I’ve recently had to sell my family home with Ryder and Dutton and Emma Owen at the Colne Valley Branch has been absolutely amazing throughout the whole process. Emma has kept myself up to date on a weekly basis of any potential buyers and since accepting an offer she has gone above and beyond to keep me informed and updated on the progress of the sale. Leanne met my friend and I at a property for a viewing and immediately put us both at ease. She was friendly and approachable, and was not pushy at all which I really appreciated. Leanne was honest about the house and was helpful when it came to discussing the potential of the house and changes that could be made. She was very easy to speak to, seemed to have a good rapport with the owner and generally made the viewing very easy and comfortable.

Leanne & Emma are a great team at the Ryder & Dutton Colne Valley Branch in Linthwaite. Leanne gave by far the best presentation when we met with three Agents to select one to sell our property and then produced excellent sales details. Even though R&Dutton were slightly more expensive than the other Agents interviewed we were in no doubt that they were the right choice. The property sold within 24 hours for the asking price (which was pitched at the maximum level recommended by the 3 Agents interviewed). Then we were handed over to Emma who guided us through the remainder of the sales process - she was excellent at calming me down when I got a bit 'excited' over delays caused by buyers at the other end of our chain of four. In the end, although it took about 4 months in total it all 'hung together' and Emma was great at interfacing with our buyer. A great job Leanne & Emma - thank you very much indeed.

I cannot recommend Ryder & Dutton enough. From the start of the process Leanne talked me through their package which explained everything as well as the expected costs. With Leanne knowing the area so well I believe also helped with the advertisement of my property and the quick sale Emma has been amazing, she has kept me up to date throughout the sale of my property and was always available for any questions that I had. The duo of Emma Shepherdson and Leanne Randall at the Ryder & Dutton office in Linthwaite has been a mighty one and combined will go down in estate agent folklore as a Batman & Robin-esq partnership being everyday heroes to buyer and vendor alike. As a buyer it's a big decision and commitment purchasing a property, it can be stressful as there is lots of unknown to deal with but conversing and liaising with them their empathy, knowledge and ability came shinning through. Both Leanne and Emma have been exceptional in offering a professional service and support to assist from showing us the property to the day to day progress and flow of that important process and purchase. Their standards are very high, their comms and proactiveness second to none and you really feel they care, which is a powerful draw for any potential buyer or seller in what is a competitive market. I have just sold my house with the Linthwaite branch of Ryder & Dutton and I wanted to share what a great experience it was. A huge thanks to Leanne and Emma for their enthusiasm, professionalism and ease to deal with. The most important trait in an estate agent is that they are able to replicate the enjoyment an owner has for their home when they are selling it to future buyers and Leanne had this to a tee. Emma too was always enthusiastic when I spoke with her and although you may say it goes without saying but in my experience of ringing estate agents offices you often times feel like a nuisance for ringing. Nothing could be further from the truth with Emma and together we were able to negotiate a £40k increase on the initial offer before accepting full asking price, bearing in mind the house had only been on the market for two weeks. I wouldn't hesitate in recommending Leanne and Emma as representatives of R&D for future sellers

James Sibthorp, the agent overseeing our sale, offered excellent advice, kept us up to date with every development and fully supported us with our sale and ongoing purchase. Leanne came to value and list our house initially, Nicole dealt with the prompt sale before heading off for maternity leave. I lost count how many viewings we had in such a short time (thank you to Kim who did the majority of them). After our personal situation changed the house was taken off the market and relisted a few months later. Nichola took over the sale at this point and was particularly good at keeping us informed of the progress. We decided to take the house off the market yet again! For this reason alone I cannot commend the staff enough! At all times they were friendly, helpful and professional and never made us feel we were being a nuisance! There have been significant delays caused by a very unresponsive convenyancer, but Nichola has been the best advocate we could have asked for and I doubt we would have reached completion in this chain without an estate agent that was willing to make many extra phone calls and emails to make it happen for us. I called into the linthwaite office as I was buying a house in the village with another agent but I didn't find them to be very helpful. I wanted information on surveys, spoke to Leanne and Emma who were really helpful and told me about all the different surveys available. They also suggested a local solicitors and arranged that- as a first time buyer I was feeling confused and they offered great advise.
