Professional yet personal service. Sebastien proactively approached me when my property was coming to the end of its lease. He had done his research so I could make an informed decision. During the process I was fully supported especially when the situation became intense. Being temporarily located abroad, I was so relieved to have Sebastien taking care of my affairs. I hope that Sebastien is representative of the quality of all other Bective agents. Thank you once again !

GoogleThis company is an embarrassment. They already had to make a donation to my charity of choice because of their continual screw-ups. It took me over six months working with the Property Ombudsman to accomplish that. HERE IS THE LATEST...............It has been six months since they were dismissed from "managing" my rental house for me. "Managing" is a very flattering description of what they were doing, I would honestly describe it as MISMANAGING. Yesterday, (six months later), I received an invoice from them for admin fees for third quarter and fourth quarter. They had done nothing.........zero, zilch , NOT A THING...........yet they charged me £240.00 for a filing fee.....which they had not filed. I immediately wrote to these clowns and asked what the fees were for and requested afull explanation explanation and description of the filing fees. Today............with NO, ZERO, ZILCH explanation at all and certainly NO, ZERO, ZILCH apologies they sent a revised invoice crediting my account. They are either extremely dishonest or grossly incompetent. Even if it is simply gross incompetence I would strongly recommend avoiding them.

Bective is definitely the no. 1 letting agency to work with. I was so pleased with how smooth the entire renting process was and how professional Bective team was from start to finish, especially after having bad experience with other agencies. A big shout out to Tiago, my agent, for going above and beyond to help me secure the flat that I wanted and making sure that everything's okay until the day that I moved in. Really cannot recommend him emough!

I dealt with Hamead in the Westbourne Grove /Notting Hill office. Whilst I did not purchase through Hamead, I would have no hesitation in buying from him in the future and felt he gave the best, friendliest and most considered service of all the agents in the area. Even after I had exchanged on another property and then completed he was nothing but professional. I have no doubt that his attitude brings back many referrals and he is a real credit to his company. I dealt with several agents across Kensington, Notting Hill and Bayswater and he was a real standout.

They listen to your brief, and are very responsive and professional. Sophie is a pleasure to deal with, and it was interesting to hear my tenants also had nothing but praise. Even though we only wanted a small flat, he treated us like high value clients. He responded quickly to the enormous number of questions we had and treated us with kindness and patience. Jay and his team were very helpful and considerate throughout the selling process. They kept me up to date and I didn't feel out of the loop at any point. I appreciated that they would phone me to let me know what was happening rather than just a text or email. We had a great experience of selling our property with Bective Brook Green. Ed Plumb is a seasoned professional who is very decent to work with and he became our trusted advisor. We first started talking to him around a year before we put our property on the market and felt he gave very sound advice, priced the property very accurately and didn't try to rush us into a quick decision. His approach paid off as when we were ready it was an easy decision to choose Ed at Bective rather than the multitude of other options.

Having used BLM for 11 years to manage and let my flat I cannot speak more highly of them. Professional and trustworthy to the end - never without a tenant and problems always resolved seamlessly for both tenant and myself. Having decided to not let the flat from the end of the current tenancy, I must say huge thanks to Soraia who is an absolute gem - she knows everything and anything, she is always at the end of the phone and responds immediately - absolutely amazing service always. I have to mention Kim too - having relied upon her to find tenants I can only say Thankyou …..she always did it without a gap!

GoogleI can not recommend or endorse this agency, especially for Americans moving to the UK who are used to a 100x better experience working with rental agencies. I rarely ever leave bad google reviews but this agency deserves it. When I received the keys to my flat, I walked in the door to an incessant, loud beeping noise because they had not replaced the battery to the fire alarm. I had to get on a ladder and pull out the batteries so i didn't lose my mind within minutes of moving into my flat. On top of that, my home had not been adequately cleaned: they left so much of the previous tenant's trash and belongings that I spent the first 2 hours in the home throwing out the previous tenant's stuff. there were at least 50+ random items that were just shoved into cupboards and drawers. They had not even opened up the washer/dryer to remove the previous tenants' DAMP UNDERWEAR - disgusting. They cleaned the shower but left a shower curtain in that was covered with a considerate amount of mold. When I let the team know within hours of moving into my flat, they neither accepted responsibility nor made any offer to remedy On top of that, their communication is horrible. An agent either leaves or gets fired every month so you are constantly having to track down new people to speak with when there is an issue or request. I was and continue to be disappointed in the quality of service I was expecting for what is supposed to be one of London's best agencies.

Such a breath of fresh air and a relief to end up working with Bective when looking for a new flat to rent in London, especially after so many other agents tried to push properties on me that weren’t well suited. Kim Oldham was supremely competent, efficient, totally committed to finding good matches between landlords and tenants, utterly kind and a genuine pleasure. She listened and was quickly able to come up with great options, knew how to act fast on opportunities on my behalf but also never pressured me in any way if I wasn’t totally sure - both persistent and patient! From start to finish made me feel like I was in good hands and would land somewhere great. Can’t recommend her enough to prospective tenants and I hope that landlords realise what a difference it really makes to have Bective in the mix to facilitate things (if I had to do it again I actually would just have started by reaching out to Bective).

Worked with Jack Cooke at Bective North Kensington and couldn't have been happier or more impressed. Put in the call to Bective to register for residential lettings at 2pm on Thursday and by 4pm that day was viewing the flat that I'm eventually going to rent. Of course there was an element of luck to be matched so quickly with the right property, but Jack's consideration and attention to detail extended above and beyond. I haven't moved home in several years so there was some anxiety on my part- in no small part due to possible complications in the ongoing pandemic- and Jack always made time. He took me through the referencing process when required and made a personal introduction to the landlord, as well as painlessly negotiated smaller details like the pieces of furniture I wanted to retain. It makes a world of difference when a lettings agent really knows the part of town they are working in and takes a genuine satisfaction in seeing the customer into the right home- and with the minimum of possible stress. Would absolutely recommend and use again. Thanks Jack!

I worked primarily with Scarlett, who considered my requirements carefully and found a number of options, all of which were relevant and allowed me to make a quick decision. Whilst Agents are often seen to be on the side of the seller/landlord, I found the experience was very good from a tenant’s perspective and had support through the entire process such as offer-negotiations, referencing and answers to queries. I did not feel rushed or unimportant when browsing the properties which is rare in the non-buyer side of the industry. Thank you Scarlett, and also Chiara who supported on the logistical side once my decision had been made.

I had the pleasure of working with Jack Cooke, who helped us secure a flat in Notting Hill. Jack is the best estate agent I have worked with. He is really friendly, honest and very diligent. We started our search in the midst of Tier 4 lock down and through the Christmas period, he ensured a safe viewing and kept us in the loop throughout the holiday period with regards to the status of our offer. Jack even kept us updated throughout the holiday season whilst his office was closed, which was so appreciated.Jack had in-depth knowledge of the neighbourhood he was showing us alongside being able to answer all the questions we had with regards to the flat throughout the viewing. He was also very flexible with appointments and worked around our schedule.He was courteous and helped guide us through the rental process, making it very easy. He chased for answers from the landlord when we needed them and kept us in the loop for the whole process. I can't recommend working with him and Bective enough.
