As a property owner, I value ownership and accountability above all else, and Smart Properties HD has consistently demonstrated both. They treat issues as if the properties were their own, acting quickly and responsibly rather than waiting for me to step in. For example, when a leak was reported, they immediately arranged a plumber, kept both me and the tenant informed, and confirmed the repair was completed. On another occasion, when an intruder entered the building, the team responded swiftly, removed the individual, and secured the access to prevent it happening again. Both situations were handled in a timely and professional manner, with clear updates throughout. Their regular inspections, tenant communication, and proactive problem-solving give me confidence that my properties are in safe hands. The management fee is well justified by the peace of mind they provide, especially as I often reside outside the country and need a hands-off solution. I would strongly recommend this agency to any landlord looking for a reliable partner who takes real ownership and delivers accountability at every step.

These people are super amazing, I had been struggling very hard to find a 2 bedroom house to rent and I went to smart properties office, I had not even heard their name before but through my search on on a different agents viewing i decided to walk into this office and enquire. Honestly these smart properties people treated me like I am their own. I have never seen such a reception like this before, there’s this lady I met called ruby and another guy iqra … I just can’t say much all I will say is if we had 2 times of your kindness in this country, here will be the perfect place. Thank you so much and I really appreciate the love and care.

My recent experience with Smart Properties HD was excellent. The customer service was amazing, all the staff went above and beyond to ensure I was taken care of. I mostly dealt with Rumman who displayed a high level of professionalism which I was highly impressed with. Will definitely be coming back to Smart Properties HD for all my property needs.

Avoid WH Brown!

Sold my house through W H Brown and they were the worst estate agent I have ever used. Communication was nil, left messages and they didn’t get back at all. Actually went 5 MONTHS with no contact! Sold my house to first viewer for full asking price so they had very little to do.When I complained to head office, they stated the branch had done nothing wrong! Obviously have low standards. Definitely an estate agent to avoid. No wonder they have a poor reputation

I dealt with the one in Leeds and I must say I regretted! communication was bad and the person I dealt so cold Manager Roxanne ;ignore my calls and I have to call several time to receive an email I had told I would get and when on the phone obviously I was frustrated and I wanted to solve an issue and I asked if I can have someone higher than her and she process to terminate the phone 🥶such a Cold person and a bad customer service ever. I wish I had read the views before I engaged with them, but saying that a lady called Daisy was so polite and kind and professional. They give you a lot of promises and they are after your money guarantee. Avoid

Could not have had better service

Went for a viewing on a bungalow back in the Summer and met a lovely lady called Marina from the Kingsley branch. We didn't like the bungalow but, we did like Marina and we put our house sale in her capable hands. She sold our house within a day I think and everything went really well until 6 weeks later, our buyer lost their buyer. However, about 4 weeks later, our buyer found a new buyer and we all set of again. However, due to solicitors not talking to each other and them being particularly hard to get hold off the last month or so of proceedings was very stressful and just made hard by the solicitors. However, Marina and everyone at William Browns worked so, so, so hard getting solicitors to talk and get things done and eventually, we exchanged and completed last week! The team at Kingsley worked so hard for us and went above and beyond our expectations - Marina was our main contact and I can not speak highly enough of her and would love to thank her for her straight forward talking, her honesty and her absolute dedication when it was actually quite hard work!! Thank you Marina and team ☺️ To have full transparency, the reason I could not give 5 stars was due to the solicitors we used which were recommended by William Browns - they were shocking but that does not detract for the amazing service we received

Diddled me OUT OF MY LIFE SAVINGS!

They are lying, cheating thieves. They diddled me out of a large portion of my life savings. They do not care about the catastrophic effects of their actions on local hard-working families and community members. They only care about enriching themselves at the expense of others. Do not engage with them and do not go anywhere near the absolute scam of modern auctions, which they orchestrate via third parties as an obvious attempt to distance themselves from legal responsibility and liability for malpractice.

I rented a property from smart properties for the last 2 years. My boiler had stopped working so they had sent an engineer out within one hour and he said the boiler could not be fixed so they installed a brand new boiler same day. If I could give more than 5 stars I would give it. also a big thanks to Nicola from the maintenance team. @smart properties.

Avoid this lot like a dose of the clap !

Complete lack of communication and professionalism. Chelmsford branch can’t be bothered picking up their phone in their central Chelmsford branch . Thought I’d use brain and call their other Chelmsford branch . A polite guy answered and explained he couldn’t help but would send my enquiry over to the main branch . Of course , absolutely nothing back . Just plain rude and NOT worthy of myself or yours hard earned cash . Now on the cusp of being homeless so many thanks . If they spent more time on customer care and less on themselves they’d might occasionally pick a phone up or at the very least, email. AVOID as they’re as compassionate and caring as Harold Shipman !

this company are self deluding idiots

this company are self deluding idiots, I reported a fault on the rented property that should be a high priority to get in fix in accordance with the law but four four months it was ignord, then when some one finanly showed up he tried to like about the highgen (I have time stampted photos of the area that poove he was lieing) the the "repair man they insit on sending is a foul mouths arogant and disrispectful idiot who donse extremly slopy work and when he was told to stop swearing at me and talking to me like I'm dog dirt he esculated his aggression towards me complaining to this company about his atrocious the tried to say that I was being rude and abusive yet another lie from this delusian factory, they refuse to recognise that a customer complain about bad and unethical buisness practises is not customers being rude or abusive its totaly legitimate to complaint when they leave a room raining in for SEVEN months! telling them the laws they are breaching is not being rude or abusive it is stating the facts of what the laws says, it is mind boggling that this company is not under criminal investigation for its misconduct

So we had called up about a property

So we had called up about a property, they had said they hadn’t received the keys 3 weeks ago and promised view of the house well finding out today because we have animals and they are not allowed to refuse these without a legal reason, and now refuse to speak to myself I have recorded the calls this is an example of bad customer service

Terrible level of service

We listed our house for sale and we're trapped into a 20 week lock in period. No contact from the agent, only 2 viewings in 3 months. No service whatsoever and then when we try to extricate ourselves their so called termination letter says they would still be entitled to their fee. Shocking service would avoid completely in the future.

If I could give less than one star for…

If I could give less than one star for the penistone branch, I would. We rearranged to view a property. The lady we spoke to in the office was most unhelpful very annoyed because we gave her a few dates for our visit and it was almost as if we were putting her out because she had to contact the vendor to arrange it! when we finally arranged the visit the vendor never turned up so we were stood waiting for an hour. We’ve never once been contacted by the estate agency since to find out how the visit went , so presumably they’re not interested in whether the vendor wants to sell their house or not .Maybe the staff for the Penistone branch could do with a little bit more customer service training, we would never use this estate agent again.

PETERBOROUGH OFFICE. An Estate Agent that can’t be bothered to try and sell our property. The worst estate agent we have ever had the misfortune to use. Cannot follow simple instructions. Us chasing them all the time. Not responding to telephone messages or emails. Absolutely useless in all respects.

Cheated out of £5000. Disgrace.

We have just bought a property from them. We agreed to pay full asking price, cash, immediately, as long as it was a direct sale and did not go through the auction process. On completion, we were charged over £5000 for an Auction and Auctioneers fees which did not happen. I have to take legal action.

"slimeball" Stephen at WHB Unthank Rd

Stephen at WHB Unthank Rd, Norwich, is slimy, dishonest, unprofessional, unpleasant, rude and all around the epitome of why estate agents are detested.Every single dealing with Stephen Creed was horrible. He made the experience of buying the house with them so deeply unpleasant i wish we had not engaged with them.Stephen - buying a house for the first time is a big deal for people. They don't need a greasy slimeball of a used car salesman type absolutely polluting every single interaction with his poor communication. Just be polite and friendly, it's not difficult, you're not personally invested, so don't be petulent, rude, and combative!Whether it was emails or phone calls, you were utterly appalling at your job. I guess that goes with the territory of being an estate agent - nobody wants you, but we're stuck with you and you know it, so you don't give a damn about doing a good job.I'm sorry for the other people who have to work with Stephen. I can't imagine he's popular in the office if his conduct with clients is anything to go by. if you're thinking of selling you do not want this Wormwood trying to sell your home as he will absolutely represent you in the worst possible light.

Zero effort, zero care

We entered a contract with Northampton branch, Bridge Street, around start of April and immediately after it seems all the team left and a new one came in. After a long time with no information about the process, we had to chase them to be told about the new team and how they were getting their bearings still. We ended up getting an offer and accepted it around August and since then had to continuously chase them to get any updates. Finally exchanged in December. After all the process was completed through solicitors WHB remembered they were missing a fee payment and then decided to actually communicate with us. Funnily enough, until then it was always us going after them. Horrible communication, no care for sellers. Do not recommend at all. Honestly, they made a lot of money with zero effort and zero care.

Not as good as they used to be

Whenever I write a review, most of which incidentally are positive, I try to paint a fair picture. I can be impatient, I know, but there is a lot at stake when buying or selling a propertyI’d start by saying that my first experience with WHB Doncaster was almost 2 years ago. That experience was, I’d have to say, a much more positive experience than my recent one. What has changed over those 2 years?When I first decided to use WHB this time around, first impressions were good - a point I made in an earlier review. However, once the selling process was under way, it was clear to me that either as a result of reduced staffing levels or a change in leadership or structure, communication was not a patch on the 2022 experience. I sold my house very quickly so my comments here are not out of bitterness but just as a ‘heads up’ to potential sellers and buyers. From the photos being taken, I did the viewing, met the EPC agent, met the surveyor acting on behalf the buyer and took the keys into the office. I asked very little of WHB other than to keep me informed of developments. Whenever I phoned the sales line to speak to someone, usually to chase something up, I could be up to 7/8 minutes waiting for a reply with no option to leave a message. It was frustrating enough for me but, if I was prospective buyer, it could have been potentially much worse. I did make this point in one such call when I believe I was talking to someone reasonably senior in the organisation.I was also disappointed when receiving my closing invoice from my solicitor that an additional £55 had been levied onto my bill for anti money laundering checks by WHB even though I’d been assured at the outset that the fixed sale rate I’d agreed at the onset was fully inclusive. When I phoned WHB to challenge this - I received an apology but interestingly, no refund for this amount.To conclude, WHB clearly have a good reputation - well at least for now. My advice to anyone shopping around would be - to shop around. The staff in the office do work incredibly hard; of them I have no criticism but standards and communication, from my experience, have slipped
