I contacted Matt at Chancellors in Lightwater to ask him to keep me informed of any new properties coming to the market. I gave him our set of requirements. Matt kept in touch with me regularly and when are suitable property came to market Matt contacted me and arranged a viewing. Matt then went out of his way to ensure a second viewing could be undertaken at the weekend for my husband, following which he supported us in ensuring our offer was realistic and acceptable to the vendors. Since our offer has been accepted, Matt has kept in touch regularly. He has been professional and courteous at all times and has communicated backwards and forwards between ourselves and the vendors. This is a review for Georgina Turner, who proved to be a real asset during the stressful period associated with the purchase of our house. She was always positive and willing to answer any questions we had of which we had many as the purchase went through during the pandemic. It took us many months to find the right property for our downsize move and during this period we must have met every representative from most of the agents in a large area and I have to say there were only 3 individuals who impressed me with their proactiveness and salesmanship and Georgina was definitely one of them. She followed up and communicated well and we couldn't have asked for more. As for Chancellors as an agent, not so impressed. Our purchase process was handed over to someone at their HQ whose role was to make sure the purchase went trhough smoothly. Apart from an initial email, I never heard a peep from them, which is where Georgina went beyond her remit to help us out.PositiveProfessionalism

Georgina Turner from the Chancellors Lightwater branch was amazing at finding suitable properties with our specific requests for a property. She was very proactive in helping us find the perfect home, and where there were properties coming onto the market, she would call us to recommend to go view the property that ticked the boxes with our requirements rather than wasting time seeing houses that weren't suitable. When viewing the property, she was very knowledgable when asked questions. She also had some great knowledge of the local area which helped us make an informed decision. When we found the perfect home, we put an offer in, Georgina kept in communication and was delighted that our offer was accepted, especially as it was a sought after property. DO NOT USE.... Chancellors valued my property way higher than it is worth to win business. Do not fall for the same mistake I did... they have lots of market presence but notice that 95% are for sale and not sold. They tie you in to a long sole agency contract and just ask you to reduce.. sometimes twice in the space of one week!!! My property was on the market in June and they have not had one viewing. When out of contract, they tried to claim if I go with another agent, be sure of who their introduced buyers are. By 'Introduced', they classify this as someone spoken to about your property and not necessarily actually been out to view. Based on this I was expecting at least 100 people being in the profession myself. When withdrawn the list of 'spoken to / emailed to' buyers was no more than 30. They claim to be a good agent and use neighboring offices to play to their advantage however clearly this had not been done due to the few people spoken to despite being on market for 3 months. Leads were missed and or not called until the next day. Not a proactive agent and only interested in the money-earners. Anyone with a 1/2 bedroom - AVOID AVOID AVOID.NegativeResponsiveness, Quality, Professionalism, Value

Might just be the Saturday staff but we showed up for our first viewing expecting to meet one of the staff. There was no one there so the owner stsrtst to show us around and when an agent showed up it happened to just be by coincidence and that he wasn't avtiactu supposed to be there. It felt very strange. He hardly said a word to us or what his name was. We were then sent off for our second viewing with them where he said his colleague was going to meet us. This guy was clearly hungover and smelt slightly like alcohol and could not be less bothered about showing us the property. And we were supposed to have three viewings with this guy. At the last place we just said we wanted to skip it since we felt that the houses they showed us was not at all what we wanted (we had only shown interest in the first property, the other three were chosen by the estate agent). I have never in my whole life seen anyone getting into his car and leaving as quickly as that guy. He clearly was very happy he didn't have to show us the last property since he failed to tell the owner we weren't going to see it. Safe to say, if a property is for sale by chancellors I will most likely not show interested in it (I've viewed properties with other chancellors offices and had similar experiences) and I would definitely not sell my property with them since they do not send the good sales people out.....

If I could give 0 stars I honestly would. AVOID AVOID AVOID! THEY SCAM YOU! They tell you things you want to hear and do not deliver! What happened to no sale no fee? It’s been 2 years since we put our place on the market. They told us if they could not sell they would not charge us. Now they are sending us threats of legal action if the invoice is not paid. Super incompetent and do not know what they are doing. Do not buy or sell through them! Run as far as you can otherwise you might get stung with their scam next!

I am extremely disappointed with my experience at Chancellors Lightwater. After having my offer accepted on a property and starting the buying process, I was unexpectedly informed that the property was sold to another buyer who offered a higher price, despite my offer being accepted and us already incurring costs for surveys and legal fees. This practice, known as gazumping, is not only unethical but also highly unprofessional. Chancellors Lightwater showed a complete disregard for the time, effort, and money that goes into the home-buying process for their clients. I would caution anyone considering using their services to think twice, as their business practices seem to prioritise profits over trust and integrity. Avoid them at all costs!
