B&S manage a rental property for me. Over a weekend we had the most unusual urgent problem in my property which our tenants couldn't possibly be expected to live with until Monday. To cap it all we were away in N. Yorks. Natalie was just brilliant, she calmly told me what had happened and had it completely under control, her trusted tradesperson had it fixed by the end of the day. Her long term relationship with him made it easy for him to come out on a Saturday. She made a very worrying situation easy to solve at a very reasonable price considering the issue. I recently worked with Butler and Stag when buying a new flat. I can’t recommend them enough! Great communication and helped me navigate a number of challenges during the process. Athos and Aidan were both extremely friendly and a pleasure to deal with. A special mention to Amanda Schiavi who oversees the sales progression for B&S. She was unbelievable in making sure we completed on the property and aside from being amazing at what she does, is incredibly friendly and goes that extra mile.

We used Butler and Stag for the sale of our property in E3. I would highly recommend using them. Our estate agent Rob Burgess was an absolute God-send - Knowledgeable, honest, personable. He also went the extra mile to get us out of a jam when Target (responsible for managing help-to-buy) tried to over-value our property was put us £10,000+ out of pocket. He went with another estate agent down Roman Road before using Butler and Stag - The difference was chalk and cheese.

Extremely helpful, patient and friendly

Our buying process took a while but the people at Butler and Stag were incredibly helpful, patient and friendly throughout. David managed the viewing process and agreement with the seller. He was not at all pushy, very informative and afterwards always willing to do further viewings (e.g. when we needed to take measurements etc). Helga managed the after bid agreement process and was massively supportive in coordinating the seller, their lawyers and hackney council to move the deal forward. Thanks to her hard work we managed to exchange and complete before the stamp duty changes, so we are very grateful for her going the extra mile and being very patient throughout. They topped it all off with a bottle of bubbly as we picked up the keys. Really happy with our new flat and Butler and Stag's support in getting in! Thank you guys

Bad Lettings Agents for Landlords/Tenants, Butler & Stag

They claimed that Im a bad landlord to the tenants but they cancelled the tenancy a day before the tenants was going to move into the property. The tenants later moved to another agent with me but the market had changed and the rental price had changed so they went for another property. I later found new tenants.This agency doesnt follow the landlords requirements and spread false information to tenants. They cannot be trusted!As I said This company cannot be trusted. Where is the evidence of your lies? i will continue to post information on this agency that is unprofessional to landlords and tenants. You cannot TRUST this agent. The tenants knew what they where getting when they saw my property. Every month I will post something about this agent on Trustpilot. They are disrespectful and cannot be trusted as an agent. They say I was intoxicated but I dont drink, they spread lies via Trustpilot!! My emails show the evidence. They market your property and tell you nothing about new Government laws!! I still have all my emails from you....I also have text messages from the tenants as we communicated during the tenancy agreement.If I was intoxicated why didnt you address this issue at a meeting or email? i have caught in a lie....you guys are fools!!tirade, that is a false statement by the agency, they dont follow your requirements but send tenants that cannot afford your property. If their was a tirade then why didnt they address this in a meeting or email? Why didnt they send a warning email or letter? second lie by the agency....I will provide email trail to TRUSTPILOT and then the community can decide who is telling the TRUTH!!I have the email trail of the truth, the agency has twisted the narrative to suit their agenda to make me look like the bad guy. I will be creating a blog on this matter as feel that they are so wrong in their actions....These guys are fools because they sent out the contract for the tenants to sign and the tenants signed the contract but the contract needed signing from me but i needed time to read the contract and get the Electricity Report but they had given me no time to do that....it was all rushed by the agent!!The Truth will come out, you cannot hide from the truth!!Im innocent until proven guility....

We decided to put our house up for sale..

We decided to put our house on the market and instructed 3 local agents to provide us with a valuation. Butler and stag being one of them. Chris came to the appointment, he was very professional, he knew his market well, and wasn’t bothered by what the other agents had said about our property- he just took everything on board and gave us a valuation we thought reflected our property fairly. The next day, we were introduced to Charlie who would be selling the property for us.. and within 1 day of it being on the market, he had found a buyer, full asking price offer, job done. The next couple of months we’re seamless, easy, stress free and no hassle what so ever. Charlie was accommodating, always available (even on his days off) and helpful. We faced a last minute glitch with the buyers, the deal was 50/50 but Charlie reassured us that he would get it done… and within that 24 hour period he managed to get us exchanged. Overall, a great experience and would definitely be using again in the future.

Genuinely cannot recommend enough from start to finish Chris has been amazing! He has gone above and beyond what was expected from him. My situation wasn’t the most straight forward to say the least but he along with my mortgage broker made the impossible possible.They have been a fantastic team and I can honestly say I have never received service like it, ever!! Amanda is also brilliant lovely and easy to talk to and as far as aftercare and keeping me informed goes she cannot be faulted. We worked with Amanda (sales progressor) and Rob (sales agent) from B&S to purchase the property and I will be honest. The whole deal took 5 months. Unfortunately Amanda did not get in contact with us until 2 months after the deal started and during first 2 months we had no actual contact person to deal with during the deal progression. It was frustrating but we thought that it should be so. Amanda did a great job and tried very hard to oversee all parts of the deal as much as possible. Thanks Amanda! What I strongly disliked about working with B&S - there was no information about how many years left on the lease - neither in the brochure of the property, nor on the website. Rob also did not have the exact information. It took time to get an answer. But even after that, the information provided was incorrect - we were told that the lease will be about 180 years left, we made an offer, and we also took a mortgage and gave the information to the bank. It later turned out that the sellers only had 86 years left on the lease, which is extremely little for a mortgage and also they had not even started lease extension process yet but we were told that they had already. Next thing we took a property without a chain and we discussed it before the offer, but we ended up in chain in 3 months since offer and had to wait an extra month for the last in the chain to find an apartment as we have no choice. The agency can't prohibit sellers from looking for a chain, but I believe I should have been given the information that the chain would be as soon as the sellers changed their mind about selling without a chain. Not Rob's fault, but the error in the communication process in general. In that case, I could have chosen another place to purchase since cumulatively the lease extension and the chain were not worth the effort and almost half a year waiting.
