How not to run a business…

Have been trying to contact somebody in Lettings at Fishneedwater to arrange a viewing at a property that has caught my eye on Rightmove. However, despite having already filled in and submitted an online enquiry form, and numerous attempts at chasing it up, nobody has yet seen fit to respond to my enquiry. Every time I attempt to contact the Lettings dept. they never answer the ‘phone and it ends up getting diverted to overflow pick up. The property in question - which was showing as available immediately - suddenly now isn’t available until Dec 2025!! Very strange way to run a business if they’re not going to communicate with prospective tenants.

Tenants beware! We viewed a property and subsequently made an offer above the asking price through the estate agents online form. We then recieved a call late on bank hoilday friday from Nicole asking if we would like to increase our offer as anothet tenant had offered just above out offer.we were strongly encouraged to email Asap that evening,though we were away on hoilday. We did so! We then had to chase nicole for a few days for an answer ,when we eventually got a answer ,we were told that the landlord had decided to take the lower offer as the other tanants wanted to sign a longer lease. NONE of this made sense,as the lease requirment was written on the form. Tenants beware !

How can you book a viewing with somebody and not turn up? What makes it more frustrating is that I had called enough times to chase up information only to be told that " they don't have access to bookings, times or when the representative will be coming". I had booked a viewing for 10am and its pouring down with rain, nobody turned up only to be told " The person is round the corner" how?? Absolutely abysmal and poor. To rub salt into the wound I was also told that if the representative had not come then I should go home and rearrange.. I also have a life and kids that I also need to plan for. Suggestion.. please stick to your agreed time, have more people to answer the phone in the lettings department and send messages closer to the time of viewing so everyone is on the same page. It's a big shame as I actually had my deposit ready to put down today if all went well, I'll be looking elsewhere. Very poor service.NegativeResponsiveness, Quality, Professionalism

stay away from this company I used to live there I asked to you to take the flat back during the lockdown you refuse so I sublet the flat in order to paid the rent(sent an email to you) You and the landlord has been treated me(email) Make a rent insurance without my consent Technically the landlord must to paid for it. You reverse the fee to me(landlords and tenancy act not mationed to pay any fee only 3 percent the landlord charged Regarding the pay late fee solicitor involved) Regarding the deposit you has not make any deduct until i have release the deposit After that you sent me the invoice with some deduction without any check out that is very unprofessional. Lack of communication and professionalism at Fish Needs Water

We stumbled upon a flat listed by Fish Needs Water on Rightmove and promptly contacted the agency to schedule a viewing. The advertisement clearly stated that the flat was available either furnished or unfurnished, showcasing the landlord's flexibility. Upon seeing the flat in its impeccable condition, we decided to make an offer for it to be furnished at a slightly reduced price compared to the market rate. However, our experience took a disappointing turn when the agency informed my partner, while I was unable to answer the call due to work commitments, that the landlord would not have accepted our offer under those conditions. My partner assured them that we would await their call back after discussing it with me. Despite our efforts, we found ourselves repeatedly reaching out on Friday afternoon and throughout Saturday, only to encounter confusion from various staff members who seemed unaware of our inquiry, despite providing our details multiple times. Monday came and went without any communication, leaving us puzzled. Then, today, I received a text message notifying us that the landlord had accepted another offer, likely opting for an unfurnished arrangement. This lack of professionalism is disheartening. Had they taken the time to reach out and discuss the situation, we could have potentially reached a compromise. However, it appears they were indifferent, perhaps due to an oversight in their advertisement regarding the furnishing options.

Anthony knows for a fact he lost a dispute with DPS, where the official report confirmed that he and the agency tried to charge for cleaning that never happened and damage that never occurred. Anthony lied and falsely charged tenants using proxy cleaning companies who agreed to falsify invoices.

FishNeedWater use dodgy contractors called London Maintenance. If you need something fixed they will make it worse. Anthony did not seem to care, all it was about was the cheapest thing and saving money. Anthony will also try and claim your whole deposit if he can. He LOST the dispute with the government agency for our deposit, we wanted to take over £700 from us! If you reply to this review Anthony, please explain why you lied and tried to charge us over £400 for cleaning that never happened? Or paint on the floor that was caused by your own workers?

Since I moved to London, I have dealt with my fair share of letting agents. And usually they are all the same: takes ages to respond, taking forever to act on issues and even longer to get contractors to address and issue at the property. But I do have to admit that Fish Need Water is the best I have seen and they are very helpful and accommodating. I will highly recommend them to any person who wants to let a property through them as management agents.
