I deal with a lot of agents but my dealings with Wynosha Gonsalves stand out as one of the best. it’s good to know someone is looking out for your best interests. Great communicator, no messing around and used preemptive behaviour to get me a better deal. Give this persons a pay rise quick as some other company will be trying to snap them up!!

AVOID!!! Refused change of sharer and hit with £600 fee

We did not choose to go through this disgraceful excuse for a business. We rented a property through another agency which was subsequently bought by Stirling Ackroyd. It is a joint tenancy and as is common practice, I chose to move out during the tenancy. I spoke to the landlord who agreed and found a mutual friend to take my room. Everyone was happy. I was prepared to pay the usual change of sharer fee when the agency informed me that due to the Tenant Fee Act 2019, they could no longer charge me fees. Not true, you can charge a reasonable fee (up to £50) for simple changes like this. I was then told the landlord did not agree to the change because she was now having to incur a fee of £480, a fee for the paperwork to draft an entirely new tenancy agreement. So here I am, stuck in the flat with no way out. Anything I decide to do will impact the existing flat mates. The only option was to surrender the lease and continue paying rent on a flat were no longer living in, or I stay on for the full year of the agreement. Best in mind, my circumstances changed just after having signed the lease due to begin in Nov, which hasn’t even happened yet. The landlord “agreed” to pay the £480 fee. You can put two and two together to figure out who really paid. They also tried to charge a referencing fee of £120 for the one new flat mate and I quote “we charge a flat fee for the number of tenants in the property, so £40 each” even though the other two tenants were currently living in the property and had already been referenced. The most shocking rental experience I have ever had. I do not understand how someone could literally be held hostage in a rental agreement all because of a Tenant Act that’s sole purpose is to protect tenants. They created this awful trap because they can no longer charge tenants the exorbitant fees they used to. I am in the process of contacting the relevant ombudsman and am doing everything in my power to expose them. So many more will fall into the same trap I did.

Useless

Useless. No one seems able to help with my simple request after I have leased my apartment with them. They wanted to charge me 120 pounds to change a light bulb! Do not waste your time! Extremely unprofessional. Do not return email or phone call after you have signed their contract.

Avoid at all costs

I am a professional landlord and I have to say this agency are the worst I've ever had the pleasure of dealing with. Firstly they are unable to follow simple instructions with regard to new tenancies. Secondly the hit you with lots of charges without even informing you or making these charges clear upfront. Finally each department is spread all over the place and its very difficult to speak the correct individuals. A nightmare avoid at all cost.

Continual excellent service from Stirling Ackroyd

Continual excellent service from Stirling Ackroyd to manage my property. Recently had an issue in my flat with a leaky radiator pipe, Leanne in the property management team reassured the tenants and had an engineer round before the day was out and I had the invoice immediately from their honest and reliable tradesman. Very hassle free service and removes the many stresses of owning property!

Good first experience

I had a good first experience with Stirling Ackroyd, with Casini in the central office helping me set up an account and booking in a viewing. He was friendly and helpful, while still efficient and knowledgeable in what he was doing. He listened well to our property needs, and was patient during our interaction. Thanks!

Shocking incompetence and unprofessional conduct.

My girlfriend and I found a flat with Stirling Ackroyd almost a month and a half before our move date, we promptly paid the holding deposit, and their absurdly high estate agency fees - £275 each(!), and an arbitrary £130 check-in fee. We thought this was high, and it is, but if it meant securing our flat, then so be it. As the weeks roll by, we keep getting told a tenancy agreement will be ready for us to sign asap - it doesn't materialise. Being organised I prepared all the utility bills, council tax etc for the new address, hired movers etc. With 10 days to go before the move, we get the call explaining the current tenants have decided not to move out yet, that their tenancy ends a full month after our tenancy begins, and, essentially, we have no place to live. Our notices given in at our current places, we're in a real difficult place trying to find somewhere to live - plus the inconvenience of rerouting bills, paying cancellation fees on movers etc. During this whole experience S.A seemed wholly preoccupied with shifting blame, never taking any ownership of the situation, and wouldn't even entertain the idea of re-compensating us, not even a percentage of the costs we incurred with having to put our items in emergency storage, cancel services etc. During this difficult time they were slow to return our calls, if at all, and continued to spam us with text messages, and emails of other properties in spite of us asking to be removed from their mailing lists. Despite being told our holding deposit and fees would be returned immediately, they only arrived back into my account today, a full two weeks. I advise anyone entertaining the idea of entering into a contract with this company to steer clear. We went with another estate agent who blew them out of the water and charged a quarter of their fees.

Dreadful administration, ridiculous fees

I’m going through an absolutely shocking experience right now dealing with the lettings in SW8. As I leave my flat I am being hit with cost after cost from the most unbelievable level of incompetence. How this agency justifies “administration fees” when they have such a poor service is beyond me. No wonder the government is changing the law. Any other service industry you would be entitled to a refund - Stirling Ackroyd just seems to find new ways to suck money out of tenants. Avoid if you can, they are ruthless in finding ways to charge you for things and they are never transparent about it until they are chasing you for it.

Please beware! Expats avoid!

This agency, and the landlords they protect and represent, are extremely unethical. I was shown a different flat than the one that was available because the agency could not obtain keys. Being an expat, I did not know the risks related to this. Upon moving into the flat, it was apparent it had been completely destroyed by the prior tenant. It took 2 months to surrender the tenancy. The only thing worthwhile thing the agency contributed was finding a new tenant and even that itself was a painful process. The agency tried to charge me fees to re-let the flat even though their lack of professional due diligence is what led to the need to surrender in the first place. While I still had possession of the flat, the agency allowed contractors to come in and remove the carpet and replace grout in the bathroom without notifying me beforehand. The contractors left behind a mess that the agency tried to charge me to have cleaned. Further, the check out inventory claimed several of the items that were damaged by the prior tenant, and included in the check in, were my responsibility. I am still battling with them to get my deposit back. I also paid rent for the full month, in accordance with my tenancy agreement, when I only had possession for part of the month. I'm still trying to get the overpaid rent returned to me.Needless to say, please avoid this agency if you can.

Very happy with the visit from Stirling Ackroyd who came to my property to give me an idea on how much the property could sell for and also what I could expect from renting. The two people who came to visit were friendly and gave me good advice. Should I decide to either sell or rent then I will contact them.
