Tomorrow is the completion date for the sale of my property in Golcar. Charlotte and Leanne deserve a glass of champagne, or maybe a bottle. The sale was handled professionally, competently and despite Covid19, rapidly. All communication was first class and timely and it was genuinely a pleasure doing business with these two professionals. This is in stark contrast to an earlier experience with another estate agent over a different property. We started looking for a property to purchase in Linthwaite as lockdown was easing. I saw the board outside Gillroyd Lane and called the office to arrange a viewing, Leanne was very friendly and arranged to meet us the same day. We loved the property and put in an offer immediately, Leanne negotiated the price with myself and the vendor until we reached an agreement. The process moved smoothly and whenever I called the office Charlotte responded quickly to any queries. I viewed twice more before completion and Leanne was very accommodating with times. I have used Ryder & Dutton for over 15 years where for most of that they have managed my rental property. Not quite sure how they managed to put up with all of my dissorganisation and my many requests for information they already supplied, and not once did they moan or say 'we've already supplied that'. Fair play to them for that. More recently they've worked tirelessly to sell my property which is now in its final stages of the sale going through. Charlotte has been amazing through the entire process and I cannot recommend her or Ryder & Dutton enough. :)

We initially approached a number of estate agents when we decided to place our house up for sale. Leanne & Emma are a great team at the Ryder & Dutton Colne Valley Branch in Linthwaite. Leanne gave by far the best presentation when we met with three Agents to select one to sell our property and then produced excellent sales details. Even though R&Dutton were slightly more expensive than the other Agents interviewed we were in no doubt that they were the right choice. The property sold within 24 hours for the asking price (which was pitched at the maximum level recommended by the 3 Agents interviewed). Then we were handed over to Emma who guided us through the remainder of the sales process - she was excellent at calming me down when I got a bit 'excited' over delays caused by buyers at the other end of our chain of four. In the end, although it took about 4 months in total it all 'hung together' and Emma was great at interfacing with our buyer. A great job Leanne & Emma - thank you very much indeed.

The duo of Emma Shepherdson and Leanne Randall at the Ryder & Dutton office in Linthwaite has been a mighty one and combined will go down in estate agent folklore as a Batman & Robin-esq partnership being everyday heroes to buyer and vendor alike. As a buyer it's a big decision and commitment purchasing a property, it can be stressful as there is lots of unknown to deal with but conversing and liaising with them their empathy, knowledge and ability came shinning through. Both Leanne and Emma have been exceptional in offering a professional service and support to assist from showing us the property to the day to day progress and flow of that important process and purchase. I have just sold my house with the Linthwaite branch of Ryder & Dutton and I wanted to share what a great experience it was. A huge thanks to Leanne and Emma for their enthusiasm, professionalism and ease to deal with. The most important trait in an estate agent is that they are able to replicate the enjoyment an owner has for their home when they are selling it to future buyers and Leanne had this to a tee. Emma too was always enthusiastic when I spoke with her and although you may say it goes without saying but in my experience of ringing estate agents offices you often times feel like a nuisance for ringing. Nothing could be further from the truth with Emma and together we were able to negotiate a £40k increase on the initial offer before accepting full asking price, bearing in mind the house had only been on the market for two weeks. I wouldn't hesitate in recommending Leanne and Emma as representatives of R&D for future sellers

Leanne came to value and list our house initially, Nicole dealt with the prompt sale before heading off for maternity leave. I lost count how many viewings we had in such a short time (thank you to Kim who did the majority of them). After our personal situation changed the house was taken off the market and relisted a few months later. Nichola took over the sale at this point and was particularly good at keeping us informed of the progress. We decided to take the house off the market yet again! For this reason alone I cannot commend the staff enough! At all times they were friendly, helpful and professional and never made us feel we were being a nuisance!
