I stayed at Courtfield Gardens studio for six months through this agency. The letting coordinator, Omar, was wonderful and very helpful. Unfortunately, my experience with the wider team and management was not as positive. When I moved in, the studio was not properly cleaned, and I had to request changes to the check-in report. Throughout my stay, noise from the upstairs tenant was a major issue, footsteps and dropped items caused very loud banging noises that frequently woke me at night. This seems to be due to very poor flooring rather than the tenant’s fault. As a result, I rarely had a good night’s sleep during my stay. The windows are very old and let in a lot of wind and cold air. The shower would regularly switch from hot to cold without warning, and there was no hot water in the kitchenette tap. The main entrance padlock/sensory door system often didn’t work. When I requested a fob, I was told I would need to pay a £20 deposit. I declined, as the system should function properly without needing one. Eventually, they provided the fob anyway. There is no water meter at the property, so tenants are charged a standard flat rate, which is extremely expensive. They also refused to allow the installation of a water meter, despite this being legally permitted on longer contracts. There is also noticeable water leakage throughout the property, which may explain their reluctance. After I moved out, I was charged £50 for cleaning. I disputed this and provided evidence that the property had not been clean when I moved in. I was eventually refunded £33. Overall, aside from one helpful staff member, my experience with this letting agency was very disappointing, and I would not recommend them. They are sneaky.

Horrible experience. They charged 300£ agent fee and did nothing. 1,The flat was over priced( a very small 25sqm room 1408pm bills not included). 2,Cleaning was horrible. When I moved in the flat was oily and sticky everywhere. The sofa was full of kitchen oil and you can feel the greasy surface was no longer soft anymore...There was a dirty mattress with a brown stain and the sewer was full of disgusting hair the first day I moved in. The plumber they hired poured all the dirty water on my own carpet while he was cleaning the sewer and he threatened me if I block the sewer again he would charge me 120£ (The first day I moved in!). And I had to throw my carpet away because of the smell . I took photos of the blocked sewer and sent to the one who introduced me the flat(Ms. Y) but no reply. Trust me, nobody cares about you once you paid. 3, No respect to tenant. The plumber would just rush into your room without warning and unlock your door in the early morning while you asleep. And this happened several times when I was staying there. Imagining open your eyes in the morning and a stranger with bunch of tools appears, must be a beautiful way to start your day. 4, They will swallow all your deposit one way or another. All I got from my 1500+ £ deposit was 70+£ Eg. When I moved out I even hired a professional cleaner to help me out. But still they charged me 300£ for this. Dear Wr L, Our systems show you rented a flat through us back in 2018 (and this was a fixed 6 months tenancy), and we are therefore surprised to receive a negative review from you 2 years later, although please see comments below on the points raised; 1. Some deposit deductions were made due to unpaid rent still remaining due when you left the flat & these all deposit deductions were confirmed in an email to you to which you replied and agreed to. 2. I've lived in a variety of City Living London flats for nearly 10 years (their buildings on Collingham Place & Castletown Road). They're not the best but you know what you're going to get with them - good location, reasonable standard compact studios for the most part (I've even taken one site unseen before and it was exactly what I expected). When things go wrong they're reasonably quick to remedy it (washing machines etc. are rarely out of service for more than a week or two). They're responsive to emails/calls and their service is decent. They're decent with things like furnishing adjustments when you're moving in, and they don't try and knock you for fair wear/tear on the way out. Their handyman Hadi is amazing and a lovely guy. The one problem with all their flats is the cheap construction - the walls/floors are super thin and the windows are single glazed, so I've frequently had issues with noise, for the most part where the neighbours were behaving in a reasonable way but the construction of the flats exacerbated the issues. I did once have an issue with a neighbour who was being antisocial, and CityLiving did a great job of finding me a way out of my contract early so I wouldn't have to deal with his antics, while they refused to renew his contract so he had to leave soon after too. But as a result I would recommend steering well clear of any of the mezzanine flats - you don't want to be sleeping ~1m away from a ceiling that thin. Also based on a viewing I did in summer 2019 I would recommend avoiding the Stanwick Road property until/unless they refurbish itPositiveProfessionalism, Value

Sebastian and the team are professional, extremely helpful and always make everything easy - including driving across London to bring me a set of keys on a Friday night. Overall the best experience of any rental company. Hadi the Handyman is also excellent too. We rented a small but handy studio near Kensington high street. It did have some issues with damp but we purchased a dehumidifier to deal with it.

While staying in the flat for over 2 years, the property manager was responsive and whenever needed maintenance the support team acted quickly. In addition to dirt and an obvious lack of maintenance, this is not a serious company and they are unprofessional. My roommate and myself both have to complain many times but they do nothing. The most unbelievable was a leak from the apartment above, they came 2 days later to say that we have to wait and things will get better..The floor was soaked and the sound of drip 24/7 is unbearable (according to them, it's not) fortunately we have been staying with friends. Then mold on the ceiling appeared that brings a sour smell. So we left the flat empty for the last 2 months due to insalubrity (because I had to pay the whole stay in advance, don't do this mistake). Not to mention the mysterious tax letters we get every week in the mail box. When it comes to getting the deposit back, they are just as ineffective and it takes months, I had to insist many times to get only part of the deposit back.. Horrible experience. We rent through this agency twice and the first time was actually okay. The only thing is don’t expect any help from them if you have a noisy tenant (our neighbour had 4 puppies barking late at night which clearly broke his agreement but they did nothing). Then the second time was pure awfulness. We paid for an extra month by mistake after we moved out and it took them over a month to proceed the refund. Interesting part is, they charged for this as well! It’s two months already (I’ve waited long enough before leaving this review) and I’m still waiting for a good explanation. If it’s reasonable then sure I’m fine but as far as I can see it’s greed. Update: I was informed that the charge was due to a two-day rent because our contract ended two days before the inventory check. It makes a bit more sense but then the issues are: 1. it should be taken from our deposit instead of the extra payment. That's just unprofessional; 2. when the move-out inventory check contacted us they explicitly listed June 4th as an option (I wonder if they worked on Saturdays?). If the contract ended two days before then June 4th shouldn't be a choice at all, or at least we should have been informed beforehand about this potential extra charge; 3. the three words 'two-day rent' took them 2 months. On a sidenote, I would have thought that all agencies are more or less the same if we hadn't rented through others. However we rented with a different agency in between and we got our full deposit back after professional cleaning. So I guess there is indeed a difference and people should choose wisely. Update 2: thanks for further explanations more than one year later. I also checked and found emails showing us confirming June 3rd as leaving date. That translates to one not two more days. The inventory came back with email saying you informed them for a checkout on Monday the 4th. We didn’t say anything about June 4th. Nor did we need that extra day as we vacated one month before.

Dear Fangwei Shi, Thank you for leaving your review. You say within your review “don’t expect any help from them if you have a noisy tenant (our neighbour had 4 puppies barking late at night which clearly broke his agreement but they did nothing)” although please note this is an unfair comment as we have a “no pets” policy in the building and the subject tenant was in breach of both their lease and this policy by having dogs in their flat. As soon as we became aware of the dogs/ this breach we advised the tenant immediately they could not keep dogs in the flat and when it became clear they were not prepared to remove the dogs we were forced to commence eviction proceedings against this tenant. Unfortunately, as we advised tenants at the time, this legal route takes time and we cannot simply evict the tenant immediately for having dogs in the flat. This was of course as frustrating for us at it was for tenants at the time although this is the law and the timing of the eviction process once commenced is unfortunately outside of our control. I also note you state within your review that letting the flat was a “horrible experience” although you also say “We rent through this agency twice and the first time was actually okay”. Having looked at your comments in more detail and having reviewed the file its clear to me with the exception of the dog issue noted above all of your negative comments are in fact based upon your post tenancy experience, i.e. after you vacated the 2nd flat you rented with us due to confusion over notice periods/ refunds etc. I’ve looked at the history and can see you paid your rent and water/gas charges to cover the period from the 3rd day of one month to the 2nd day of next month. We have email correspondence from April confirming your final day would be 4th June and you acknowledged the receipt. When you moved out on the 4th day of the month there was 2 days debt on your account and this was deducted from your over payment (which we refunded) and this was not a “fee” for a refund as you state within your review, this was instead rent for 2 days and has nothing to do with the check-out etc. If you wish to discuss this again in more detail please contact our head office and we will happily explain the deductions to you again.

Flat 4, 1 Stanwick Road October 2016-2017 (1yr) Unfortunately I don’t have 2 weeks in which to write this review and point out all of their flaws and issues. I do hope any potential renters with this company get the chance to see this review. Waited until after I’d finally moved out and severed all ties before I wrote this as CityLivingLondon is the type to deduct from your deposit at the end and not warn you about it in advance - only to add it onto your end checkout with zero notice. I cannot account for other properties across London, however I do know numerous people who have hated/still hate living in 1 Stanwick Road. In total I had over 15 issues - some small like mould (which was poorly painted over) and others like THE WORST UPSTAIRS NEIGHBOUR... IN THE WORLD. If you have a noisy neighbour in 1 Stanwick Road and you’re hoping cityliving will do something about it, think again. They do the absolute bare minimum and simply redirect to the council or police. I can’t state highly enough - DO NOT USE CITYLIVING @ 1 Stanwick Road. The only members of the team I talked with were Elliot and Laurelin. The others I did not speak with until the end of my tenancy. Hadi (the best part of CityLiving!) also appears to be the only handyman for all of properties managed by CityLivingLondon - unbelievably hard working guy. In short they’re bad news, unprofessional and sneaky. Don’t try calling late afternoons either as they always leave far earlier than their closing times. LAZY, , SNEAKY, , UNPROFESSIONAL!!! You’ve been warned!

Hi James, thank you for your review and we are sorry to hear you were unhappy with your stay. We can only assume that the issues you outline arose just before you vacated the property, since you renewed your tenancy for a second year in September 2017. As is the case with all tenancies in the UK, your deposit was protected and any claims made from it were based on the findings of the independent inventory clerk who carried out both your check in and your check out. The check out report stated that you did not clean the property upon vacation when it had been professionally cleaned by the landlord prior to your taking up occupation. Therefore, the cost of bringing it into order was deducted from your deposit, along with the cost of your check out as per your tenancy agreement and the cost of repairing some minor damages. Had you disagreed with the claims you were entitled to dispute them via the DPS, however we understand that you did not do so. With regards to your noisy neighbour, we always ask disruptive tenants to respect their neighbours upon receiving such reports. However, if they ignore our request our hands are tied, since excessive noise is not a mandatory ground for eviction. We refer any disturbed tenants to the council or police since they have greater powers than us to resolve any such issues. Your comment to the effect that we leave early is simply not true. We are in the office between 9am and 5:30pm, Monday to Friday, and as you know Hadi is on call 24/7. You will recall that you asked to be released early from your notice period and we worked hard to find a tenant to replace you quickly. You did not raise your concerns at any point, or give us a chance to resolve them or any complaint at any point during your stay. We are disappointed to see that you have reviewed us so negatively and only upon vacating the flat. Please do contact us directly to outline in greater detail the other issues you experienced in order that we may look into what happened and improve our service as necessary.

I don't know how to start the building in Stanwick road number one it is very poor conditions. First of all renting flat with out heating system, dump smell, coking rings not working, and a leak on top of the electric panel (not your fault), but guest what they quickly (this was good) to move to unit 14, again, shower not working, coking rings not working. You charge for the rent and I pay for the rent every month, but this building nothing is working, This not fair!!!!

Although we have no record of someone of your name ever being a tenant I am aware of problems relating to a particular previous letting of a flat in Stanwick Road and I assume you’ve posted this negative review on the actual tenants behalf and I’ll respond below on this assumption. If this is incorrect please advise. I’ve reviewed all the correspondence on the subject letting between the actual tenant and our lettings team and can clearly see although there were some problems with the exception of one point (see leak comment below) all the problems were dealt with quickly and to the satisfaction of the tenant so I am surprised to read the negative contents of your review as these comments do not fairly reflect the circumstances or actual events on the subject letting. Unfortunately as I’m sure you appreciate landlord items do occasionally wear or breakdown, although unfortunately we cannot predict these problems in advance although we can of course deal with them promptly as we did in this instance. I would also note on this particular letting there was an unusual problem with regard to a leak from the flat above, where the tenant above had refused access to our maintenance team to resolve the leak and we had to get the Council involved in order to obtain access so the leak could be repaired, thus prolonging the period it took to repair the leak. We apologised for this at the time although this delay was clearly outside our control and due to this delay we also offered the tenant alternative accommodation in a different flat in the same building until this leak could be repaired so I believe to give such a negative review is unfair given the actual circumstances at the time & particularly as we also offered alternate accommodation. I would hope given the above and on reflecting on actual events you are able to reconsider your review and make appropriate amendments to your comments.

Respond reasonably quickly to queries and solve issues in the flat promptly (our malfunctioning fridge was replaced swiftly) but there are some serious issues with the flat that will need drastic measures (e.g. A large stain on the wall caused by damp that keeps getting larger) that have not been looked after despite repeatedly being pointed out. There have been instances where we've noticed someone had come into our flat without warning (e.g. To paint over said stain, which then came back almost instantly) while we were out. Overall the flat is quite old and just isn't in the best condition (at the viewing the agent even shrugged "so...what do you think...you can be honest", but the people working at City living are usually quick to help.

Excellent service, I rented a studio in Kensington Olympia for two years. Had some issues with a leak when I first moved in but they were able to solve it quite promptly. Hadi, David and the other workers were so friendly and would always help in last-minute emergencies. Always felt safe and knew I could rely on the agency whenever something was wrong. Would definitely recommend!

We stayed with rats in the property for more than 6 months....water leak, job site with over the weekend workings, mould, bad electrical system, rats....AVOID City Living London for life! Hello Anca, Thank you for providing feedback on our services. We are sorry to hear you have formed this opinion of us on our stay. We do note you had issues during your tenancy, as any tenant living in a non-new build property is likely to have in London. We do however have measures in place for all issues reported. For example, you reported a pest problem and we instantly instructed a professional pest control company to put in place a contract to deal with the issue. They reported the issue to be coming from nearby road workings, which are unfortunately out of our control, however the issue has been cleared by the contract in place. All works done in the flat neighbouring yours were done within the council’s stringent acceptable working hours, but we apologise if you were at home in these times. The check-out is conducted by an independent 3rd party as per DPS guidelines. We have no input into it, and we have tenants make the appointment directly with the company so they can be present and represent anything necessary. We have not deducted any money from your deposit without your permission. We handle all of our deposits through DPS, meaning you have to accept charges on their website through your own log in, which you did. We cannot take any money without your acceptance. You informed us you made a mistake, accepting a charge you did not agree with and we have in fact asked for your bank details to send money back, so we find your comment wholly inaccurate. That is not the sign of a money seeking company at all. We will however take your feedback on board and use it to improve our services however possible.
