TrustpilotBad Experience, Worse Staff
Their employees and managers have no customer service training outside of fake smiles and lying to you to get you out of the office. We were specifically lied to about billing in a major way. The INTERNET GOES OUT constantly. Multiple times a months for full days and sometimes weekends at a time. They regularly change the trash collection times and schedules. The apartments are CHEAPLY made and you can feel it from the barely laminated floors to the PAPER THIN WALLS you can hear everything through. If you have any other option for where to leave, go there. Outside of the maintenance staff, who are all good people, Prose Evergreen is a DISASTER I would avoid.

TrustpilotGreystar has Ruined A Good Complex in Less Than a Year
Greystar has only been managing this property for a year, and the decline has been dramatic. There is more garbage around the community, more pests, and random charges throughout the year that management tries to justify with vague excuses. The staff is consistently rude, dismissive, and almost impossible to get help from. Management is frequently out of the office, leaving early, or calling out sick shortly after opening. Maintenance is just as unreliable. They rarely fix anything unless you repeatedly hold them accountable. It took three weeks to get my washer and dryer repaired. I submitted five maintenance requests for my dishwasher, and each time they marked the job as “completed” even though nothing was fixed. I eventually had to repair it myself. They advertise lower rent, but the predatory billing, lack of maintenance, nonexistent pest control, and dodgy staff make it clear you’re not saving anything. You’re basically paying people to make you miserable.

TrustpilotI just recently moved into the Litho-Toronto, ON Canada
I just recently moved into the Litho. Toronto, ON Canada building (Greystar). I had a few minor maintenance issues that needed to be resolved. Gabe, from the building's maintenance crew resolved/fixed all of the issues. Upon resolving all of the issues on the work order, he also asked if there were any other maintenance issues he could help me with. Very thoughtful! Gabe, is most helpful, respectful of tenants and their homes (he even put on shoe covers when entering my unit), and he is very professional! Thank you Gabe for all of your help.

TrustpilotTerrible communication + Incorrect Balance
Fast and friendly communication when you are looking for housing, once you are in, expect to be ignored unless you have time and availability to solve everything in person. Terrible customer communication and client care. We moved out in October and have not received our move out statement since then - building manager Brittney and another person named Ghezal keep ignoring my emails (I gave heads up that we relocated to Europe and cannot place intl calls). We got incorreclty charged for November for some reason, and although I submitted balance dispute, neither of "account specialist" Gabriella Utter nor Antonio Garcia were able to help us. They keep ignoring us and sending automated emails including notices threatening us with third party intervention if we do not pay the incorrect ammount. It has been more than 6 months already. Not recommending. While living on Geary, my laundry got stolen and there was not a single atrempt to help me, instead I got ignored.

TrustpilotWorse place ever
Worse place ever. The first unit here wasn't bad, but the extra fees go up all the time. We transfered to a smaller unit for the second year. They charged us a $1000 fee to move units, then made us pay $191 because we were using both units the day of the move. When we finally got to see the new unit, move in day, it was a dump. Never cleaned, cabinet doors don't close because the doors were hung wrong. The floors are all chewed up. Touch up paint never done. The thermostat didn't work for AC. We are finally able to leave for good, and they lie to try to keep you here, by telling your new possible landlord that you were evicted. We have never been evicted from anywhere. They move you in a unit needing lots of work, never fix the stuff, keep your deposit for what they didn't fix, and start over screwing the next person. I left the first unit we had in perfect shape, better then when we moved in, even steam cleaned the carpets. One of the maintenance men asked me why I did that because they were just going to rip them out, because they were upgrading to tile. Well they stole my deposit saying they replaced the rugs. I asked to see the new rugs they put in and they refused to let me. I found out they put tile, upgraded the appliances from the 1970s one that were there so they could raise the rent on that unit. So I paid for their upgrades. My deposit was $2600. They sent me a letter saying how much they were taking from my $2100 deposit, so they stole $500 off the top. They make you pay a deposit for damages, and add a monthly fee to your rent for possible future damages. That is what the deposit is for. The office staff is very friendly until the lease is signed, then they turn rude and lazy. They schedule inspections, and never show up, when you wait all day. I wouldn't move here unless you have enough in your savings to cover the scam charges. We are getting out of this town all together, because there are no offices here to help renters, only landlords.

TrustpilotSerious Pest and Maintenance concerns
In May 2026, I discovered rodent droppings throughout my apartment at Harlowe in Euless, Texas & immediately reported the issue. Multiple pest-control treatments & follow-ups were required, and I documented continued activity after treatments, including fresh droppings & a live rodent. The issue remained under treatment and monitoring for more than a month before management informed me the vendor found no evidence of current rodent activity. Because of health concerns, my family stopped residing there while the issue was addressed. In June, I reported a roof leak that caused visible interior ceiling damage. Contractors came to the property, but more than two months later, the damage was still present when I surrendered the apartment. Management offered penalty-free early termination only if I signed a release agreement containing language representing that I had reviewed it with legal counsel. Because of that & concerns about several provisions, I obtained legal advice. My attorney advised me not to sign it as written because he considered it one-sided, believed it did not adequately protect my interests, & advised I would be giving up rights. I did not reject an agreement. My attorney contacted Greystar & the property owner seeking revisions & a fair resolution. According to my attorney's office, Greystar did not respond. Management also told me in writing that if I did not sign the release, my lease would remain in effect & early termination would be subject to standard terms & fees. I filed a BBB complaint seeking resolution. Greystar repeatedly stated that its legal counsel was involved & requested communications proceed through counsel. However, I was never advised that Greystar's counsel contacted my attorney to negotiate a resolution. With no agreement reached, I followed the standard early-termination process, requiring 60 days' notice and an additional termination charge. I continued paying rent during July & August though my family was no longer residing there. After I surrendered possession, Greystar posted a $3,542 “Lease Cancellation/Termination” charge to my account. I made repeated efforts to resolve this matter while meeting my obligations. I reported the problems, cooperated with treatments and repairs, documented the conditions, obtained legal counsel, continued paying rent, & attempted to negotiate a resolution. Despite Greystar stating that its legal counsel was involved, I was never informed that its counsel contacted my attorney to discuss a resolution.

My daughter had a very positive experience at The Local Apts in San Marcos, TX, and I also had a wonderful experience working with Deanna and the Greystar team. Everyone was professional, responsive, empathetic, and incredibly easy to work with. I especially appreciated the prompt communication and the genuine care they showed throughout our experience. We are very grateful for the kindness and excellent customer service we received!

Our experience living at a Greystar-managed property, Finisterra on Grove, has left us with an extremely negative impression of Greystar's management practices. The problems have not been limited to one incident. They have involved inspections, fines, rules we could not locate in our signed lease, parking changes, towing, repeated amenity issues, and poor responses when we raised legitimate concerns.

TrustpilotBeware Before Leasing with Greystar
I live in a presidium regal a greystar community in Jacksonville Florida. Here’s what’s going on My time at the brand new presidium regal had been pretty good until it wasn’t and I had grown to truly realize who I’m leasing from. Presedium & Greystar has done something that seems quite unethical and shows what they truly think of the tenants. There was a construction deficiency with the flooring underlayment during the initial construction that has the flooring sinking. Tennant’s furniture can’t sit evenly on the flooring and has even started to slide in units in some cases. While Greystar/Presidium are correcting the issue they are not being upfront, honest and fair to the tennants in the situation. Presidium is sending what they are considering to be relocation compensation for tenements in writing but will not provide anything in writing why all tenants on floors 2-4 are having to move out of their units for 60 days. They will call or tell you verbally until you’re blue in the face but will not put anything in writing that we can take to legal representation to ensure we are being treated fairly. With that being said the company is forcing everyone to temporarily move for 60 days offering the three options pictured for compensation. They are offering nothing to anyone on the first floors(not even notifying them what’s going on at all) since their unit floors aren’t a part of the problem but are forcing them to live in the construction for 2 months. They are trying to convince us that the loud noise(confirmed by other tennants), random construction crews in and out of your building all day, safety concerns of the building entry doors propped open for prolonged hours even over night(homeless people have walked in the building), and hazardous materials won’t be a problem for first floor tenants as we are watching this all play out in the adjacent building they started the repairs on. After voicing my concerns I verbally offered a comical $100 to deal with the above construction for two months. I believe as tennants we should be provided free rent until we are back in the unit we agreed upon on the lease. I believe the first floor tenants shouldn’t have to live in the construction zone, should be compensated for it, or at a minimum offered the same options as all tennant’s on floors 2-4. I have emailed the office management/area management with an initial email and two follow up emails asking for formal notice why Presedium is asking us to move in the first place. I’ve stopped by the local cooperate office twice and left notes with the area manager’s receptionist but still no communication back. I asked our leasing manager on property what gives and she suggests I continue to wait to hear back from the person who isn’t responding to their tenants. How can you ask us to move out of our homes and offer us unreasonable compensation without formally providing to us why we are having to move in the first place? I would personally like to have legal representation look into this just to make sure everything is fair but the complex and management will not provide anything in writing. Everything is by word of mouth and seems sketch. Everything was great when I signed up but now that we have an issue this is how the tenants are treated. It seems this was a known issue almost a year ago but the complex decided to only inform the tenants approx 30 days prior to construction starting on their building. Possibly due to being harder for people to completely move out in such short notice and our construction starts in November when people typically get strapped for cash for the holidays. Is this how you would want to be treated after signing a lease here at Presidium Regal, a Greystar facility? If anything goes wrong here I hope no one has to go through this treatment. The office staff has been super nice and I’m sure doing what they are told, but there are so many red flags in this situation I’d have to write a book here to explain it all in details. Most of the five star reviews here were done when people initially moved in and because management literally asked us to, for help. Will prob be much different now down the road.

TrustpilotRENTERS BEWARE
RENTERS BEWARE ! Terrible Management !Management is Very rude. After I cancelled my rental application before a move in date the Assistant Community Manager refused to refund my refundable deposit to me and insisted that any refund would be in my child’s name as well as mine although I paid with my name only on the account and my child doesn’t have a bank account. She was upset because I canceled and she would not allow me to pick up the check. I did not have a mailing address since I was moving so she said my refundable refund would be forfeited and sent as unclaimed to the state if I didn’t submit this acceptable mailing address by the next day. No exceptions!Greystar, Huntcliff Apartments and assistant manager Melissa B. should not be trusted. 7/8/2023

TrustpilotHeights at Interlocken CO. Shocking mess of an apartment
ow I know without a certainty that this email will never see the CEO but what the heck I’ll write it anyway for proof of contact. I moved into Heights at Interlocken in Broomfield CO a week ago. Since my move in I’ve sent in about 13 maintenance requests and several emails to property people who don’t answer emails, phone calls, or texts. I’ve had one person only answer me, and that takes days. And this was before my move in. The apartment I rented should NEVER have been rented out. It has a tremendous amount of work before anyone should have moved in. I’ll start with the paint. It was painted in probably 30 minutes. Paint is all over the floors and bathroom tiles. All over the bathroom towel and shower holders. The bathroom caulking is a horrible mess. All over everything. The cabinet in the bathroom has a hole in the side. Has burn marks on the counter. The washer and dryer don’t work. The dishwasher doesn’t work. Now this was my last straw. The kitchen island counter has a large crack all the way down the middle, and it was painted over with silver paint! Good God. The door stop was broken off, and the outside of the front door need painting desperately. It’s very embarrassing and I notice most of the other doors have been recently painted. That would take all of 4 minutes. Now the cleaning of the place. Did I say cleaning? Very little cleaning and terrible job of it. On the bottom of the oven is a huge amount of dog hair. The faucet in the kitchen wasn’t working and has been replaced. The faucet in the bathtub leeks and looks like it’s about to fall off. And that’s what I’ve noticed in a week. Greystar should be horribly embarrassed and ashamed to have someone move in to a rundown mess like this.

TrustpilotWorst renting experience ever
I lived in this building for 2.5 years. The first 2 years were great- it was managed by 33 management. That all changed when Greystar took over the lease. From there on out, the building QUICKLY deteriorated. There were security issues with the front and back doors locking- there were cops in the building because of a tenant security issue. The main issue is that it is IMPOSSIBLE to contact anyone in the management office. I had tried to contact people multiple times about an incorrect late fee, packages going missing, etc and over the course of six months I never got a response unless I hounded them. Then, a month after we moved out, we got a bill that not only included fees that were previously removed but also had three months of back-charged utilities, which was not what we agreed to in our lease. They were utterly intolerable when we reached out to them and did not respond to any of the questions we asked. I would never live in a building managed by them again- I’ve had my fair share of mediocre landlords and management companies but Greystar takes the cake for amoral, unresponsive and illiterate staff that aims to take advantage of their tenants and nothing else. So if you want to pay $2500/month for a 500 sq foot apartment with rude, incapable staff and a management company that doesn’t care if you live or die, this is the place for you!

TrustpilotThis regards 212 Stuart St in Boston
This regards 212 Stuart St in Boston, MA, and the review also concerns Greystar building managers. Before I even finished my sentence the concierge Sheikh, who is foreign himself, told me, "In this country we..." I had not even finished my sentence to evidence any breaching of the law or social norms. Basically, what happened was that I told him I observed that another concierge Nathi seemed to treat me differently and I wanted to see if there was discrimination involved so I'd have to buy the building to access CCTV footage to get a large enough sample and do some proper statistical testing. Yet he was trying to tell me they do things by the book in this country and that you can't just have your own way without doing the right thing. Touche, my whole point was to procure evidence before proclaiming any conclusions, and nothing could be more by the book than that, yet he thought it in his place to tell me how things are done 'in this country.' I reminded him I'd lived here for over a decade but he didn't apologize. There also seems to be some presumption there that if you're not from 'this country' you're from a rogue nation that doesn't follow ethical protocol? I also happen to come from a country with a lower corruption index and stricter laws (with reputedly high adherence to the law too), but regardless of where I'm from, that was a prejudiced statement I had never heard used on me in my entire life. Courtney the building manager said they would've said the same thing to someone from Texas. Notwithstanding it's wrong to other an out of state person, it's also a fragile excuse coz a Texan is from 'this country' and wouldn't have been told "In this country..." Subsequently, she told me she didn't understand why such a phrase would be upsetting even though I'd already told her it presumed that foreigners don't know the law and also that where they're coming from has lower standards for abiding by ethical protocol. The fact that she'd ask me this again suggests very ingrained prejudice. She said "I'm a proud American." I don't see what national pride has to do with this unless it means that her pride is contingent on her imagining that she has exclusive national 'cultural capital' and also that her perception of the high worth of her national mores is contingent on perceiving other nations' as being of lower standards (in this context of following ethical protocol). I never had a formal apology without excuses, only complaints about me complaining about this. Victim-blaming is easy.Much more troubling stuff - view my Google review on 212 Stuart St too.

TrustpilotUnprofessional Treatment During Hardship
My experience with this management company was extremely disappointing. While going through documented domestic violence hardship and financial instability, I felt I was treated in a discriminatory and demeaning manner by Accounts Receivable specialist Samantha LePak. The communication was hostile and dismissive when I asked for help and payment options. Thankfully another staff member later handled the matter professionally, but no resident in crisis should be treated the way I was. I hope the company takes situations like this more seriously in the future.

TrustpilotBeautiful Community, Misleading Application Process
We toured Elan Crown Point with Manuela, and the community itself is beautiful. Before applying, we were upfront about being in an active Chapter 13 bankruptcy and asked whether this would automatically disqualify us. Manuela assured us that credit was only one factor, that other criteria were considered, and that as long as those areas were strong, approval was still possible. She instructed us to submit documentation related to the bankruptcy, which we did, including a full Credit Explanation Letter, which any realtor or lender would recognize as a legitimate supporting document.

TrustpilotAs an employee of Greystar I can tell…
As an employee of Greystar I can tell you that YES we are told to nickel and dime the residents. My property manager and maintenance personal continually did shady stuff like putting scuff marks on walls and scratching paint in the apartments of tenants who would recently moved out. Also we would charge tenants for new carpet while only having the carpet cleaned. I saw the most horrific money grabbing of the elderly and disabled. Management would continually go after the total amount of the cleaning deposit while only doing minimal repairs. Especially if there were a lot of empty apartments on the property. Management does the cleaning deposit charges once the tenant leaves and if the tenant moved into another city a lot of times they could not fight the charges. That's why they hold your cleaning deposit for 30 days after you move out. Total scam. I felt dirty after my first day. Needless to say I only lasted a few months tell I found a better job. Also the pay was lousy and benefits were horrible.

TrustpilotBIGGEST NIGHTMARE
Unfortunately Greystar acquired my property rental as I moved out. Legally, they are obligated to honor my lease which stated the security deposit I was required to pay was $3025. I filed a small claim and was awarded the security deposit. I have been waiting since I moved out 05/16/25 (yes they have 21 days in CA). All the "corporate" or "regional" office phone numbers are recordings that end the call regardless of the selection made. I don't understand how they are still in business with the terrible experience everyone has. I'm starting to think this is all a stage since no one above a property manager can be reached.

IF you value your life, please do not move here. This review is for 221 Bergen St - Greystar property.1. No proper inspection is done prior to apt move in.2. Got into a fire accident the other day where the oven caught on fire within a minute of turning it on for the first time. Even when there was nothing inside it. Fire originated from below the bottom panel and shows clear signs of negligence from management.Management is pretty rude and are self centered. Attaching one of the videos, which shows soot from under the bottom panel where the fire started from.3. Extremely dirty house was given with cobwebs hanging from ceiling and dirt streaks in toilet, dirty water dispenser and with most appliances in repair. When I showed pics of water dispenser to management, I got a pretty rude response asking me to adjust to how things are. Rather than cleaning it.4. Witnessed couple of bugs as well.5. Also after moving in, it took me 4 weeks of chasing after them to have the dryer fixed, cleaning, kitchen repairs, fire alarm repairs and other repairs done.6. Insurance management is a mess. Even after providing proper insurance details, still received multiple mails and emails for more details of insurance from Assurant.7. Maintenance is mentioned as 24/7 on website which is a lie. It is only available between 9am and 6pm. But that is only if staff is available. Otherwise, emergency maintenance such as in case of gas/water leakage etc kind of incidents - apparently is available.8. Deliveries are often left at wrong place as drivers get confused due to the multiple doors. Packages are mishandled.I have pics and videos but since the app does not let me post, you can check for "221 Bergen St" apartments on Google maps for the attached pics and videos. So people can be careful when they visit this place.
