Our review relates to our purchase of an E-type apartment in Aire Lofts which completed in June 2023. Sales Process Having bought off-plan in 2021, it has been a long journey from first seeing the foundations to finally moving in, but that is to be expected as early adopters in the scheme. We were reassured every step of the way by Danielle who couldn’t be more helpful. The move in was really hassle free and Andy was diligent in communicating all the works that were happening and quick to respond to any queries and snags we had, particularly at the pre-completion inspection. It was clear that the team were doing everything they could to get the place ready for us. The welcome package was a great touch and included all the essentials for that post-unpacking slump on the sofa. Unfortunately the first few delays to the project set us back a bit in terms of mortgage offers and some of these were communicated quite late, but after this there was a regular fortnightly update on the build process to keep us updated. Climate Innovation District and Community One of the biggest draws to the CID for us was the community that has built up around the development. From day 1 we felt welcomed by all the residents already settled in, with people stopping by to say hello and give recommendations and helpful suggestions about the local amenities (Sunny evenings at Piglove have become a firm favourite). There are some issues to be resolved such as the car park (some standing water, dust from the continuing construction activities) but this is to be expected while the final phase of works take place on this side of the river. Aire Lofts (Type E) We were always drawn to the modern industrial design aesthetic, which was so different from other new builds on the market. Appreciate that some aspects such as the open metal ceiling and services on show might not be everyone’s cup of tea, but we’ve found it to be really positive - the ceiling in the living/dining room is almost a foot higher than a typical apartment, making it feel really light and airy. The electrical routing and use of exposed conduits also makes it easy to hide all our cables without burying them in the wall cavities. There were a few finishing issues when we first moved in, but Citu have been great at responding quickly and efficiently to these. We really like the use of natural wood throughout and the space saving sliding doors, and all of the fixtures/appliances are high quality. The sustainability measures, including triple glazed windows and MVHR are amazing - when the windows are closed the apartment is almost silent, with the fans barely audible except when they are on boost for cooking and hot showers. The apartment has maintained a pleasant temperature even in the hot, dry end of June and cold, wet July weather we’ve had! When it has been warmer, opening the dual aspect windows quickly vented the heat outside. The building isn’t fully complete so the shared spaces need some finishing off, but we’re excited to see this take place in the next few months and the landscaping be completed. The existing gardens and landscaping are outstanding when compared to any of the other new apartment schemes we looked at in Leeds, with lots of natural materials, almost no concrete/unsustainable paving, and plenty of biodiversity everywhere which makes it a wonderful neighbourhood. Conclusion Our review takes into account all of the above points, and overall we’d give a 4/5 rating. The attention paid to sustainability, customer service and delivering a fantastic, holistically designed neighbourhood instead of another bland city centre development are real positives, although there is still some work to do on a couple of points. We will update our review as and when these are all resolved, and to give an update on life at Aire Lofts a few months in (and once all our decorating is done!

Experiencing buying a new build is an experience itself… Anyone who has gone through that process knows the stress. Add Covid, add supply chain issues because of the war in Ukraine and delays with delays will happen. HTB came and went, low rates came and went, mortgage offers came and went, but we got there in the end. I cannot fault the work and care Danielle, Andy and the team put in to keeping us in the loop and looking after us through the prolonged journey of acquiring our beautiful new apartment. They went above and beyond to reassure us and keep us positive through the times which were totally out of their control. This is a new development, and practice makes perfect right? Not much in construction goes smoothly, but these guys care and caring is half the battle. They are even quick on snags post moving in. Highly recommend this team to help you with your new home journey. D&K

28.03.22 Customer experience is non-existant. Customer service is appalling. This had the making to be something incredible. We were totally sold on the idea of building a community yet we've never felt so abandoned and left completely in the dark in this buying process. It is coming up a year and a half since me and my partner reserved an apartment and all this has caused us is stress, money and upset. We will update accordingly if and when we finally get into our apartment as we've already been told over the past year and a half 3 separate incorrect move in dates. Citu please sort out your poor customer service and lack of customer experience. 13.04.21 Move in date has been delayed once again and we've now been told September which will be 21 months after initially reserving. UPDATE on the most appalling, unprofessional company we've ever had the displeasure of dealing with. 25.07.22 After chasing clarification for our move in date we were told 'Yes we are still on for September' 2 weeks later we received a call, 'bad news' we are now looking at January 2023 for your move in date. Jan 2023 will be 3 YEARS since reserving our property. This is honestly unimaginable and was NEVER ever hinted to us that this could be the case on reserving or when paying our deposit all those years ago. Knowing that we would NEVER have reserved. There are apparent problems with 'procurement' and the most appalling, inappropriate and unprofessional thing about this is we were told 'Don't go onto site and discuss this, don't tell anyone, don't talk to the builders about this, keep it to yourself'. How dare you citu. How dare you try and tell us who we are allowed to 'tell' or not tell and to not go onto site for a plot that we have been waiting 3 years for. For 3 years we have had nothing but constant knockbacks and the occasional incredibly unprofessional phone call where you skim over our questions, push our date back once again and tell us 'don't worry this way means you will have more time to save money'. We had no were to live as of September and we have both taken new jobs close to site as we were assured September was our move in. 08.22 We were told there was a company interested in partnering with citu to provide discounted, short term let's. We asked for information to be sent. 2 days later we had heard nothing as per usual and is no surprise when dealing with citu's seemingly non existent customer service. We call and are told 'Oh sorry those have all gone now'. Where is the consideration for the customers who have been waiting years to get into their property? 2 days and the rentals are all gone? We have now been searching for a short term rental which are non-existant in today's market. Demand is so great we have missed out on multiple properties already and will have to commit to a minimum of 6 months which we may possibly not need if Citu miraculously finish prior to January. We have now lost our third mortgage offer as we would have to find another £10,000 to keep our agreed rate. Our new offer see's us now paying approximately £150 more per month. Another kick in the teeth courtesy of Citu's incompetence. We do not have the option to pull out as we would loose our deposit and have been told we would also have to pay a £2000 fee. Avoid this company at all cost. We wished we had never, ever got involved with them. It has caused us nothing but financial and emotional distress. Please do not be fooled by Citu's 'flowery' social media posts and 'Citu loves fridays' either as the only thing Citu seemingly love to do is take the absolute p**s out of their customers.

I've been to view a few properties at the Climate Innovation District in Leeds over the years and whilst I haven't yet found the perfect property for me, I'm a bit fan of their ethos, the location, and the professionalism of their staff. I adore my apartment in Kelham Central

I adore my apartment in Kelham Central, it offers something so different to your average new build in terms of design, and sustainable living is very important to me. Buying a Citu home was a tough choice for me as I also work for the developer, however it’s a choice I’m glad I made. I am only just starting to experience living in it during the colder months, but I haven’t had to put my heating on as yet. Its also been surprisingly cool during the heat we have had this summer. Citu took a little longer than the advertised 28 days to rectify the defects I had in my home however, these were few and all minor things such as paint scuffs and a few scratches. There was an electrical problem in my apartment in the first few weeks that affected my neighbours also, Citu reacted to this as soon as possible keeping us updated with progress until it was resolved. It’s been 6 months now and I’m discovering more hidden gems around Kelham Island and I love seeing Kelham Central progress, especially the shared green spaces

I love my new home, I love the innovation and concept for creating a new more sustainable home and build a truly unique house within a beautiful environment. My home has stayed a consistently warm temperature right throughout the house during the winter months and I am really looking forward to being here in the Summer to enjoy the stunning outdoor space that is shared right across the community. All of the residents I have met have been lovely and there are community events for those who want to take part and everyone is happy to help each other with real community spirit. I can see that snagging issues are being resolved by subtle design changes aimed to improve new properties as the site progresses so though I can see others have posted bad reviews and have had issues this has not been my personal experience which is all I can make comment on. I really love living here and cannot wait for the coffee shops and restaurants to be built to further enhance the whole area. Also a huge thanks to Danielle who has been great not just in helping push the sale through really quickly but in answering any questions quickly including in the months since we have moved in.

Aire Lofts - tour of the apartments

We took a site tour of the new Aire Lofts apartments at Citu Leeds on Saturday. Danielle and her colleagues had arranged the tour to keep us updated on the progress of our son’s new 2 bed apartment.Really impressed by the atmosphere of the whole development. Green spaces everywhere, and a relaxed feel. The ‘buz’ of the city stops as you cross the wonderful Citu Bridge over the river.The real surprise was the total commitment to quality. It shows in the overall plan / strategy for the development…and it is evident in the apartments themselves. Right angles are…just that. Screws are placed in perfectly straight lines. Quality materials fitted with care and craftmanship. Attention to detail shows throughout…really shows! So different to the big housebuilders who I feel ‘throw’ up buildings with seemingly little care.A large scale development which demonstrates such a high degree of quality is a rarity.Thanks to Danielle, and the Citu construction Teams in design, build and fit.Looking forward to our next tour.RegardsRob Peck
