I had a really great experience with Circa London, and especially with Kit Farino, who was fantastic throughout. Why I chose Circa (and would again): • They understood exactly what I was looking for very quickly, no wasted time, no irrelevant viewings • The properties he showed were genuinely high quality and well aligned with my criteria • Outstanding process management, I went from offer submitted to getting the keys in less than 1.5 months (and Kit was really part of making this happen) • Extremely responsive, Kit was always available, proactive, and on top of everything • Not the typical “salesy” approach, Kit really focuses on making both parties agree in a fair and smooth way, without pressure or nonsense What really sets them apart: Unlike many agencies that flood you with listings you don’t care about, Kit is very focused and selective. You can tell he actually listens, every property shown felt relevant, which makes a huge difference in London. Overall, a very smooth, efficient, and genuinely enjoyable buying experience, which is rare. I’ll definitely come back to Circa London, and to Kit Farino, when I sell my property. NB: This was for the purchase of a one-bedroom flat in Central London.

My experience with CIRCA Southwark was the only negative one I have had in 20 years of living in London. I was forced to live in a flat with a damaged, unstable and uneven pavement for five months, which was never repaired. Consequently, I had to move out, and CIRCA charged me approximately £4000 for early termination of the contract. Furthermore, the moving-out inventory was completed in my absence and was misleading, as the person who wrote it claimed some pre-existing damage that was not caused by me. I did not pursue legal action due to my busy work schedule and chose not to expend further energy and health on the matter. This was a disappointing experience with CIRCA, and I hope no one has to endure a similar situation.

Fraudulent billing

At the end of my tenancy they sent me a huge water bill for my apartment (basically 50 metric tons of water per month), despite me showing clear evidence that the meter reading was 515 cubic meters and not 4600. By the end of my tenancy I had been bringing this issu to the attention of the agent for almost 9 months! Jessica Langley-Hunt was indifferent to this matter to an extent that never ceased to amaze me. She could not be bothered to deal with this matter.

We had a great experience with Riley from Circa London. He helped us find our dream home and was incredibly kind, responsive, and understanding throughout the process. What truly made the difference was his flexibility. Despite both being managers with signed London contracts, other agencies rejected our offers because my partner’s work visa is still under approval. Moving from abroad was already stressful, and we found zero flexibility elsewhere. Riley was the only one who really listened. He explained our situation to the landlord, who was also very accommodating, and thanks to him we were finally able to secure a home. We’re extremely grateful and hope to stay here for many years. Shireen is the most incompetent representative I have come across. After repeated attempts to reach out to her about an issue within my partners property, she did not bother to respond and I had to reach out to her manager. Till my last day she has been terrible and caused an unsettling experience, she held my deposit over the period allowed as she had forgotten.

As someone who's been renting in London for 10+ years, I've had my fair share of nightmares with estate agents. I reached out to Circa following an ad for a property I saw on Rightmove. Jen reached out to let me know that the property I inquired about has been let. However, she was quick to note down my preferences and shortly sent me some recommendations of suitable places. My flatmate and I ended up making an offer for the first one we saw and the process took <1 week between offer to completion, under the guidance of Jen. This was by far the best experience I had securing a new rental property in London. Jen was very knowledgeable about the London rental market. I want to start by saying that this agency is very good at finding you a flat quickly - that part works smoothly. However, everything after you move in is a different story. During my tenancy, basic issues were left unresolved for months. My air conditioner wasn’t fixed for nearly six months, and a water leak that had been ongoing since the summer was also ignored despite repeated requests. The flats are clearly not maintained properly, and tenants end up suffering because of that. At the end, they even charged me about £30, which I found unnecessary after everything I had to deal with during the tenancy. It wasn’t a big sum, but the principle felt disappointing given the lack of support throughout the year. So yes - they are great at finding you a flat, but if anything goes wrong, don’t expect proper treatment, timely repairs, or fair handling of your concerns, as you’ll constantly be chasing the agent, who in turn will be waiting ages just to get a reply from the landlord.
