Whilst we fully acknowledge your frustration, we respectfully disagree with a number of the statements made in your review and do not believe they accurately reflect our records, the advice provided, or the events as they occurred. As this matter relates to a specific tenancy and legal proceedings, we are limited in what we can discuss publicly in order to protect the confidentiality of all parties.
As regulated members of Propertymark, we are committed to maintaining the highest professional and ethical standards. We do not operate in the manner described in your review. We utilise a state-of-the-art CRM system to securely manage client records, monitor compliance, retain documentation, and proactively notify landlords of important legal and regulatory requirements. In addition, all client funds are protected through our Client Money Protection scheme, providing the highest standards of security and accountability.
We are also incredibly proud to have been recognised by our clients as ESTAS Award Winners in both 2025 and 2026, reflecting our commitment to customer service and professional standards.
With regard to the tenancy itself, whilst we appreciate there were significant difficulties, it is important to clarify that the tenant initially conducted themselves appropriately before later withholding rent due to allegations of disrepair. Throughout this period, we consistently advised and recommended that the necessary repairs be undertaken. We also successfully negotiated with the tenant to make a substantial lump-sum payment on the understanding that the outstanding works would be completed. Unfortunately, those works were not carried out, leaving the situation increasingly difficult to resolve and ultimately placing us in an untenable position in our ability to manage the tenancy effectively.
We categorically reject any suggestion that we would ever provide false evidence, deliberately withhold information, or fail to act with integrity. Such conduct would be entirely inconsistent with our professional obligations, regulatory membership, and the standards by which we operate.
Despite our differing perspectives on the events, we remain committed to resolving concerns wherever possible. I would personally welcome the opportunity to discuss any outstanding issues with you directly to see whether there is anything further we can do to assist.

As you’ve copy pasted a response 5 times to all negative reviews- could you at least explain yourself ? You’ve stated that I lost the property to a higher offer.. how is this legal after paying a holding fee for the property? A holding fee is to secure the property and it is ILEGAL to take multiple holding deposits from people and then make them bid against each other… what kind of disgusting and greedy people are you .

Thanks for your review. We note four one star reviews were left by the same party for the same reason - you lost out to another person for the property, once a higher offer was made by a client from the same set of viewings.
We must say we totally disagree and refute any illegality. We appreciate you missed out on a property and feel upset. However, with the current climate, demand is larger than supply as it stands, and landlords can occasionally accept higher offers if they come in. You also did not lose any funds and was refunded your whole holding fee once your offer was rejected. We take claims like this very seriously hence feel it is appropriate to inform all of our clients as stated on our website and in branch, that we are a member of CMP (Client Money Protect), so all client money is safe and protected. We cannot allow illegal activity with client money, so the claims made were clearly not the case here.
Disparaging reviews with incorrect information damages independent businesses like ours. We recommend that you do your own research to see nothing illegal was done and you were refunded your holding fee once your offer was rejected.
Sorry we were unable to help on this occasion and note, we do not carry out untoward practice so had a duty to inform you, our client, of the higher offer once it came in and give you the decision to match or find an alternative property at no cost to yourself.

P.s To directly respond as you have requested, we held one group viewing on a Saturday, no further viewings. We let all interested parties know what they need to do to secure their property, you left your holding fee which we believed would be suitable and enough for the owner. However someone stated they would like to offer higher and we have a obligation to inform our client who decided he wanted the higher offer so asked if you could match or he would like to proceed with the other party. You chose not to increase so we refunded your holding fee in full, and once doing so we took the holding fee from the relevant applicant, note we cannot force a landlord to proceed if you leave a holding fee, a holding fee is to secure your interest, allow us to negotiate on your behalf and commence to letting, unfortunately like sales until the contract is signed their is a chance you can be ‘gazumped’ your understanding of a holding fee is misinformed as it could never guarantee that you secured the property. It is is Cottage Fields best interests to find a suitable applicant and secure it without a bidding war, it is not helpful to us as we don’t like clients missing out however Cottage Fields is not the final decision maker and everything has to be liaised with the owner, so on this occasion your offer was not accepted and hence holding fee was refunded.
Nothing illegal, nothing untoward and again we understand it was disappointing however we couldn’t do anything as the offer came from the same set of viewings you was in.
I hope you understand now that we wanted to secure it, and also know we cannot block higher offers and we cannot withhold information from our landlords about higher offers as that is untoward and we work with complete transparency hence you was informed once a higher offer came in and gave you the opportunity to match, bid higher or pull out.

Unprofessional staff that lose contracts, don’t deal with complaints or problems and serve notices that are not relevant or correct. Needs to be informed by tenant of the correct notice period and show original contract. Thank god I had my copy. As well as being in property that is not safe. Firebrigade called, agent informed was not safe as smoke from below shouldn’t come into above flat. Still nothing done. Audacity to put up rent when in current term. Want people to waste time emailing when makes no difference when you go in to speak in person or over the phone. Then refuse to give you landlords details!

Sold my 2 bed property in just over three weeks with Cottage Fields which amazes me. I was expecting it to be far longer and a lot more of a headache when it came to the paperwork. I'm not usually the type to leave lengthy reviews but thought it might be helpful for prospective home sellers to know what good things to keep an eye out for that Cottage Fields did for me: we had plenty viewings for my property, they also gave me feedback as we went through the process. GoogleI must say before I dealt with cottage fields I thought I knew it all within the property market. As an experienced Landlord I always thought that agents were in it for commission only and that the property and the landlord came 2nd and 3rd in their priorities list and as much as this is true about most agents Cottage Fields however changed my feelings about agencies.
