My cousin and I had such a wonderful time during Halloween due to the amazing efforts by Kiew and Marigona to arrange the best ever pumpkin carving event!! They had prepared free pizza, drinks, snacks, and laid out all the necessary equipment for the carving and awesome decorations, with the music choices on point for the theme to create a perfect environment. Both Kiew and Marigona were super kind and took the time to talk to each of us residents throughout the event. Plus, it was a great opportunity to socialize with and meet the other residents! We are really lucky to have such dedicated staff to truly make our experience here at the EQW unique and memorable for years to come. We are looking forward to future events and don’t doubt they’ll be just as enjoyable as this one.

Lived at EW seven months in 2024. Overall amazing experience, the team is super helpful (especially Marigona and Kiew who went out of their way to help us), the flat was clean, spacious and modern and the amenities are great! The coworking space is great for working from home, there’s excellent free yoga classes, and a big screening room that we were able to use often. Also the games room and common area are great for hosting parties with friends.

I really enjoy living at Equipment Works, especially thanks to Kiew Marigoua at the front desk! She is always so friendly and attentive with her service. Whether it’s helping with parcel collection or providing assistance with various resident needs, she is incredibly thoughtful and patient, always with a warm smile. The facilities here are excellent as well, and living here brings a great sense of comfort and security. I highly recommend it to anyone looking for a high-quality living experience!

Great staff. Melanie, she’s a nice manager, very professionally. Marigona, always help me and she does her job properly like a pro. I really appreciate, living in this nice block. I totally recommend this new building to anyone, because of the amenities and the pro staff. Sometimes we have parties, or other kind of activities, which is great. Nice and clean areas and if you enguire any maintenance, they come in the same day to fix the problem.

I recently had the pleasure of viewing a flat at Equipment Works with Kiew, and I couldn’t have asked for a better experience! She was incredibly warm and welcoming, making the whole process enjoyable from start to finish. Kiew took the time to show us around the building, explaining all the features and amenities in great detail. Her knowledge and passion for the place really stood out, and she was so helpful in answering all of our questions. Thanks to her, we left the viewing feeling confident and excited about the possibility of living there. Highly recommend Equipment Works and Kiew for anyone looking for a new home!

Worse place ever

Worse place ever. The first unit here wasn't bad, but the extra fees go up all the time. We transfered to a smaller unit for the second year. They charged us a $1000 fee to move units, then made us pay $191 because we were using both units the day of the move. When we finally got to see the new unit, move in day, it was a dump. Never cleaned, cabinet doors don't close because the doors were hung wrong. The floors are all chewed up. Touch up paint never done. The thermostat didn't work for AC. We are finally able to leave for good, and they lie to try to keep you here, by telling your new possible landlord that you were evicted. We have never been evicted from anywhere. They move you in a unit needing lots of work, never fix the stuff, keep your deposit for what they didn't fix, and start over screwing the next person. I left the first unit we had in perfect shape, better then when we moved in, even steam cleaned the carpets. One of the maintenance men asked me why I did that because they were just going to rip them out, because they were upgrading to tile. Well they stole my deposit saying they replaced the rugs. I asked to see the new rugs they put in and they refused to let me. I found out they put tile, upgraded the appliances from the 1970s one that were there so they could raise the rent on that unit. So I paid for their upgrades. My deposit was $2600. They sent me a letter saying how much they were taking from my $2100 deposit, so they stole $500 off the top. They make you pay a deposit for damages, and add a monthly fee to your rent for possible future damages. That is what the deposit is for. The office staff is very friendly until the lease is signed, then they turn rude and lazy. They schedule inspections, and never show up, when you wait all day. I wouldn't move here unless you have enough in your savings to cover the scam charges. We are getting out of this town all together, because there are no offices here to help renters, only landlords.

Staff are inconsistent and at times very rude. Dismissed my wife’s concerns about bills and only acted once I got involved. Spoke down to her and said a situation was resolved when it wasn’t. This resulted in us receiving threatening letters from a supplier when the issue was with EW and not us. Constant issues with heating. Obviously a supplier issue but still impacts resident far too regularly. Unfair charges upon checking out. No clear explanation as to why one is being charged for something. Coffee machine regularly broken. Security team are good and very helpful. Place is kept relatively clean and gym is good.

Thank you for your feedback, and we sincerely apologise for your wife's experience. This is not reflective of our standards, and we are addressing it internally. We continue to work closely with the heating supplier to ensure any disruptions are minimised further. Regarding the charges, we aim for transparency by providing a move-out statement with details and the move-in inventory, and we are happy to clarify any concerns. We appreciate your positive comments about our security team, gym, and cleanliness. Thank you for your input as we continue to improve.

I’ve had a fantastic experience with ILA Company at Equipment Works on Blackhorse Road. The building is exceptionally well managed, and everything is consistently maintained to a very high standard. A special mention goes to Jinia, who is always welcoming, professional, and incredibly helpful. My husband and I lived at Equipment Works for a year, off of a recommendation of a friend in the building. We really enjoyed our time at EW. Extremely friendly team and staff, fantastic amenities and a real sense of community, with the many free events, should you wish to participate. A big thank you to Marigona and Shingy for always being super helpful and a pleasure to deal with. Niki was also very accommodating when we moved in and kindly assisted with many requests. We didn’t have any strong reasons for leaving, save for location of needing to move back more East but would have happily stayed. Thanks EW! Pros -10/10 gym and excellent free yoga classes by Jade (never made it to the Zumba). Lacks some equipment but better than most residence gyms I’ve lived at -friendly staff -clean, air conditioned spaces, co working spaces Cons -spiders: due to the wetlands there are a lot of spiders that creep around. This obviously cannot be helped by those who work at the building itself, but EW are very mindful of this and try to advise as best as possible. Didn’t bother us too much save for very warm days and keeping on top of the cobwebs. -parking: not an issue for us as we didn’t have a car but know it has been difficult for other tenants to obtain a spot. Beware of parking in and around the building without a permit, as you will get fined! -parcel room: great because your parcel is safe but a bit of a pain to find it in the sea of boxes. EW again try to manage this but it is inevitable that it gets rather chaotic in there General comments on area: -Extremely close to station - lit 1 min walk. -Tesco and Co Op easy access -Great shops/cafes: big penny, nourished communities, hermanos, narrative for bagels -a lack of a green space (that isn’t the wetlands) - I really missed having access to a park

I have been in hell for 7 months. From a unit not ready to the most noisy neighbors to being told no working shower isnt an emergency. There is no professionalism at the Avana Belmar office. All the way from maintenance to regional manager. I need help.

We are so happy with the efficiency and friendliness of the Equipment Works team. We needed to move in quite fast and the team was able to get all the paperwork ready in no time. Kiew was so welcoming when she showed us the apartments and gave us all the information we needed. Marigona is very quick to reply to emails and Shingy was very nice and helpful when we were checking in. The maintenance team has been very helpful too. Today I came to the Kids Play Day Event with my younger brother the set up was amazing although he is 6 years old there was plenty for him to do including the outdoor activities such as life size connect four and jenga. We were kindly served with food from Kiew, Marigona and Sherise. My younger brother has additional needs and they were accommodating to this, he was able to go outside if the noise was too much and could come back whenever he would like to. The screening room is soundproof allowing him to self regulate outside the room as well. There was always a staff member indoor and outaide watching the kids so I felt at ease bringing him. The area is enclosed allowing me to feel safe with him being outside. All of the staff were fantastic and i would definitely come back again!

I have just attended a kids playdate event at Equipment Works, and I must say, It was one of the best social gatherings I have been to with my Son. He thoroughly enjoyed himself and the staff, Kiew and Marigona were very welcoming and friendly. The activities were engaging, particularly the makaton music session. There were lots of kids in attendance which was really nice to see and meet other parents. The goodie bag at the end was a great way to end the session - Thank you to the team and we look forward to the upcoming events.

Serious Pest and Maintenance concerns

In May 2026, I discovered rodent droppings throughout my apartment at Harlowe in Euless, Texas & immediately reported the issue. Multiple pest-control treatments & follow-ups were required, and I documented continued activity after treatments, including fresh droppings & a live rodent. The issue remained under treatment and monitoring for more than a month before management informed me the vendor found no evidence of current rodent activity. Because of health concerns, my family stopped residing there while the issue was addressed. In June, I reported a roof leak that caused visible interior ceiling damage. Contractors came to the property, but more than two months later, the damage was still present when I surrendered the apartment. Management offered penalty-free early termination only if I signed a release agreement containing language representing that I had reviewed it with legal counsel. Because of that & concerns about several provisions, I obtained legal advice. My attorney advised me not to sign it as written because he considered it one-sided, believed it did not adequately protect my interests, & advised I would be giving up rights. I did not reject an agreement. My attorney contacted Greystar & the property owner seeking revisions & a fair resolution. According to my attorney's office, Greystar did not respond. Management also told me in writing that if I did not sign the release, my lease would remain in effect & early termination would be subject to standard terms & fees. I filed a BBB complaint seeking resolution. Greystar repeatedly stated that its legal counsel was involved & requested communications proceed through counsel. However, I was never advised that Greystar's counsel contacted my attorney to negotiate a resolution. With no agreement reached, I followed the standard early-termination process, requiring 60 days' notice and an additional termination charge. I continued paying rent during July & August though my family was no longer residing there. After I surrendered possession, Greystar posted a $3,542 “Lease Cancellation/Termination” charge to my account. I made repeated efforts to resolve this matter while meeting my obligations. I reported the problems, cooperated with treatments and repairs, documented the conditions, obtained legal counsel, continued paying rent, & attempted to negotiate a resolution. Despite Greystar stating that its legal counsel was involved, I was never informed that its counsel contacted my attorney to discuss a resolution.

Please do yourself a favour and avoid at all costs. In just over one year there have been 13 disruptions to hot water in the development. Management is asking all tenants to raise separate complaints to EOn despite not being able to change from eon and being fixed to them. They obviously don’t mention the consistent loss of hot water. When you review this on their dedicated reviews site they don’t publish negative reviews hence the high score.

⭐ 1 Star

⭐ 1 Star, Extremely Disappointing Experience with Greystar My experience with Greystar has been extremely disappointing, particularly when it comes to maintenance, customer service, and management attitude. Maintenance issues are often handled poorly, and getting a simple issue resolved can require repeated follow-ups. What is even more frustrating is the arrogant and dismissive attitude shown by some of the management staff. As a resident, you expect basic courtesy and accountability, but unfortunately that has not been my experience. Another major concern has been the sudden increase in maintenance/other charges without what I consider adequate communication or justification. Residents should not feel like unexpected charges can simply be imposed without transparency. The most frustrating part is the referral bonus. I have been following up for four months regarding a referral bonus that is still not paid. Four months of repeated follow-ups for something that should have been handled routinely is completely unacceptable. Overall, this has been a very poor resident experience. For a company managing people’s homes, I expected much better communication, professionalism, transparency, and accountability. Unfortunately, Greystar has fallen far short of those expectations. Think twice before choosing a Greystar property. Once you become a resident, getting issues resolved can feel like an endless exercise in follow-up.

The rent is unreasonably priced for the location and amenities. They raise the rent rapidly every year. If you want to extend for a few more months and can’t commit to signing another one-year contract, they will charge you an extra £450 service charge per month. There is a serious hot water supply issue in the whole development. During my two years of tenancy, there were at least 10 times with no hot water supply for the whole day or evening. The development is not as pet-friendly as they claim. I hope they understand the difference between allowing pets and actually being pet-friendly. On the good side, the staffs working there were very friendly, professional and helpful.

After two years at Equipment Works, I'm happy to share my experience. Overall, it's been a positive one, thanks in large part to the exceptional staff. They're friendly, approachable, and always willing to help with any concern, big or small. This made my stay much more comfortable and stress-free. However, one area I feel Equipment Works could improve is in fostering a more active community. While I wouldn't call it a dealbreaker, a bit more in the way of organized events or common area activities would go a long way in building an even greater sense of connection among residents. For dog owners, Equipment Works and the surrounding area are a dream come true. From nearby parks to pet-friendly shops and cafes, it's clear that furry friends are welcome here. One suggestion, though, would be to add more dog-specific amenities, such as a dedicated play area or washing station. This would further enhance the experience for canine companions and their humans. In conclusion, I would definitely recommend Equipment Works to others, especially those who value friendly staff, a convenient location, and pet-friendliness. With a few tweaks to foster a more vibrant community and cater to dog lovers even better, it could truly become an exceptional place to live.

I applied for an apartment in Oklahoma Eagle Point

I applied for an apartment in Oklahoma managed by Greystar and paid the application fee (around $200, high for the area). During the screening process, I had a question and tried emailing the contact address listed in their own automated template ("contact us if you have any questions"). My emails bounced back or were blocked entirely. After being treated like this, unable to reach anyone despite following their own instructions, I no longer felt confident moving forward, so I disputed the original charge with my credit card company and was refunded. A few weeks later, I was billed an amount significantly higher than the original fee, with zero breakdown or explanation of what it covered. All communication from them was limited to generic, automated messages, never a real answer to a direct question. Their pricing is above market rate across the board, and they charge additional fees with no explanation when asked. I concluded this is not a place worth renting from. This isn't an isolated incident. Greystar reached a $24 million settlement with the FTC and the State of Colorado in December 2025 over concealing mandatory fees from renters, and has faced separate class-action lawsuits over fee practices in Washington and North Carolina. Keep a written record of every interaction if you're dealing with them.

- Unreasonably priced. Rent was raised by 20% on renewal. - Pests infestation. On the balcony, there are numerous spiders and an abundance of mosquitoes and flying insects, which often make it impossible to keep the windows open for much of the year. - Frequent hot water outages occur during the winter and water usage peak times. - Frequently asked to enter the room for inspection. - Poorly managed parcel room. It takes ages to find your parcel as the place is packed with uncollected parcels, and there have been incidents of parcels being stolen.

Greystar** is a slumlord**

If only I could give below 0 rating. GREYSTAR** shouldn’t be celebrated, they haven’t accomplished anything other than grift, steal, and climb to the top by charging excessive rents, and slashing maintenance costs with complete disregard for tenants’ safety and well-being. This company is a slumlord in every sense of the word: nasty, passive aggressive staff, non-responsive, 0 accountability, deceptive practices, and they steal from everyone. It doesn’t matter if you pay on time, or whether you’re paying $500 or $5000, they’ll treat you like garbage with no exception. They don’t return security deposits, and if they do it’s never in full. You can find hundreds if not thousands of people complaining about the same exact issues. The only reason why there aren’t millions of complaints online, is that they make people sign NDA’s in exchange for any sort of settlement after weeks, if not months of arguments and/or litigation. Despite losing several major lawsuits spanning across 2022-2025, they haven’t changed a thing. I strongly suggest that you speak up for yourselves, know your rights under consumer protection laws, organize, contact local health departments and Attorney generals, file formal complaints, etc, but whatever you do, don’t give up and don’t expect things to change on their own, because they won’t. Look up local resources for tenants like pro-bono (free) guidance from volunteer attorneys or law students. Godspeed!
