Must Read Before Renting Really poor experience with this estate agent during our university tenancy. When we had a gas leak, the emergency line didn’t work at all. We also emailed them and never received any response. For something that serious, the lack of urgency or communication was pretty shocking. The condition of the house when we moved in was nothing like what they later tried to claim. Walls were peeling, the property clearly needed refurbishment, and basic things like a hoover weren’t even provided. We reported these issues but nothing was ever properly addressed. When it came to the deposit, they tried to take £900 from us. The worst part was that they used photos taken over a year before our tenancy as “evidence” of the house being clean and in good condition. The house we received looked nothing like those photos. After going through the dispute process (which took ages), we managed to get it reduced to £100, which we felt was fair, but it shouldn’t have taken that much effort. They also ignored the cleaning rates written in their own contract and just tried to charge whatever they wanted. I’d also be cautious about the “included utilities.” We were told 150mb WiFi cost £70 per month, which seems ridiculous. They also buy electricity and gas at market rates rather than the price cap, which pushes costs up. On top of that, the contents insurance they quoted came to around £900 for the year, which is more than many people pay for an entire house. Overall it just felt like they didn’t care about the condition of the property or about tenants, and you have to fight for everything. If you do rent with them, make sure you take lots of photos when moving in and be prepared to dispute deposit deductions.

Good lord, where do I begin. Avoid these people at all costs. It started back in April, when the two of us visited a few houses and ultimately settled on the last one we were shown. We asked a few questions about what would be included with the house when we moved in, and were explicitly told that items such as the quality garden furniture and some tablecloths were included. This later turned out to be false when we moved in and all of these were missing. There were some minor issues during the contract signing process when some of the scans I sent over were simply ignored and I was told they weren’t ever sent. Fast-forward to the start of August, and we move into the house. It’s immediately clear that no inspection or cleaning of the house took place. We were given an online inventory form to fill out, and exactly all of the features (probably over 50) were noted as “good” condition or cleanliness, without fail. This resulted in us having to spend several hours documenting all of the cobwebs, marks, scratches and dirt that was present but not accounted for in the report. We also found a large quantity of the previous tenant’s hair stuck to the wall in several places. We contacted them on the second day of the tenancy to ask about this, and were told that a temp worker had apparently conducted an inspection of the property and that it had been professionally cleaned two days before we moved in. Both of these were clearly not true, as the inspection stated that objects not present in the house were in good condition and the two elapsed days would not have been enough for the amount of cobwebs, dust and hair that were present to accumulate. When this was brought to their attention, no offer was made to have the property actually inspected or cleaned. On a less related note to the property, their website for tenants appears to store passwords in plain text, a practice that is highly insecure and universally condemned by cybersecurity experts. In general, communication has been slow and you would be better served by practically any of the other estate agents in the area.

We have been wrongly charged £275 from our deposit despite a deep clean. The house was not professionally cleaned prior to moving in. We even had a gas leak at the property. We will be disputing this charge with the deposit scheme. Totally unfair, as you can tell from all the other reviews of them taking absurd deposits. Edit: After submitting a dispute claim with my deposits, Tomlinsons were very quick to negotiate and we ended up settling for a £38 charge rather than the £275, and ended the dispute

If could put 0 stars trust me I would. This is the most shambolic and disgraceful lettings agency I have ever had the utter displeasure of being associated with. I wouldn't even recommend them to my WORST ENEMY. They're all liars! They're also A-class thieves that are currently trying so hard to deprive me of my deposit. My tenancy, which was the worst experience of my entire life I would've rather lived in a hole in the ground, ended 2 months ago, my family and I deep cleaned my room and filmed everything for proof and sent that off as well as the keys. The room was left immaculate, but one of their agents decided to LIE and say that we left the room messy which is hilarious to me because I had SENT her CLEAR proof that wasn't the case. They're so backhanded and rude it amazes me! There were SO MANY maintenance issues at that property I literally didn't stay there. From broken showers and sinks, black mould growing on the kitchen ceiling, (bare in mind we had to live with these issues for months even though we reported them as soon as we noticed them) multiple random and stupid contractor visits, the landlord showing up at my bedroom door in the middle of the night unannounced. Please I am begging you if you're a student or a person with a working pulse then DO NOT get your property from this rancid agency unless you want high blood pressure! We better get our deposit back, otherwise they can enjoy another lawsuit xo

Hi Princess, Thank you for your feedback. During the check-out process, we also take photographic evidence to support any deductions that are suggested and follow instructions from the Landlord. In terms of maintenance at the property, tenants have a responsibility to report any issues that occur during their tenancy in order for us to arrange a contractor to attend. For this particular property we reported maintenance to your Landlord to arrange a contractor to visit, we can see a maintenance task was logged for a broken shower and we informed your Landlord about this. We cannot see any reports in relation to the other maintenance you have mentioned. Contractors would have only visited the property to resolve the maintenance that was reported by tenants. Our deposit team work hard to ensure deposits are returned in a timely manner, your tenancy only ended at the end of July and not the two months as suggested. Regards, Tomlinson Estates

I am the unfortunate neighbour who has to live next door to this rat infestated garden. As its clear to see from the pictures there are rotten plumbs and rat droppings all over the garden. I have made numerous calls and left messages with the letting agents in regards to this matter but unfortunately no one has cleaned this mess up or even returned my calls. There is a plum tree which is dropping rotten plums into my garden and attracting rats into my property. After I had made many calls to the letting agents without a response I decided to go into the office. Where I was told by the owner of the business to get out as he didn't appreciate me asking for a firm date on when the mess would be cleared. As a life long resident in Lenton I can confidently say it is people and companies like these that are driving out the residents.NegativeProfessionalism

To clarify the timeline of our interaction, we first spoke with you on the 1st of September where we listened to the issue you were experiencing. You were informed our gardener would attend as soon as possible to cut back the tree and clear our garden of any debris. As regards being asked to leave our office, I would like to say we felt that upon entry, you were clearly agitated and angry. We informed you our gardener would be attending at the beginning of the following week to complete the works stated above. To you, 'this was not good enough' and proceeded to be rude to our staff, acting aggressively while using abusive language. At this stage, the owner told you to leave the premises and to not treat his staff in such a manner. We would kindly ask that you refrain from entering our office again but invite you to contact us by email if you have any further issues going forward. Tomlinson Estates has worked in Lenton for over 20 years, managed the property in question for over 10 years and pride ourselves as being part of the local Community.

If I could give - stars I would. Was desperate for a property so didn’t get to do much research into Tomlinson Estates. Myself and my flat mate rented a property on Cottesmore Road during Covid. We dealt with Iwona bill who lied multiple times was helpful right up until the point we were locked into our contract. We read several reviews from previous tenants as well as google reviews which explained that there seems to be some sort of scam that no matter how clean or lack of damage there is, you do not get your deposit back without Legal action. This was the case even though we took measures to avoid it as we were expecting these issues. Scaffolding was put up in our garden without permission and they played dumb when we asked about it. I feel as if the positive reviews are fake and are from the employees themselves as I can’t stress enough how dodgy and awful this agency is. There are many more issues I could list but all you need to know is they take advantage of students and it honestly seems as if they only take on agents that are professional scammers that enjoy lying and rudeness. Facts to back anything up so please don’t respond trying to cover up whatever fraudulent scam you have going on there.

Hi Alon, Thank you for your review. After tenants moved out of the property, a check out was completed and further cleaning was required - we were then instructed by your Landlord to arrange for cleaners to attend. Tenants were charged for unpaid utilities and legal fees in relation to outstanding rent - there were no charges for any damage. Tomlinson Estates were also not aware scaffolding was going to be erected or we would have informed tenants this was the case, this was instead arranged by the housing construction company. During the tenancy there was no maintenance reported so we are unsure what further issues occurred that you are referencing. The deposit return was resolved at the time, there is no fraudulent scam as evidence is always provided supporting any proposed deductions.

Awful estate agents. Do not sign a contract with these estate agents! Go with a private landlord. When we first moved into the property the house was filthy. Looked like it hadnt been hoovered in months with carpets matted with hair. There was also a Broken plug with exposed wires in one of the bedrooms. I moved out of my property 5 weeks ago and still haven't received communication about getting our deposits back. You call them up and they say we can't help you need to write to our deposit team (who I've already written to and who still haven't got back to me after 3 days). I'd give them no stars if I could.

The damaged socket was also repaired in a timely manner once reported to us. Regarding your deposit, our records show that the deposit team replied to your enquiry within 1 hour and the deposit was processed and returned in a timely manner. Exhausting experience! We had a tenancy for a year with them. In the very first month we noticed the oven wasn't working properly, kitchen sink tap was leaky, other plugholes were not fixed, lights were fixed using tape, shelves in the fridge were broken. And I'd rather not get started on the heating, which broke down on 4 separate occasions and took the Landlords popping over to advise us on how to save money, because we were overpaying our gas bill thanks to Tomlinson not having a clue of how to deal with it. If you are currently living with them please do not extend your contract as they scare you into signing for another year just 2 or 3 months in. We renewed our contract but eventually cancelled, with a charge of course, because it was not worth putting up with this for another year.

Leisha has been a great resource to us and sorted all our minor issues within 48 hours. Made moving in a breeze👍🏼. **Updating my above review a number of months into my tenancy (university tenancy).** On several occasions we have emailed and emailed upon no reply to help us with simple problems ranging from simple housing enquiries to serious issues e.g. black mould. Leisha has been has not been a great resource in the slightest. Tomlinson have been so poor we’ve had to swap estate agents part-way through our tenancy to a new agency, so that tells you enough. If you have the choice, I highly recommend you steer clear of Tomlinson estates for any housing👍🏼

As a parent of a student in a Tomlinson rental I would advise everyone to avoid Tomlinson. You will not get your deposit back no matter how much you clean the property. You can provide photos to prove its cleanliness, to prove the state it was in when you moved in etc but they will continue to put every obstruction possible in your way so that you will give up and give in to their unfair and unprofessional practice.

AVOID! My second year at university (2021-2022) and me and my housemates were treated so badly. Problems such as… 1. Mould (the property manager, Aimee, told me it wasn’t mould and as I had been diagnosed with pneumonia, the doctor just mentioned the mould won’t be helping me so I would need to go home to recover quicker to get back to my lectures, Aimee told me ‘the doctor didn’t say that did he?’ And then went on to deny this comment even when my sister was also listening to this phone call). 2. Wasps nest in the chimney and their solution was to block the chimney with cardboard to stop the wasps going into the living room and my housemates room. 3. Front door not locking properly and they never fixed it for us. A few times we would struggle to unlock the door after coming back late. 4. House was in a very bad condition when we first arrived, even after a ‘full inspection’ - sofa broken, hob broken (was told to light it with a match as it was the ignition button which was broken), mould, beds and furniture broken/dirty, bins in the property full with rubbish. My window wasn’t fitted properly either and work men mentioned that it should’ve been properly checked/inspected by Tomlinson. 5. When we left the property, we deep cleaned the house and took photos, only thing we admitted was still dirty was the oven and we accepted any charges for this. Yet they still charged us over £90 each (6 of us in the property too) which I then spent months afterwards disputing and eventually managed to get £50 back each. Tomlinson reported the money they took was for rubbish removal (yet no pictures were given when we asked for what rubbish/evidence) and also a deep clean of each room even though I know for myself my room was spotless and I had evidence of this. - other letting agency’s have now mentioned we shouldn’t be charged for a deep clean, only to leave the property in a clean condition (which we have it back much cleaner than how we were given it) as they should do a deep clean each year anyway. 6 Hot water wasn’t working when we moved in. 7. Went a few days without heating during the winter months. 8. Work men that entered the property to sort problems like the boiler and mould would comment on Tomlinson suggesting how bad they seem to be as well. Work men were lovely and very understanding to us students though! After now being with another letting agency, I now understand how we should’ve been treated and this wasn’t it. Tomlinson made us feel like we weren’t humans and because we were just students we were just meant to deal with all of this and allow comments like the one above telling me I was lying about what my doctor told me. Try and avoid Tomlinson and if you do end up with them and they try taking any of your deposit, question them and seek help from get my deposit back on instagram as without them we wouldn’t have got £50 back each! Even though it took months, it was worth it and shows Tomlinson were trying to just take as much money off us for their own sake! The past tenants also knocked on once we moved in to warn us about Tomlinson and this also encouraged me to start recording conversations, having people as a witness for phone calls and to question their deductions in our deposit. Tomlinson don’t even deserve one star.

I had no idea where to start when looking for a house with my friends for my second year of university but with the help of Tomlinson estates my experience was so simple and straightforward! I had many questions about the whole process but the whole team were very informative and also kind when taking my phone calls or answering my emails. I spoke to Aimee a lot when submitting my information and payments and not only was it always a friendly interaction but also a very helpful one. I felt as though my worries and any concerns were dealt with quickly and effectively and I always was listened to. The property overall was a good experience and we had little to no issues at all with maintenance or electrical issues etc. Overall a really helpful, reliable experience with Tomlinson estates, would highly recommend to anyone.

If I could give this company 0 stars I…

If I could give this company 0 stars I would. My daughter moved into her student accommodation to find walls damaged which would have been deducted I’m sure from the previous tenants. However she meticulously did the inventory and upon leaving the accommodation was left to a high standard and was cleaner than what it was let in. She’s now battling with Tomlinson over a cleaning charge which is now no longer a cleaning charge but now a charge for damages. They take forever to respond. Absolutely useless. Avoid at all costs. They’re scammers and out to deliberately rip students off so beware. A Gold Winner at the Property Awards? Clearly the awards people don’t read these reviews or check out actual students feedback. I will now be contacting arla about their behaviour.

I’ve had a year long tenancy managed by Tomlinson’s, and my estate agent Leisha has been such an accommodating and helpful agent right the way through. Always on hand to assist with any queries and remained so professional throughout. This was my first year of living in a student house and I can confidently say if you’re looking for student housing in Nottingham go with Tomlinson’s!! Thanks to Leisha and Tomlinson’s.

Like many of the other students posting on their page - if I could give them -0 stars I would. Me and my housemates have only been living at a property managed by Tomlinson Estates since the beginning of August and I can safely say this is hands down the WORST estate management team I have ever dealt with since being a student. They actively ignore your emails, phone calls and visits to the office. Each and every thing that we have posted on the portal in order to be fixed has not been resolved - and it has been weeks. When I speak to any of the team members they are rude or distant or simply avoid your call. We have had to go on a rent strike in order to get the issues fixed. Wifi is rubbish in a house of 5 students and they try and say that we have to resolve this issue ourselves - it's an INCLUSIVE bill so why are they not dealing with it?. We haven't had heating or hot water for weeks. And the electrics trip out every day - massive fire hazard. It's taken me and my housemates to email multiple times a week - to no avail. When I finally get through to our property manager she is sarcastic and not understanding at all. I will be contacting the property ombudsman about the complete disregard for our safety as tenants. Unacceptable. AVOID AVOID AVOID.

It was a pleasure to use the services of Tomlinson. I find dealing with one person throughout the process much easier and Joe made this possible. His follow ups and persistence to bring together communication between both parties was excellent and I praise his efforts and patience during the whole process. They were even able to provide a contact for getting some small jobs done before the sale process which made it easier to get started.
