1. Not transparent, even though they have a duty to disclose issues with the property once asked. Eg. When I asked why is a 2-bed in the city centre is only £995 (when I already knew the answer being ongoing construction site), they were purposely very vague. He emailed, "Regarding the prices, there are a number of factors affecting a valuation of a property which include size, conditions, time of year, building etc." 2. Get clients names mixed up and books you in for the wrong viewings. Eg. I asked to see a £995 2 bed property but they linked me to a £1300 property. I had to correct them. They also kept emailing me and calling me Chris when I said several times I am not Chris. Worrying early signs of poor communication, little to no client care. 3. Viewings are incomplete - why schedule a viewing of the property, only for me to turn up and that is when you say there is a communal laundry room but I am not allowed to view it. After the viewing I emailed back and this was their response: "The communal laundry rooms are on the stairs, one per floor. At the moment we don’t have capacity for second viewings unfortunately. I made it clear from the beginning of my enquiry that I wanted to find a quiet home to rent and no drama. Clearly, the initial contact and viewing experience already hints there will be drama, probably worse if I did sign a contract with Hunters.

I couldn't be happier with the service provided by Hunters and their representative, Sohail Ahmed. I was initially stressed about renting my property in today's market, but Sohail put me at ease from day one. The speed at which my property was listed and rented out, within just a week, was impressive. This was a stark contrast to a previous experience with another company based in the Leeds area. Sohail's professionalism and attention to detail were exceptional. He handled all the paperwork and tenant interactions flawlessly, keeping me informed at every step. Sohail's dedication truly made me feel confident in their services and ive recommended him to everyone i know. My experience selling a property in the…

My experience selling a property in the UK with this agent was extremely frustrating. For over four months, they delayed the transaction. Despite my constant follow-ups, they kept giving me excuse after excuse, like mortgage problems or minor issues, saying it would happen next week. Eventually, I told them I would pull out and sell to another buyer, but Matthew insisted I still had to pay. I also want to warn people about this company, be very cautious, because in the contract, they include terms that are unfavorable to the client. Once you sign, they do very little to follow up, and you can’t even be sure if the buyer will complete the deal. Their main priority is just getting you to sign, and regardless of whether the sale happens, they still take your money. And when I tried to back out, Matthew actually threatened me, saying that if I didn’t pay, they would escalate it to other departments. I feel this is a form of intimidation.”

I am very disappointed:

I am very disappointed: After my property was managed by Brandford Hunters for around 6 years, I was suddenly charged £240 for a new rental reform bill contract and £45 plus VAT per person for AML checks. These fees were not clearly explained or agreed with me in advance. The deduction was also made from my refund before I had signed or agreed to the new contract. I feel this is unclear and unfair, especially as a long term landlord client.

I would strongly advise others to think…

I would strongly advise others to think twice before renting through this estate agent. When we signed our tenancy agreement, the property was advertised and agreed with included parking, which was a key factor in our decision to rent the flat. However, just a few months into our tenancy, the parking was suddenly closed off and made unavailable. This caused significant inconvenience and disruption to our daily lives, especially as parking had been a major factor in choosing this property. What’s particularly frustrating is how the situation was handled. The estate agent did very little to help resolve the issue and took no responsibility whatsoever, despite the parking being part of what was originally offered. Communication was poor, and we were essentially left to deal with the consequences on our own. During this time, we were forced to park in a Tesco car park and pay for parking after work. On multiple occasions there were no spaces available, meaning I had to drive around late in the evening trying to find alternative parking elsewhere. This was both stressful and time-consuming. To try and resolve the issue, my partner had to take several hours out of his working day over the course of a week, including attending a three-hour meeting. Despite this effort, the only solution offered was for the landlord to contribute just 50% towards alternative parking, which was located far away from our building in a public car park. Even with this contribution, it would still leave us paying over £100 extra per month for something that was originally included. To make matters worse, the flat has now been re-let at a significantly lower price than we were paying. We were paying £1,200 per month with parking included, yet it has since been advertised for under £1,000 per month without parking. In that context, the offer to contribute just 50% towards inconvenient, off-site parking feels completely inadequate and frankly quite insulting. We were ultimately forced to find a new property, which cost us hundreds of pounds in moving expenses, required taking multiple days off work, and caused a huge amount of stress. Despite this, the agent offered no compensation and even suggested we should be grateful to have been released from the contract. Once we had agreed to leave due to the parking issues and lack of support, we were then required to accommodate viewings of the property. This took up additional hours of my partner’s working day and caused further disruption at an already stressful time while we were trying to organise our move. Only months after we moved out did the agent state that the landlord would cover the additional parking costs we incurred, but this was conditional on us agreeing to drop any other potential claims. We will not be agreeing to this. Had they taken proper responsibility for misrepresenting the property and the significant inconvenience, cost, and stress caused, this situation may have been handled very differently. The issues didn’t stop there. They then attempted to charge us money from our deposit for items such as “discoloration in the washing machine drawer”, something that was already documented in the original check-in report. They provided an amount for repair without any supporting cost evidence. When we challenged this and requested proof, the quotes we eventually received were extremely high and unreasonable. We had to stand our ground and escalate the matter to TDS for dispute resolution, and only then did we end up paying only 40% of what they were trying to charge. It has now been months since we left the property and we still have not received our full deposit back, which is adding further financial strain and stress. Overall, this experience has been extremely disappointing. A letting agent should provide support, take responsibility, and offer fair, reasonable solutions when issues arise. Unfortunately, this agent failed on all counts, and I would not recommend using them

Avoid this agency at all costs.

I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused. Every part of the process felt unprofessional. They changed key terms after taking payment, ignored the written agreement, and then tried to keep the deposit even though the change was entirely on their side. I had to escalate the issue to the Property Ombudsman because they simply would not do the right thing. This experience caused unnecessary stress, wasted time, and disrupted my housing plans. Based on how they handled this situation, I would strongly advise others to be extremely cautious before handing over any money.

Robot refused to give me a viewing

Awful experience trying to arrange a viewing. Spent yonks on the phone with a robot. It asked me unnecessary questions and misheard things; then had to reconfirm everything. Eventually it was happy. I hung up and it started again this time by text. In the end it refused to let me have a viewing unless I told them my spending budget - which I wasn't prepared to do. Do not sell your property through these idiots.

Worst letting agents in Leeds. Very unprofessional. I had booked a viewing for a property at Whitehall waterfront one week back. Me and my wife reached at the property today and waited for Ben who was assigned to show the property but nobody showed up. When I tried reaching out to them then they sent me a text message stating that the viewing has been cancelled. I went to their office for enquiry and instead of an apology the guy sitting their straight forwardly said that the property has been booked. I also enquired about the other property which was listed on their website but he denied for that as well. At least learn some professionalism. Our time is equally important as your. Also please have some shame to apologize instead of saying cheers. This shows what your customer service is and how you deal with them. Guys please think twice before booking with them , I am just wondering about the aftermath, what customer service you might be providing after someone has booked with you. Learn some manners for the business you are in.

Hi Anuj, I am sorry you are left disappointed with today and felt to leave a 1 star review. We received a Holding Deposit for the property at Whitehall Waterfront this morning and so cancelled all forthcoming viewings. The email we sent you to advise of the cancellation bounced back and so Ben did phone and text you to advise we have let the property and so the viewing today would be cancelled. The other property you enquired about we received the Holding Deposit on just this morning too. It is very fast paced this time of year. I hope you are successful in finding a suitable property.

Disappointed

Disappointed, we learned our house purchase had fallen through at the point of us being ready to exchange on our property. We found out that the office had known about it and left it to the agent, who had been looking after us, to tell us after she came back from annual leave! We never got a reason for the purchase to fall through and they even tried delaying us putting an offer in on another property. Luckily this was with another agent and we trusted our gut as the trust with Hunters had gone. 7 weeks later we were in our new home. Felt let down and disappointed with Hunters. This was our first and last time dealing with them.

My experience with Hunters was deeply…

My experience with Hunters was deeply disappointing. Repeated administrative errors relating to notices and tenancy handling caused unnecessary delays, additional time, and avoidable stress during possession proceedings. When I recently contacted the branch again regarding future instructions, I was informed in a dismissive manner that they no longer wished to work with me due to previous disputes, disputes which arose from their own handling failures. Professionalism, accountability, and respectful communication appear seriously lacking based on my experience!

Had such a great experience with Hunters! The team was super friendly and made everything feel really easy from start to finish. Incompetent and inhumane. The sales team are slick, and Suzi's lovely. But for renters, maintenance doesn't exist. Issues with the electrics and lighting raised before moving in were not resolved during the tenancy, and they even tried to charge me for it on moving out! Fortunately, there was a stack of evidence against them. 3 months in, rats started entering through a hole in an external wall. For 9 months, Hunters did nothing, and even found it funny on moving out 'oh, we best fix this before anyone else moves in, ha-ha'. That's despite pleading with them 6 months in, prior to a hospital operation, to fix the issue - as swarms of flies would appear after putting poison down, which was a massive risk with a wound that needed nurses to come and dress daily! Faulty dish-washer for the last couple of months, fixed on the day I vacated! Incompetent and inhumane.

Avoid with all cost!

Rented an apartment they told me it was deep cleaned before handing over the keys and everything would be fixed etc nothing was cleaned blood on walls mould in all rooms had a faulty/leaky boiler very slack on emails no communication in there office also they was very rude over the phone we never moved into the property due to all the damages and mould etc I was willing to give up my first months rent and for them to send me back the deposit but they refused to send anything back I would highly do not recommend this company/agancey to rent/buy a property from they are useless and slack

"Avoid Hunters Property Management, Inefficient, Rude, and Unprofessional"My experience with Hunters Property Management has been extremely disappointing and frustrating. They have consistently demonstrated poor service, inefficiency, and a dismissive attitude towards tenant concerns.Ineffective Issue Resolution: Hunters fails to handle even basic maintenance issues. For example, a heating issue during winter was passed to the landlord without any attempt to troubleshoot. I had to step in and take personal risks to resolve the problem myself, only to discover it was a simple battery replacement. Their inability to perform even basic triage highlights their lack of professionalism and problem-solving capabilities.Creating Gaps Between Tenants and Landlords: Instead of acting as a competent mediator, Hunters merely relays messages between tenants and landlords, causing delays and unnecessary misunderstandings. This approach has damaged the relationship between myself and the landlord, as the agency often fails to communicate effectively or accurately.Rude and Dismissive Behavior: The staff frequently respond to concerns with a dismissive tone, making tenants feel unsupported and undervalued. Their arrogant demeanor gives the impression that addressing tenant concerns is a favor rather than their responsibility.Neglecting Tenant Safety and Comfort: Health and safety issues, such as rat infestations and malfunctioning alarms, were not addressed promptly, despite the serious risks they posed. The lack of urgency in handling these matters has caused significant stress and discomfort for my family.Minimal Value Added: Hunters operates more like a messenger than a property management service. They fail to provide meaningful solutions and seem content to pass the burden of responsibility onto others, leaving tenants to fend for themselves.Overall, Hunters Property Management has proven to be unprofessional, inefficient, and dismissive. Both tenants and landlords deserve better. I strongly advise against using their services if you value timely resolutions, respect, and effective communication.

Ben showed me around two flats in Leeds city centre over lunch time which was amazingly convenient for me. He was super friendly, easy to talk to and just made the whole thing, even the walk between flat, easy. He answered every question I asked, and made sure the things he didn’t know would be noted and asked if I made an application so I knew I’d be fully informed. Just a pleasure really!
