TrustpilotBefore moving with this agency
Before moving with this agency, we lived in 3 other flats. We never had problems with the other landlords, but this people is something out of this world. First of all I would like to clarify that they never played fair with us: in the visit to the house I told to the agent that I really wanted to rent the property, I even said to her to sign in the moment of the visit, but she told me that it was ok, that they were going to keep the property for me and that I could do the paperwork the next day. Next day, when I called her, she told me that the landlord accepted another offer. I think that was just a way to make me say that I was able to pay 6 months in a row. And so, the landlord accepted my offer. We moved to their property in February. When we moved there, the storage heaters were not working. At this point, I want to highlight that we moved with a 40 days baby. When you pay 6100 GBP before moving to a house, you expect a service. For 20 days, in February, with a baby, we lived without heaters. They just kept saying that maybe I didn´t know how to turn it on. I had to write them in a non friendly way to get a handyman in the house fixing it. And he had to fix it, because it was damaged. They came 2 or 3 times to visit the house to check everything was right. As in the contract, if the agent would have realized that something had to be repaired or cleaned, or misplaced, she had to aware us in order to do something about it.Well, in all the visits, she came to the house, checked it in 2 minutes, and said: everything is ok. We even got emails after each visit saying everything was ok.When we moved out, they sent us a email saying that the house needed a deep clean, 7 new bulbs (we stayed there for 10 months), and apart from the deep clean, they wanted to charge us for cleaning the door of the microwave (it just have a water vapour spoil in the door), for cleaning the door of a dishwasher that we never turned on, and they wanted to charge us for some mould and dump. Around 400 GBP for this. They even wanted to charge us to buy new curtains because of the damp , when curtains were made of a material 100% washable. The pictures of the original inventory had nothing to do with the inventory they did at the end of the rental. The first one, was a bit blurry, and the pictures of it were taken from a distance of everything. The pictures of the inventory they did when we moved out... What a crime. They did pictures with zoom of every single centimeter of the house, they moved furniture that weight around 50kg to do pictures of the floor below it. They even did a picture of the inside of a bin that it was not in the original inventory! So, they wanted to deduct 638GBP from our deposit, (we couldn´t get a VAT invoice, and the receipt they sent us was clearly suspicious: in the receipt one of the concepts was "Towel needs to be removed from kitchen floor 1 £4.00" Towel that we left there to protect the wooden floor from the water that could fall from the non-no-frost fridge). But I submitted a case through Mydeposit, and mydeposit has just given 340 GBP to them. If you are living in a Reeds Rains´s property, be aware. Keep this in mind. If you are not living in a Reeds Rains property, avoid them. The reviews with 5 stars are because before you move in their properties, a Barbie girl, ask you for the 5 stars review.

Hello Rafael, I am very sorry you have been disappointed by the service you have received from our Salford Quays office. From our records, I believe that maintenance issues during your tenancy were acted upon promptly. I also dispute that the check out process was in any way an attempt to withhold your deposit monies unfairly. Please could you call me on 0161 236 9088 or email me at ian.jordan@reedsrains.co.uk and I will fully investigate the matter for you. Kind Regards,Ian Jordan - Lettings Manager.

GoogleOur first rental experience with Reeds Rains and it has been the smoothest. Tracey has been helpful from the beginning and answers queries prompt. She even asked if we got settled in the day after we got the keys. Such a lovely experience.

The staff at the Hartburn branch of Reeds Rain were very helpful throughout the selling process. Steve the manager helped us realise the potential of our property and the staff managed the process of accepting the right offer for our home. Mark & Emma in the Wilmslow office did a phenomenal job. From the start they followed my requirements to the letter. I was selling only so did not want to be in a long line. Within tel days and only the second viewing it was sold. They were brilliant with me, the buyers and the lawyers, the whole things was so easy. Completed in three and a half months.

TrustpilotVery unhappy..
Very unhappy... They just never fixed anything... No quality, not that there is no high quality... No quality is the term to be used... Houses left in dump, mold... Unheated... Poor systems... And lickeage in the roofs.... They do not have to fix these over years... Their national economic strategy... Ahahaaaaaaa... Leaving country for such... Sorry... In USA I heard the economy is better... My family doesn't need such! Your welcome!

TrustpilotAPPALLING SERVICE!
If I could have given this Company no stars I would have done so.Made an offer on a property several weeks ago and then made several calls to find out what was the outcome as no one came back to me. Initially blamed me for not providing proof of mortgage acceptance despite the fact I had the majority of funds in cash and informed the Agent that if there were to be a problem, a family member would cover the shortfall, so a cash buyer in every sense of the word. Also, I previously worked in a local Estate Agent and it is not normal for people to make offers against properties they can’t afford. Eventually told there were several family members involved and the situation was ‘complicated’. Made a final call into the offices on the 22nd to find out if there was any progress to be told matters were still ongoing.Last week I was sent an email from RR with a link for another property, the link was broken so I went onto their website to search for the property. Whilst scrolling through, how shocked was I to see ‘sale agreed’ against the property on which I made the offer. I received no notification either verbally or written of this at all and I was therefore never given an opportunity to increase my offer. I phoned the offices to advise of this situation and was told I was called on the 22nd when in fact as previously stated, it was I that contacted them! I had Vodafone search my account and they indeed confirmed no call was made by RR.Not only is this extremely poor management, it is also my understanding it is illegal to not be kept informed.I feel very sorry for the vendor as I would have offered full asking price and possibly slightly more had I have been given the opportunity, something sadly, they will never be aware of.

TrustpilotNot accommodating at all for buyer or seller!
Tried booking a viewing on a house for Saturday in Evesham but was told there was nobody available on show us round. We are travelling from almost 2 hours away and we’re very interested in this house. Mortgage in place etc and first time buyer but did not want to accommodate us even to the point of arriving at their office earlier in the morning. No customer service whatsoever. Very disappointed. Would not sell my house with this company as they are not prepared to go the extra mile for the customer and buyer!!

We are very sorry to read your review. It’s important to us that all of our customers feel accommodated for, but unfortunately our weekend viewing slots are often in high demand and we can’t always guarantee availability. We also apologise that the alternative dates and times offered were not suitable and the team would be more than happy to rearrange a viewing at your convenience. Please call a member of the team at: 01386 442671 if you'd like to discuss further.

TrustpilotI decided to go through RR langworthy…
I decided to go through RR langworthy rd Salford branch to let my 2 bed GF flat. This flat was my parents abode before they passed away, so it was a little emotional for me to be putting strangers in the place.RR put the first two people that came along in it, and retrospectively, the vetting/reference process was none existent. After 20 months of what can only be described as 'piggery' in my property, I was left with £3400 of damage to put right. The accumulated filth over the period of time should have been picked up on their routine visits. It was not. What I got from RR was - you have just been unlucky. These things happen. You have to expect some damage. This experience was very distasteful due to the emotional side of things. Do not touch RR with a bargepole.

TrustpilotStay away
We have rented a house through Reeds Rains for 2.5 years now, never had any major problems, rent inspections every 3 months, but they always manage to find an issue; carpets need cleaning, nick in Lino where dishwasher has slotted in, they’ve even gone as far as requesting us to clean the drive way, but I believe this to be the bloke that owns the house. I’m very particular my home so I was quite upset to learn that I had been judged like this! We have already come to terms with the fact that we are unlikely to receive our bond back, even though there are no major issues with the house. We have only had two cause for concern issues, the second one arising today. In the summer, no one was at home for the gas man who coincidentally knew the landlord (not Reeds Rains), personally, so he came with a spare key and let him in while no one was at home! It was actually my day off and the gas man was 30 mins earlier than expected, I had the shock of my life when I returned home. Today, I got a text from my bank to say that I was in my overdraft! I thought bloody hell, we’re not even in January yet, how did this happen?! Reeds Rains had taken two lots of rent direct debits totalling over £1500! I rang their accounts team who fobbed me off and told me it was my banks issue! After twoing and frowing, Halifax have managed to claw back one of the direct debits, but it will take 24-48 hours to show in my account. Reeds Rains customer service is diabolical!**edit as can’t reply to comment - Haxby Branch

TrustpilotNot the best experience with them
Recently booked a house viewing with them, never received any confirmation of the viewing and they never sent me the full address so I had to call up on the day to get the details and to confirm. Once we arrived the agent didn’t introduce himself at all, and just didn’t seem like he wanted to be there, he sounded very bored. He didn’t know any information about the property and couldn’t answer any questions that we had. He didn’t sell it at all, I’d be fuming if he was selling my home! Wouldn’t want to use them again

TrustpilotReeds Rains Eastwood...seriously this…
Reeds Rains Eastwood...seriously this must be the best estate agent in Nottinghamshire.Nothing was too much trouble for them.Led by their wonderful manager Matt all of his staff were helpful, friendly, polite and efficient. Due to their efficiency my mum’s property was sold on the first day as they had notified a couple who came to view it at once and snapped it up as realistically priced(£20,000 more than another estate agent who had also priced it). They dealt with everyone of my queries in their usual quick and meticulous manner. The manager Matt led by example and along this journey offered his help every step of the way and reiterated this every time I phoned or called into the office. This estate agent was recommended by a friend of mine and I’m so glad I went with them as they made what could be a very stressful experience into a very pleasant one. I cannot sing their praises highly enough and cannot understand the bad reviews given to them as I am recommending them to all my friends who want to sell their property.

I am a Landlord and was dealing with Reeds Rains at Eastwood Nott's in January 2019 and the Tenancy has now terminated. The staff at Eastwood and Chesterfield do not understand the Legal Requirements of a Tenancy agreement and Signed on my behalf after I had expressly told them not to, saying I would allow the Tenant to move in and we would sign the agreement when it had been amended as there was so many errors in it.They went ahead anyway and signed on my behalf.I have now moved to a more professional company

Trustpilot“It’s not our problem”
We live in a rented house and the filter on the oven was very loose when we moved in. When we moved we emailed them and they said that they could sort it out. Since then it has completely fallen off. We have been emailing reeds rains for weeks on end now and only just got a reply, saying that “it’s not their problem anymore”. We phoned them up and they hung up. Thanks reeds rains, you’ve got something really special.

It's been 3 days now since I rang the holderness road, Hull branch to arrange a viewing on 2 properties, the young girl on the phone I spoke to was pleasant, said she'd pass it on to the sales team who have not bothered ringing me back, she did mention 1 property was under offer but I should still be able to view it, especially if I put in a higher bid, I've got a good mind to go see the owners and let them know that this company is stopping or just can't be bothered to contact me and arrange a viewing.
