GoogleEmma's were by far the best estate agents I have ever dealt with renting in London. It's a family owned business and I think that really makes the difference! All members of staff were always very friendly, responsive and helpful whenever we needed them. The checkin/checkout processes were both very easy and seamless and throughout our tenancy it was really reassuring to know they were always on the end of the phone ready to help us with anything we needed. I personally found them infinitely more helpful/responsive/understanding than the chains in London and will definitely go back to them when I'm next renting/buying!

I feel the positive reviews are fake. Finally got our deposit back today so I feel safe enough to say that this is the worst estate agents I have ever had the displeasure to deal with. Rude, passive aggressive and incompetent. The last four years have been a nightmare under their management. Quick to reply but slower than a sloth to react and always with a patronising air.The icing on the cake was when they tried to flag things on the deposit - as if they didn’t realise we have a copy of the original inventory. To quote: “Furniture: items of furniture have been left behind - however the dining chairs in the living room the landlord is happy to take ownership” Yeah I bet he’s happy to take them, they were there when we moved in!!!!Petty. Cheap. Also, Emma’s listed the flat as furnished but due to everything being broken when we moved in, we agreed with the landlord that if we replaced it we got to keep it. I feel sorry for the people moving in after us, there’s not even a bed

GoogleContacted to arrange a viewing for a property, before any consideration of a date to see the property I was asked for my annual income and dismissed immediately and refused viewing. Despite having a very good guarantor and additional future income - I was not asked about either. The lady I spoke to was disgustingly rude and seemed desperate to end the call without further explanation or interest in my situation, she was very unprofessional.
Will avoid all properties listed under ‘Emma’s Estate Agents’ and run for the hills. Only want the money, nothing else is considered.

Dear Lauren, thank you for your review. We're very sorry that you did not feel positively about your experience with our office.
We do ask, as standard, questions about potential viewers circumstances prior to organising viewings with them - this isn't done to insult or seem callous it's just that we don't want to waste your time booking a viewing and showing you a flat that might not be suitable for your needs, budget and timings. My colleague did explain that your income didn't meet the affordability requirements for the flat that you were calling about when she spoke to you on the phone and at this time you didn't mention that you could provide a guarantor, which is really helpful information but not something we normally ask people unless they proffer the information.
If we seemed disinterested or unprofessional we sincerely apologise as this should never be an impression our staff give, but I hope you can understand that the questions asked were asked with best intentions at heart - we'd hate to waste someone's time when we should have done our job better and found out whether the property was right for the person.

Me and my wife moved to a property in Dalston using the services of Emma’s Estate.
The process seemed a bit overwhelming at first but they walked us through it in detail and were very responsive and attentive to any queries or concerns. (Details in contract, deadlines and payments, practical stuff related to the place or paperwork)
After we moved in the communication and level of service remained quick, professional and beyond the standard of any other agency I dealth with in the past.
So far I have very positive experience and would recommend their services!

GoogleThese guys are absolutely rubbish, agreed a flat viewing with me and then just didn’t show up, I waited at the flat for 20 minutes, the agent didn’t contact me to cancel and didn’t answer her phone or reply to my messages. Prior to this they had also agreed a viewing of a different flat with me - they never sent me a confirmation of the viewing and I happened to see on rightmove that the property had been let so I deduced my viewing would be cancelled but they never got in touch to let me know this.
Absolute timewasters, I have given up trying to view any of their flats and will just avoid now, would not recommend to anyone. The woman I spoke to on the phone was also curt and unhelpful, just poor service all round, definitely would not trust them enough to live in one of their properties, they are completely hapless.
As another customer has pointed out further down, most of their five star reviews on here look vague, cliche and fake so just be very careful if you are considering using them.

In about three frantic days and by complete blessing we came across Emma’s Estate Agents, who went above and beyond to help us find something lovely in a really short space of time. Within a week they had us through referencing and settled in to our lovely little flat, all whilst making the transition as smooth and stress free for us as possible. I can honestly say I would recommend these guys to anyone.

Reviews positive are fake…the worst agency I've ever seen in my entire life, I've lived in four different countries, and I've rented several properties in London, they're terrible, they're not professional, if you need them, they won't do anything to help, just no no, if you ask, They are rude, in my case they even blocked me from WhatsApp, I had numerous problems, including due to their irresponsibility I spent days without hot water, because the boiler in the house I rented stopped working by itself, they were rude to me and my wife. Do you want advice? look for another agency

These questions aim to determine the suitability of the flat for you. It doesn't appear we had any further contact with you as neither of these emails seems to have been replied to by you and I can't see that you ever did a viewing of either flat. I'm not therefore sure when you might have interacted with a member of our team or had the opportunity to feel as though you were not receiving excellent customer service. As your review doesn't give any more information I'm not able to comment beyond this as I am uncertain where our paths may have crossed or how we might have improved our service.

GoogleI rented a flat through Emma a while ago and I don't recommend it at all. They are NOT flexible at all for viewings and check out/in as if people didn't need a job to pay for the rent! They were also not careful at all with our belonging when they came in to take pictures (broke something but were adamant they didn't) and left a window open.

I've let my flat through Emma's for 9 years and the service has been exemplary. From finding honorable tenants to expertly managing the letting process. Recently, they've project managed a refurb of the flat. This has been done consultatively and with care. Significantly, their suppliers (who work unsupervised) have delivered quality work, in the most part. Emma's is conversant with latest legislation and proactively offers landlords tailored solutions to forthcoming legislative changes, for example fire safety. Emma's is a well run business and those I liaise with are professional and cheerful. Strongly recommend.

Whilst we are disappointed that anyone would leave with a negative view of our office we would like to provide an alternative perspective to the information within your review. You were a tenant for a number of years and over the course of those years you were, on several occasions, abusive towards not only members of our team but also to contractors who attended your property. This included physically assaulting a contractor who attended your flat for a booked and confirmed appointment on one occasion. Despite this behaviour, you were not forced to leave but instead provided your notice and left in accordance with your tenancy agreement, receiving your full security deposit back. Nonetheless we wish you the best of luck with your future endeavours.

Please see my daughter's review below and the comment from Emma's office. Emma's are posting incorrect information. It's a shame you feel that to combat Anna’s comments, you had to say that "you indicated when you gave notice that it was because you could no longer afford to remain in the flat" - this is entirely false and Anna gave no reason for moving on in her email. I have the email as evidence. Even if this was true, posting publicly about my daughter's financial position is totally inappropriate.I had to contact the landlord mid-tenancy to complain and Emma's were very reluctant to give me his details. The absence of a working fridge caused a rodent problem and when challenging Emma about this she was beyond rude. What a shame-it's a lovely property.Potential renters, please let this be an example of the poor form from this agency. Do not rent from them.

My experience with Emma's was challenging, frustrating and inadequate. Firstly, some of the agents were rude to myself and my family over the phone, which is obviously entirely inappropriate. Secondly, they did not fix problems in the flat with any urgency or any care for their tenants (my fridge was broken and I had to wait two weeks for a repair, with no replacement provided despite the white goods being their responsibility, so leaving me with no safe place to store food for two weeks)Unfortunately, it seems that Emma's focuses solely on collecting rent and not on the happiness or security of their tenants. Would not recommend. I adored my flat, but had to move on because of the poor management.
