bath branch following up the situation. I would not be using this agent if I was selling one of my properties. Event as follows: 11th August - Got in touch with Hamptons, Bath over the phone to enquire about a two bedroom apartment in the City of Bath and to initially find out if the lease allows pets and holiday lets. The agent (I won’t give her name) got back to me via phone call to confirm that both were allowed. As they were I felt it was worth driving up to Bath from Bournemouth where I reside to view the property.12th August - Viewing. The agent also wrote to me in email providing me with long and short rental estimates for me to consider, implying that short lets were still okay in accordance to the lease.13th August - I phoned the agent to double check the lease with her and she confirmed that both dogs and short lettings were allowed. 14th August - I wrote to the agent via email with my further questions and to triple check that pets (dogs) were allowed and that short stay lets and/or holiday lettings were allowed in accordance to the lease. 17th August - She responded to say now that the client (the vendor) was going to read through the lease to check - not sure why only till then was this actioned?? She phoned back to say that actually there pets were allowed but the residence of the property could rebuke the pet being allowed on site and furthermore short lettings may not be allowed however I was unhappy understandably with the vagueness so asked her to go back with clarity. The vendor was going to speak to the other neighbours to see if they would allow pets although I was still uncertain of the formal legalities due to it being stated on the lease that pets were allowed. I was now getting very frustrated with the lack of clarity on what the lease actually stated. I proposed that I could submit a reference from one of my neighbours for my dog and/or speak with the neighbours at the property in question. 18th August - still no news therefore I felt it was necessary to write to all of the owners of the other apartments of the site kindly asking for clarify of the lease, specially regarding the lettings period and if dogs were permitted. I made certain to keep the letter friendly, open and transparent not to cause disruption to any of the residents. 19th August - I received a rather unpleasant and unsavoury phone call from Tim Wood (who I shall name) whom I believe to be one of the managers/directors of the Hamptons, Bath branch. He started off saying that the residence had received my letter but they are very angry and have fallen out with the owner of the apartment I was interested in. Moreover, he said the owner doesn’t want any further dealings with me from thereon (albeit I did not either now knowing that pets and short lettings were not allowed). I quite simply put, if the agent and the vendor had done their due diligence in the first place, giving me a clear answer to what the lease states then we wouldn’t have got to this point. I also added my letter was never to cause disruption but felt compelled to action as neither the agent or vendor were giving clear responses re the lease. I disconnected the call due to Tim’s obnoxious tone, manner and outright rudeness to how he approached the situation when actually he should have been calling me to apologise that mistakes occurred and they went about it the wrong way. It meant that I had to drive all the way up to Bath to view a property with the wrong information in hand. It’s a real shame why so many people these day cannot apologies when they clearly know they were in the wrong and I would have respected that a lot more. I really do hope that senior management read through this and consider my case seriously, and would hope (a director myself) that senior management would be especially taking with Tim Wood about this. I’ll leave it there.

TrustpilotHorrible Customer Service
It's my moving day but I have basically had to beg Hamptons for information on my move and am still waiting. Only one person I've spoken to (on phone) there (Karim/Kareem) has been helpful. The agent assisting me went on leave but nobody thought to inform me and seemingly no arrangements as regards my move were made. If I had no backup plan for where to stay tonight I would be in a serious panic. Run, run, run from them. Moves are already stressful, you don't need the additional stress of an uncaring, unreliable agency.
