I’m in the process of selling a house. Hannah and team have been brilliant to deal with, striking a great balance between professionalism and a friendly helpful approach. When we decided to move house we called several agents for a valuation. R&B weren’t the highest but Lee did a very good job at selling their professional services. We dealt with all the team initially until a sale had been agreed then with Jodi for consistency. Edited review: November 2022. Ever since Helen left the rental side of the business, the service seems to have gone downhill. Its taken over a year to organise and find someone to deal with a damp problem we've had in our property we're renting with multiple pieces of furniture and clothes having to be thrown our due to mould. There doesn't seem to be any urgency whatsoever. Would not use again if you paid me. Only started contacting directly once I had gotten the councils housing team involved. Edited review: Early January 2023. Left an R&B property for another company managed property, much happier. Had to leave keys at the end of tenancy not in Lancaster but in Torrisholme of all places. Emails regarding our deposit are going unanswered. Third edit: Late January 2023. Still waiting for our deposit back after four weeks. Absolutely zero urgency from them. Fourth edit: Late January 2023. They are trying to claim £500 from our deposit to fill in six screw holes in a wall, to paint a damp wall which they've known about for a year, and to replace kitchen flooring that we ourselves replaced after the original flooring (carpet in kitchen?!) was damp. Fifth edit: Early February 2023. Still waiting for a response from the landlord/estate agents regarding the disputed £500. Sixth edit in reply to businesses response: Since dealing with R&B, I'm unfortunately aware of the Deposit Protection Scheme and how it operates. It shouldn't however take nearly two months for it to have reached this stage. The absence of apologies or recognition of the above issues, instead naming baseless "breaches in tenancy" just seems to show how little the company cares about tenants. If, and its a big if, the DPS side with the company and the landlord regarding the disputed funds I'll delete everything apart the first edited review from November 2022, I don't want to get into internet arguments with local businesses. I just wanted a nice, warm, comfortable house for myself and my partner, and like I've said previously, up until Helen left, everything was smooth and there were no issues. But no-one should have to put up with the poor customer service and response times of over a year to fix a damp problem. It's just not right.

I was very impressed with Ratcliffe and Bibby. When Lee came to value my property, he stood out from the other estate agents I had seen, in his professional manner, presentation and each time I saw him in town on his way to properties, he was immaculately dressed. Talking to him, I felt relaxed and confident about selling my property and he was also honest. The fee was very reasonable compared to several other agents in the city. I also chose them because their logo is strong and classy, I liked the fact their office is in a high profile position in Lancaster, lots of glass showing a smart, bold, stylish interior. Often, with other estate agents I have dealt with, there has been information not passed on and I had to chase them up. With Ratcliffe and Bibby I did not once have cause to do this, the team communicated everything to me, they were professional but with a personal genuine touch and I felt comfortable to pop in to see if there were any updates, there was always a friendly face. Mainly I dealt with Judith who is lovely but the rest of the team in the office were also helpful, welcoming and I wanted to make the effort to write a review because they made the effort to sell my place in an enthusiastic way.
