Having used them for sales and property management, I can honestly say they are excellent on both counts. Very personable staff who will work with you to find what you need. I still use fishneedwater for property management; they make everything very easy, fix problems (of which there has been a few), very quickly and with minimal fuss. Their rates are also very competitive for the London area. Mahbub, who is my point of contact for property management does a brilliant job, I couldn’t recommend him more highly.

I've been with Anthony and the Fish Need Water team for close to 10 years as they know the local market of East Dulwich, Peckham and the wider SE London area very well. They manage all my properties in the area and as a company have never let me down. No job is too small and they are there to support on large projects and work with a lot of local tradesmen so I never need to contact anyone. They consult and advise with you so that you are involved in the decision making process and know what is going on. They are approachable and friendly and I would highly encourage anyone who is looking for a sales or lettings agent to discuss your situation and needs with them first. They are definitely a cut above the usual bunch of spivs and wide boys that go under the label 'estate agent'. I have always found them helpful and efficient and honest. I used FishNeedWater in October 2020 for a purchase, and hands down one of the better agents out there. James and his colleague Lorraine have been really great to work with, they've been very efficient and even when problems presented with other parts of the chain, they helped move things along. Fishneedwater at East Dulwich have been fantastic throughout our tenancy. Any minor issue they have been quick to fix but one specific mention was having returned home from hospital with our 3 day old child, the plaster in our living room came crashing down. Their ability to manage trades and organise us to move out made an extremely stressful event seem more manageable. Worst letting ever.. Cancelled viewing and then booked for evening saying only for you I'm doing it.. When reached property there were almost 12 other people to view the property..it was a joke..after viewing the guy called us every week asking to put offer..not sure how many times we had to tell him our offer and we were not even bothered to contact them..he kept calling and saying you guys should get the property it's nice.. When after 3 weeks of him pestering us..we said can we view the property again..the guy goes furious saying you guys are wasting my time..you can't view property 10times.. I mean seriously get your facts right people.. You are pestering us and then saying we are wasting your time.. It's not fishneedswater its.. Fish needs some brains and customer service training..
