All round very good service and very helpful staff. Specifically, Leisha was very helpful and attentive with regards to her advice given and her marketing skills. A nice and easy service which is accommodating for all students.

As a previous tenant in a Tomlinsons managed property I cannot recommended these people in the slightest, the only upside to the company is the lovely maintenance man. On arrival to the property it was not cleaned at all, I contacted the company to tell them this and they insisted it was professionally cleaned. A significant number of other issues were apparent upon arrival. These issues included but were not limited to: No hot water, Smart meter not working, Broken blind, Socket hanging off the wall with exposed wires, Chest of drawers broken, Skirting board being held on by duck tape, Fire door hinge was broken. The fixes to these issues also were not timely. To round off, we cleaned the property impeccably when we left (a lot better then we found it) yet were still charged £175. After a lot of back and forth, this went down to around £110 which we accepted due to the simple fact that we didn’t want to speak to these people any longer.

Hi Lewis, Thank you for your feedback. Your housemate has also left a review and we explained it was an unfortunate error that was resolved the same day. Regarding the hot water, an engineer attended and the property did have hot water. There was no charge for tenants for this visit, despite there being no issue to investigate. Not all utility providers offer smart meters and this may have belonged to the previous tenants. Our bills department managed your utilities during your tenancy and would have addressed and resolved this issue at the time. A contractor attended the property the day after tenants moved in to carry out maintenance at the property, it is a very busy time for contractors and unfortunately sometimes we are unable to carry out all maintenance before tenants move in if issues are not reported to us and only picked up on during our move-out inspection. We always work hard to resolve maintenance issues in a timely manner and have a maintenance team on hand to assist us. Further cleaning was required when tenants moved out, evidence was provided of this and we came to an agreement both parties were happy with.

If you’re looking for a student house, don’t go with Tomlinson’s. When we moved in our house was filthy with mouldy food in the fridges, and when we rang to say that our house wasn’t cleaned since the previous tenants (in peak covid times aswell) - they told us we we were lying and that it had been ‘professionally cleaned’ … it took a lot of arguing before it was eventually cleaned. And then, after a Rocky tenancy, involving dodgy electrics and a shoddy boiler, we did a through clean of the house before moving out. Annoyingly, we were then charged £175 off our deposits for cleaning that had already been done by us. It’s a joke. They will do whatever they can to take money off you.

Hi Sophie, Thank you for your review. This was an unfortunate error that was quickly resolved the same day the tenants moved into the property, we can only apologise again for the inconvenience this caused, this is not something that is a regular occurrence. There were no faulty electrics at the property, tenants reported the RCD tripped, an electrician visited and there was no fault found. In terms of the boiler, an engineer visited and there was nothing wrong with the hot water. During your tenancy the engineer visited on an occasion to clear an airlock and to clean the spark electrodes. The property is up-to-date with all certificates and has regular checks carried out. Further cleaning was required when tenants moved out, evidence was provided of this and we came to an agreement both parties were happy with. We are always fair and try to work with tenants throughout their tenancy.

1 star is too generous. I have lived in one of their properties as a student since around August in Nottingham and can confidently say that they are one of the worst property managers you can get. We have had countless problems in our house including a lack of heating and hot water numerous times. We currently have had no heating in our house for the last 24 hours and temperatures are due to drop to 1 degree tonight. We have had many more issues with appliances not working, keys not working and mould. They have ignored many of our complaints including complaints about our washing machine that has not been working now for around 2 months meaning that we are having to either pat for our washing or take it home. They do not care about the tenants please avoid at all costs!!!!

Hi Beth, Thank you for your review. There has only been one previous report of no hot water at the property which was at the start of your tenancy, an engineer attended and carried out the necessary repair in a timely manner. On Sunday, our emergency phone was contacted by tenants to report no hot water or heating - We advised an engineer had been arranged to visit the following day and this has now been resolved. Maintenance issues can sometimes occur at a property which is why we have a maintenance portal to log requests and a dedicated maintenance team to help resolve these issues. We have checked our records, two months have not passed since the washing machine was reported to us - a contractor attended and we informed tenants a new appliance has been ordered and we have updated tenants on the delivery day/time. We always try to work with tenants and arrange for maintenance to be carried out in a timely manner, if there is anything still outstanding at the property, please contact your Property Manager.

I used Tomlinson’s tenant find service for a property and Georgia was an absolute star! Got me a tenant quickly over the difficult Christmas period, kept me up to date at all times, and was generally very helpful, and great to work with. AWFUL In my 3 years in student housing I have never come across a company so negligent and lazy. When moving into tomlinson estates property it was evident the house had not been cleaned or checked. We found toenails on the floor and sharp objects in the carpet which cut our feet open. We had to clean the kitchen before being able to put anything in the fridge or cupboards because it was that disgusting. Upon arriving we noted that the dining table chairs were broken, the sofa was broken, the wifi didn’t work, the TV was broken, loads of light bulbs didn’t work, the mattresses were so old and thin you would have been more comfortable sleeping on the floor. Tomlinsons response to these issues was poor. We were told we had to fit new light bulbs our self as this was ‘our job’ even though the lights were fitted into the ceiling, we are not electricians who know how to remove light fixtures. The chairs never got replaced. Don’t even get me started on the wifi. This dispute went on for MONTHS, as you can imagine being in third year of uni with no wifi was really difficult for us. I was told to move the wifi around the house which I couldn’t do because of the wires. I was told to move it out of the way of objects? I was told to turn it on and off. I was told to do a speed test and send it to them as proof. This dispute must have gone on for about 4 months until they sent a wifi booster. They clearly thought because we were students they could fob us off and we would get bored of arguing. This is the worst part, we had MOULD and RATS and tomlinson estate decided to blame this on us. The mould was a result of the building which had water leaking through every time it rained, I explained this to them and they just sent me a patronising explanation as to how mould occurs and told me that I’m not putting my washing away correctly. They also suggested that my wardrobe was ‘too full’ which is hilarious considering it was empty. It is stated by the government that landlords must take mould seriously and tomlinson estate could not have cared less. My roommate also had awful mould all over her bed and tomlinson estate took about 2 months to come deal with it (we kept cleaning it but it kept coming back). We reported rats early on in our tenancy, so it was evident the rats were there before we moved in, we are clean students who do not leave the kitchen a mess. When sending the landlords a picture of a rat IN OUR BIN, they sent a patronising email back telling us it must be because we leave food out or on the floor. We had rats our entire tenancy because of tomlinson estates negligence. They left the rat they killed in our bin for 2 weeks and I had to call to ask if they were coming to dispose of it after they said they would have 2 days after killing it. We were required to pay rent in July even though we had all moved out by May which is fine. But Tomlinson estate called me 3 times in 3 weeks asking when I was giving my keys back. I told them every single time that if I have paid rent on a property then I am keeping the keys. Trying to get our deposit back from tomlinson estate was more difficult than my entire degree. They didn’t feel the need to keep us updated about the entire process. We didn’t know when they had conducted the inspection, if there were any deductions or an approximate time frame of getting it back. I called about 5 times only to be fobbed off with ‘we will tell them you’re chasing it up’ and ‘you will know soon’. We asked for the deposit holding company and their number which tomlinson estate refused to give to me and told me they would email me the details and never did. So we found the number ourself and started a dispute. Tomlinson finally got back and deducted a £145 cleaning fee from our deposit which is insane considering I spent a week cleaning the house, it was spotless. The tenancy agreement states we must leave the house as we found it when moving in, which ironically would have meant leaving the house filthy and broken. They are an absolute joke of a company

I’ve been renting with Tomlinson Estates for half a year now and thankfully I haven’t run into any problems. My particular situation is quite unique, however; Kitty has been absolutely wonderful all through the process and communication with her is clear. Happy to say I’ve got no complaints!

We are waiting for our holding deposit…

We are waiting for our holding deposit to be refunded as they didn't take it put of the market and we decided not to take the property, giving two months notice. No application completed yet. They charged another tenant a holding deposit and it was rented out shortly afterwards, yet months later they still refuse to give us a penny back. How mamy holding deposits do they keep! Very unprofessional and not prepared to make business decisions. Prefer to continue getting bad reviews notice they don't comment on these trustpilot reviews and there are no good ones either

I have had SERIOUS mold issues in the 3 months since I moved in to the property, I reported the issue to my landlord 2 months ago and they sent a general contractor twice. First he looked at the windows; which were covered in water from leaking, and decided that nothing was wrong with the windows, and the second time he cleaned the mold off the surface and left. The mold quickly grew back so the issue was not resolved, and I believe that the contractor sent was not qualified to assess the damage properly as he said so himself. The mold has since damaged my personal property, including a jacket which was in my wardrobe and shoes that were under my bed (both were nowhere near the walls). The landlord has informed me that they will not compensate me for the damage as they believe that it was 'the tenants responsibility to mitigate damage to personal items' and told me that I should keep my windows open, which is a ridiculous request for students in winter as I am very short on expendable income. I have a history of asthma and am very concerned that this will affect my health, I believe that the landlord is being incredibly negligent and has not solved the issue whilst making it look like they have attempted to fix it and are trying to blame me for the issue. Please do not use this landlord, they are taking advantage of poor students and blaming them for issues that were caused by their negligence. Hello Fraser, Thank you for your review. As stated, during the contractor’s visits to the property it was found that the bedroom was not being adequately ventilated or heated. The room was very humid and condensation forming on the inside of the windows. After advising you on how to prevent these issues, subsequent visits showed that you had not changed the way you were living and trickle vents to the windows had been closed. We would like to add that your bedroom had not previously had any issues with damp nor since your departure. We understand and did not recommend for you to keep the widow open at all times; however, ventilation and regular heating is required to prevent issues arising. If you wish to discuss this further please do not hesitate to contact us.

Terrible, they never fixed any of our issues and once our landlord had enough and decided to not use them they decided to make our lives even more difficult as they still had controls of our bills. If your students looking for a house make sure you never have to deal with tomlinsons. They are a joke 👍 (Leisha dale was our property manager if you could even call her that)

I am a Guarantor for a student in a letting managed by Tomlinsons in Nottingham and have seen correspondence that leads me to believe that this is not a professional outfit and that the foreign students, who are not aware of the workings in the UK, have been taken advantage off by the landlord, with the compliance of Tomlinsons. This is a common occurance amongst rental agents in university towns and its a shame that this is also the case with Tomlinsons.

AVOID THEM AT ALL COSTS.

The absolute worst agency in the uk. Never trust what they say and firstly never rent a house from them. They are negligent and dishonest. Our deposits aren’t completely protected which they lie about and when confronted they disappear or change topic. Secondly their approach to any circumstance is aggressive and legal which will only cost you and they refuse to take any accountability for their negligence. PLS AVOID THEM. Trying to fight them since months now and nothing has been settled or taken accountability for. There are much better agencies in Nottingham like Student cribs or even Purple frogs for crying out loud.
