First time buyer

As first time buyers we were initially uncertain about best processes for buying a house. We let them know what we wanted and were given regular updates on new properties. We found our dream house thanks to Taylor, Liam negotiated for us and then Holly was our progressor. Couldn’t fault any of them.

Awful Letting Agent ...

[UPDATE] Further to the response from Move Residential. It tells you a lot when the company who screwed up just denies it and calls you a liar, rather than tries to put it right. Well Move Residential if I'm lying and you're as innocent as you claim to be you should sue me for defamation and force me to take this review down, you have my details. I dare you! We still have the all the evidence. I double dare you!!I guess the very presence of this review demonstrates the invalidity of your response.==========================================Awful. Staff at the Allerton Road lettings branch ‘managed’ our property for a year they failed to give the tenants notice when they should have done. Took 9 months to do work they were instructed to do, and the work once done was illegal because it was not done to building regulations. Then they refused to put it right. Raised it with the manager and the company directors and they lied and said they did nothing wrong. Definitely a cautionary tale for anyone letting a property from them or through them.

The team also signed off works with contractors as soon as we were instructed to do so. There were manufacturer delays due to many factories being closed during the initial lockdown, with the original company arranged to complete works sadly closing due to the pandemic; this was of course beyond our control; however, our team kept your partner and the tenants updated throughout the process and alternative quotes were arranged. The company used to complete the work you have referred to provided, a full quote along with their company details to your partner prior to starting any works. They are regarded as a highly reputable established company which have been trading for many years who have completed countless jobs to a high standard with customer satisfaction. They have provided a 10-year guarantee in writing for the works completed at your property and there is no reason to believe that the work does not comply with building regulations as you have suggested. Our lettings manager has been in touch with a detailed response to your correspondence. Excellent company putting honesty and…

Excellent company putting honesty and communication at the forefront of what they do. We were initially in contact with Liam who was very understanding with regards to what sort of property we were after and helped us along the way of ensuring we had the correct documents in readiness so that our offer could be accepted. After securing this, we were passed onto Rachel who has been brilliant with updating us along with progress being made and informing us of the next steps. She understood our eagerness to be moved in as soon as possible and was able to assist with this. Overall, Move residential have been great and would recommend them to anyone buying or selling a home, thanks guys!

Friendly staff and great communication!

Fabulous Estate Agents Wirral

I rented from Move Residential for about 2 and a half years, everytime I was in contact with them with any issues it was all delt with very fast and professionaly. When it came to moving out there wa some issues raised which they then gave me the ability to go and sort it so I was able to get my full deposit back. I would recommend them for any lettings.

I contacted move residential to let my house and next day a young Ethan came out to take some pictures of the house. He was very friendly and confident. Very quickly he explained the process and went on with taking the pictures. Following day the house was put on the market. Within 2 days he arranged 2 viewings. He even came to my house to collect house keys on his day off. Very happy with the service. Excellent service.

They were always available, it was easy to contact them. They gave brilliant advice and when we were bidding on properties they were quickly trying to help us. I have had a few dealings with Move…

I have had a few dealings with Move residential over the last 10 years or so in buying and selling properties.I found I could trust them a lot more than other estate agents and found them very friendly. I always recommend them to other people over their competitors. Although my sale was not the best of experience, mostly because of being in a chain and having to rely on other people’s poor solicitors, The staff did as much as they could do to progress the sale.I would always choose Move residential over other estate agents, especially now I know most of the staff.

We live in a time where getting your own home is a daunting and near impossible task for many, this company likes to completely exploit you as a buyer, belittle you, treat you disrespectfully and allow it's sellers to employ gazumping which while not illegal here is downright disgusting all so they can line there pockets and turn a blind eye. Imagine the anxiety of finding a home and the stress that can come with, to finally find the right place for you family, the feeling of relief and joy for the future in your new home to then have all that ripped from you by greed and false promise. First time buyers and anytime buyers beware of being completely hoodwinked by this poor excuse of a letting agents. Seek better people who truly wish to help you and not rob your happiness and wallet.

Avoid these like the plague. They are unprofessional liars who think it's fine to just carry on continuing to sell a house after it's been sold. They don't keep in touch, they are rude on the phone, they make up things which aren't true and are just in it for themselves. Do NOT sell or buy using Move Residential. They don't remove listings after they are sold either despite asking them to multiple times. They've ignored all our emails and calls about important things and don't go out of their way to help you. You will have absolutely no security or peace of mind using Move Residential. A gaslighting bunch who take no responsibility or care in their actions.

Avoid at all costs

Avoid at all costs. I’m a first time buyer who’s been blind sighted, manipulated & lied to by these agents. Nothing professional about them, all correspondence done via mobile numbers... nothing backed up when it comes to making a complaint. I believe this company are well known for poor customer service & I can first handedly say if anyone would have advised me how bad this company is I’d have never bothered in the first place. Quite possibly the worst company I’ve ever dealt with, made a serious complaint & the sales director responded to inform me he was going on holiday & therefore was going to pass the bat on to someone else in the business completely irrelevant to handle the case. Still no further on.

Dear Faye, Further to our telephone conversation on Friday afternoon, first of all, I'd like to apologise again if you feel that you have been manipulated in some way because this is not how we conduct our business at Move Residential. As I mentioned during our telephone conversation, on the date of your initial complaint, I was actually on annual leave at the time and due to catch a plane later that afternoon. I like to personally deal with any complaints that come in. I did make two attempts to contact you by telephone on that day but you were unavailable to speak and requested communication via email, which we did. After our correspondence, we agreed to a resolution by way of the broker fee you paid to Move Financial being reimbursed because the property you were purchasing had fallen through due to the vendor pulling out not being able to find a property for his onward move. Due to the fact that I am not a director of Move Financial, I could not authorise this so I asked my colleague, Tony Lum, to call you to discuss this. Tony did call you later that day and as far as Tony was concerned, the matter had been dealt with and closed. Rightly or wrongly, I wanted to personally and deal with your complaint before I went away on holiday and I as far as I was concerned from our correspondence, this was what you wanted in terms of a resolution. As I mentioned during our telephone conversation on Friday, it was good to talk with you and this is why I wanted to do so in the first place - some times certain points aren't communicated particularly well via email. Unfortunately my experience with this letting agent has been one of the worst I've had. After viewing a rental property and putting forward an offer, we were told the landlord had accepted our offer and were instructed to pay a holding deposit (on a Friday). Monday rolls around and we were provided with the pre-registration forms which I filled out and signed. A couple of hours later, the rug was pulled from beneath us and we were told that another party had made an offer which trumped ours, despite us being told the property was off the market and we had been selected as the tenants (we were even congratulated in the email, to add insult to injury). We were informed that the landlord would only 'honor' our agreeement if we paid an additional 100 pounds per calendar month. At this point we felt completely backed into a corner as we had begun plans to move into the property. Despite Move Residential's argument that they had a 'legal' requirement to show the landlord all offers, it's quite clear that they decided to operate under a shady legal grey area in order to squeeze as much money as they could out of the letting instead of doing the moral thing and honoring the agreement that was made. Opting to try and present the offer of paying an increased rent pcm as a favour to us is extremely disrespectful. In the end we decided to have our holding deposit refunded and forfeit the letting as we did not want to have to deal with their shady business practices for a whole 12 month contract. You can argue legalities of the situation as much as you want - it is clear that this company has no respect for their prospective tenants and for that reason I would advise anyone to steer a wide berth of Move Residential. Response to owner: Whilst Move Residential want to ensure it's known their 'communication was transparent and fair', this is not what I'm taking issue with. The issue lies with taking payment and leading a tenant to believe they've secured a property before attempting to gouge a higher price. As per the information on Citizen's Advice: "Once you’ve paid the holding deposit you have 15 days to sign a tenancy agreement. The landlord or letting agent can't rent the property to anyone else in that time without offering it to you first." Again, I'm not arguing the legalities of whether this was a suitable action in the eyes of the law, but instead venting my disgust with their practices as a company, which I'm well within my rights to do. I believe this is very clear in my review and any attempts on their behalf to convince that this is 'standard practice' or a part of their 'legal and moral obligations' are thin on the ground. Their response makes it very clear to their prospective tenants that the landlord will come first and I'm glad their response shows their intent clearly and hope this will guide prospective tenants to stay away: "Our job as agents however is to achieve the best possible price for our clients whilst ensuring that the any potential tenants are suitable." Hi Shaun, We are really sorry that you feel this way and we are really disappointed that you were unable to secure the property you selected on this occasion; but can see that the refund of your full holding deposit has already been processed after receiving your bank details less than an hour ago. Unfortunately for tenants, we find ourselves in a highly competitive market. With a lack of properties available for rent we have an extremely high number of potential tenants for each property and we are finding that this can naturally drive the price of properties up beyond the asking price. We appreciate that this can be frustrating and do sympathise with your situation. Our job as agents however is to achieve the best possible price for our clients whilst ensuring that the any potential tenants are suitable. On this occasion, as we have explained to you, we had multiple viewings at the property you were interested in on Friday. Multiple offers were made including your own and all of these offers were put forward to the landlord for his consideration. We do not make these decisions for our clients. The landlord initially accepted your application based on the information that was provided by each potential applicant and this was communicated to you - our congratulations were sincere so we are surprised that you would consider this to be insulting. In response to the news that their offer had not been selected one of the other applicants that viewed the property on the same day as yourself significantly increased their offer financially and as such this was submitted to the landlord as per our legal and moral obligation to present all offers. The owner of the property advised that he wanted to give you the opportunity to increase your offer as he thought this was the fairest thing to do so asked that we communicate this to you, he meant no disrespect so we are sorry that you felt this way as it was certainly not anyone's intention. As you made the decision not to increase your offer the landlord accepted the higher offer as this made the best financial sense for him personally. We are sad that you have chosen to vent your frustration in this way particularly as all of our communication with you has been transparent and fair but we wish you all the best in finding a suitable property in the future.

Great experience from start to finish

Fastest purchase service ever!!!

Excellent and seamless service throughout. Record time in completion of the property purchase and very communicative throughout the whole process. The account manager Donna Stokes was always available for any queries thy we had making or journey to complete the purchase on our first family home seem so straight forward.
